For landed, go for freehold. For condo, most leasehold projects makes more than freehold but of course there are exceptions. Also note on the level of entry for leedon Resi.

I'm staying at St georges lane BTO, MOP this year. Wanted to buy condo around the area but condos around here really cui. Maybe 8 riversuites will get alot of sales this year because residents of St georges really love staying in Boonkeng. As for noise level, if your unit is facing away from main road then its pretty much silent even if windows opened.

I use to stay at boon keng at mcnair BTO, wanted to upgrade and try to stay within my area, but i see all the performance of the boutique project there, just cui. So i just buy Parc Clematis. When i saw developer launch price for this condo at $2500, i just lol.

You are right about buying big projects than smaller projects. When comes to estate repainting.bigger projects have deeper sinking funds. I used to own a small project. When comes to repainting. Residents hv to top up sinking fund classified as special levies.

This location, i super familar. Damn lousy to be honest.From Sec days till now, at least 25yrs, the traffic damn cui,never improved.always jam like crazy during peak hrs, 5-7pm, u try going home,after work or sch.. The Mrt is damn far, more than 7mins..when it rain, cui. No shelter at all..Anyone can try to walk..u will understand. Even after redevelop, behind block is HDB lo. Pay 3mil to 5.6mil for such size n location..might as well,buy Landed. Overall scored for this peoject at 2.6k/psf, i give 2.5 nia. No unique selling point at all.

i really don't like this location lei, very luan (and it's not just the busy sgoon road lei). Chui residences ah? What can i say, the developer really chose a very suitable name for it (unintentionally, i hope!) LOL eh, eh, Eric, ask you ah. the agent who take selfie with u at the beginning, she still your fan or not ? :) :) U hit the nail on the head at the end... i don't call this area boon keng, i call it moonstone area. even the houses here also not so nice compare to sennet estate at PP side.. your rating is "sei sei sei" ah.. steady la.. dun worry la i think this project nobody will call any agent

Seriously this era in small island like Singapore . A lots of good development from reputable developers like seaside residences facing ECP, Penrose facing PIE , Clavon facing AYE are selling hot cakes and some facing main road or highway can profit even higher than those facing pool or premier facing due to lower quantum . So long your windows is shut there won’t be any noise at all unless u sit at the balcony whole day else is really not an issue facing main road . Saying from my personal experience as my current condo facing busy main road there is no single noise unless window open .. developer will sound proofing and choose thicker glass windows and balcony door for those facing highway or main road. You are just over exaggerating 😂

Yes, windows shut will not have noise. But, many people want to open their windows to ventilate the house and not have too much noise. I will agree with you that the noise can always be accustomed to after staying there for a few months. New buyers however, may not be able to envision this
