I'm Tim Gibson and I made this channel because I've seen a lot of people moving to North Georgia wanting to live in beautiful cities like Dahlonega, Dawsonville, and Cumming. The North Georgia area offers plenty of great real estate and living accommodations and I wanted to create a channel to equip you with the best, and most up to date information as you are considering living in North Georgia. I hope that you will understand what living in North Georgia will be like from my perspective as a local resident and real estate agent, so you make the right decision for you.

Tim Gibson is a licensed REALTOR® who has a unique love for building relationships and helping people achieve their goals. He graduated magna cum laude from Liberty University with a degree in business administration with an emphasis on marketing. He and his wife Natalie live in Dahlonega, GA, with their daughter and two sons.
Originally from Jacksonville, FL, Tim moved to the Atlanta area in 1999 to pursue a career in the music industry. During his time writing and performing, Tim began seeking business opportunities in other industries. This journey led him into real estate investment, which increased his knowledge of property value and fueled his desire to become a REALTOR®. In 20+ years, Tim has seen firsthand the growth and transformation of North Georgia. He possesses a unique understanding of the area, spanning from Forsyth County to the Blue Ridge Mountains.
Prior to entering real estate full time, Tim excelled in various marketing roles, including digital marketing, social media marketing, graphic design, and web design. Beautiful little town! Lots to do. Gold panning, country/bluegrass music. Nature, lakes, boating, fishing, moonshine, weed, 😅 just like back home.😊

I lived in Dahlonega from 90-92 on Duffy Grizzle Rd. Loved my time in the mountains and walking the AT. Popular hangout was the Valley Sportsman....now closed. I bought all my archery equipment from them. Troy was one of the sons. Can't remember the owners names but they were all great people. Make sure you wave when passing others! I used the commissary CFDM for grocery shopping.

I wil be visiting Dahlonega at the end of June. I too, am concerned about the weather. Weather sites on the internet, show quite a bit of rain potential historically. As someone who knows, is it really likely that we will be ruined in all day?

I’ve lived in Dahlonega since 2002. Amazing to see the growth…. It’s a good/bad thing. The college is an advantage because it brings vitality into the community. As for the tourists…. Great to have money wise but I leave on those weekends. I’m surprised you did not mention the wine community, bicycling, motorcycling or access to Lake Lanier. Talk about an explosion of growth. If you plan to move here the real estate is out of control but if you can afford to live here it’s a pretty cool place. Sadly as the population grows it will turn into another crappy city. I am already seeing it. All in all you can’t beat it. Thanks for the videos.

The attitude of the locals there is very similar to that in many rural counties, like my own, Madison County, north of Athens; no outsiders, no development, no city-slickers from Atlanta, no public office for anyone whose family hasn't lived there for many generations so don't bother to run for local office. That was 15 years ago when I first moved to Madison County from Atlanta. Things are finally changing now, fresh faces, demand for better internet, an Ingles grocery store, and a newly minted comprehensive land use plan with business/industrial development areas designated; water/sewer is the only obstacle in the way of development. It's difficult to balance the pastoral with convenience and please everyone.

bad internet is a deal breaker for me. My local Walmart has great organic produce and much better prices than kroger (old, not that clean , tends to have past dated food) or especially Publix.

I've been living in Blairsville for 20 years. It was a small sleepy town then. Over the past five years it has turned into a nightmare. The old two-lane roads cannot handle the huge influx of summer only people. The traffic is now unbearable. Rush around city drivers do not mix with slow driving natives. It is demolition derby in the summer. Year- round living has also exploded and turning leaves time which is so beautiful. Nothing is really fun anymore because of the mass of people. So, I'm thinking of moving to another off the road slow moving town if one even exists anymore.

I can sympathize with the people complaining about the university expanding- KSU is doing the same thing in Kennesaw.

I live in Dahlonega, the grocery store thing is true, very inconvenient . the internet service is windstream and it is AWFUL. the college and Roberta Green have taken over the town. However...I LOVE DAHLONEGA and wouldnt want to live anywhere else. nicest people in the country live here.

I remember Green's Department Store. My wife and I would visit the store and carry items in the store. The employees were notorious for following people to see if they were shoplifting. We would leave the items on different shelves when they weren't looking and watch their reactions. Hilarious times back in 90-92 timeframe.

Saw a 'Publix coming soon' sign at the end of 400 next to Home Depot. Oct '23 when seen.

Well… Flarda boy turned into a peach. I’m a peach turned into a Flarda boy 😝 My first wife and I lived in Dahlonega along with Murrayville for quite a few years. Her great grandfather had a small grocery store there until he got into his late 90’s. Nix grocery. Right on the square. The old colonial house was right behind it. My first son was his 5th generation. Loved it there but had to travel sooooo far for work in the metro. Now retired in Flarda. But I have dreams of returning there in the future. Just wayyyyyy outside on 5-10 acres in the middle of nowhere.

Hi Tim, I appreciate the information you shared. Could you tell us a little bit about how the weather is like during the summer and winter, if there is flood risks in the area or natural disaster prone? We're a family from Anchorage, AK who will most likely be making a move down to Georgia by the end of this summer (2023). We're currently in the hunt for mountain towns to live at in the northeast area close to all the mountains. We're big on nature who don't like the big city feel so as "natural and small as possible" the better for us. I'm also looking at schools for my daughter in the Marietta/Alpharetta and want our home to be at a reasonably close proximity. I'm really liking what I've runned into about Dahlonega so far, I'm wondering if you know of any other mountain towns with a small town feel (though not too small). Thanks again, Tim!

I was in the Army, and lived there, Rockhouse Road, from 1990-2005. Til my nasty divorce. And actually kinda love the place, but haven't been there much since. And REALLY loved going up to Suches and catching those trout 😁great video. & Back the we really could care less there wasn't any internet service

I come up every summer from Florida, and the weather here is a dream compared to that. I would not buy a place in Dahlonega. Dawsonville GA has more affordable homes, and a more country vibe for sure.

No grocery, little to no food delivery, not uber/ride share, no modern car wash, poor city traffic planning, AAA is non-existent, tourist traffic get annoying, and dont forget the fall influx of cider swilling, apple picking, leaf lookers. In spite of all that, i wish i had moved here years ago.

It has slowed down a bit due to the recent increases in mortgage interest rates.
