Sean, another quick tip... I use the trifold memory foam mattress mats instead of the rollaway. Two reasons...I can put two together to make a king for two people and they fit anywhere and can be moved out of the way super easy when not in use. The only down side is they are one the floor but so far no one has minded and they are super comfortable! Love all of your tips and info!

@SA we have come across long term guests staying for business, (no parties) 2 beds and one pull out couch but with an extra roll away we can accommodate four. I can see how upping the cost is more fruitful their company is paying for it anyways

Sean, we have 3 homes on the beach in British Columbia. We have 180’ of beach front. We are putting a true salt-water hot tub on the beach. (Viz. it fills with sea-water - its pretty cool). Should we restrict the use of the hot tub to 1 unit, or should we advertise it as open for all to use?

I realise that you tend to focus on the US market and US guests, but do you know if all these things are applicable for airbnbs in other countries? I feel that guest requirements will somewhat be country specific and driven by the mindset and expectations of the guests specific to that country. My airbnbs are in Istanbul and although a lot of your tips can be generalised and used, do you have any tips related to more European or Middle Eastern guests? Hi Sean. Have you any suggestions on how to correct a situation of barking/whining dogs without triggering the renters to be defensive? We offer dog-centric vacations to fund our pet rescue. People think because we're dog-friendly that they can just leave dogs in the homes to bark. We don't mind a bit of barking, but it can't be enough to bother (reasonable) neighbors. When we have to ask renters to stay with or get their dog, there is usually a 2+ hour delay before they acknowledge the messages and then they usually aren't very nice from then on (including in their review of the property). Any suggestions are appreciated. Thank you!

Thanks for another amazing video. I added every item in my cart. New to hosting and I was wondering do u use duvet covers or quilts? I heard duvet covers with the comforter are more of a pain because u need to iron etc. With the quilt u just make the bed and it’s done.

No, he means everything someone might need to prepare food, I have had guests that bake bread for example, so even mixing bowls, baking soda/powder, salt, measuring spoons, pans etc.

I am investing in 4-5 bedroom home in Katy soon (A really nice suburb area near houston)and was trying to decide if it will be worth it to provide accessibility needs such as a ramp up to the front door, wide entryways, an adjustable bed, a wheel in shower, etc. What do you think? Would it be worth it for another 5-10k for all of those accessibility needs or is this more price advantageous for smaller units?

Post Covid I’ve raised my rates over $100 a night and I’m booked solid every weekend till December. I’m adding a queen sofa bed at the end of the month. It then goes from six heads to eight heads. I’m then listing at $300 a night for 8 people. That’s just $37.50 person. Very affordable. Do you think I’m short changing myself?
