Another recommendation would be to have a structural engineer look at the project . I am glad you found the damage. Many people do DIY to their home without disclosing what they did.

9” LVLs are quite common. You could’ve tripled up an LVL for a fraction of the cost. Thats what we use for all of our load bearing beams

Honestly, how did the framing pass inspection the first time around? Builders and carpenters build things outside spec and walk away, leaving the customer to then have to deal with the possible future issue(s). Awful. Thanks for correcting the issue…

I strongly agree with your comment my friend! I’m not sure why this passed inspection after the new built and how this was not caught by the inspector I hired. This should bring awareness to new home buyers to always make sure they hire a reputable inspector not just cause they were recommended by their realtor. Also make sure you check the walls for bulging and uneven drywall corners and joints. I’m so mad at myself for not catching this, it was an easy find, that I overlooked 😞, I’m just glad all is fixed and I’m ready to move on to the next project which is the bathrooms. 👍🏽

If the previous home owner did not pull permits it would never be inspected. Sometimes homeowners are told they don't need a permit or they don't want to get one. Permits insure the work will be done to code.

Good job replacing that beam, but I'm curious as to why you chose to go the custom route. Did you consider using a Flitch beam? A Flitch beam made of 2x10's and 3/8" plate steel would be less than 1/2 the cost.

Hi! Great comment! We don't want to add unnecessary weight to the structure of our home being in the middle floor, If we were starting with a new build fresh from the ground yes that would be ok to use but not in this case. It would be more challenging to brace wood studs to it being steel.
