Today we begin looking at our next Pattaya Condo, which may actually be a house. With all of what we've seen in the last year, a house may be more advantageous right now, so begin by looking at the lower priced portion of the housing market to get a baseline. We will continue in future episodes working up the price scale and learn what we can along the way in search of the best location and value. We also get haircuts. Enjoy the Ride!

My experiences with renting/living in Thailand: 1. Find out where the nearest temple is. Try to be as far away as possible from that. Too much noise. 2. If possible, rent a house in a gated community which forbids dogs, or at least requires dogs to be on a leash. 3. Try to stay away from a low rent place that is affordable to Thais. Living next door to Thais will drive you crazy with all the loud music and festivities that's always going on, like weddings (3 days of karaoke that usually starts at 6 in the morning), birthdays, etc. Also, the typical Thai family has at least 3 dogs that like to defend their property from other dogs and people. 4. If possible try to find a house that's been built and designed by a european/american. A house designed by a Thai is not logical and usually has some crazy design decisions and sloppy craftmanship. 5. You want some space between you and your neighbors. You don't want to sit and look at them eating, and vice versa. You also want some space so you just don't sit and stare at a concrete wall. 6. Stay away from 2 or 3-story houses. The stairs will kill you, maybe fairly quick if you are very drunk. 7. Try to find a house at the end of a dead end street, young men on loud motorbikes driving through will otherwise drive you crazy. These are my thoughts. Maybe too much emphasis on noise, but Thailand is a noisy land, and if you like me grew up in a rural quiet area, the noise will sometimes drive you crazy. My guess is that it is hard to find a decent house with a a lawn for under 20 000 THB in or around Pattaya. Bang Sare/Sattahip is more affordable and not too far from Pattayas shopping, I lived in Bang Sare for 3 years. U-Tapao airport will also start more international flights and there will be a fast train to Bangkok/Rayong/U-Tapao. We currently rent a 3-bedroom house on a 1 rai lot for 6 500 THB a month, but that's just outside Kanchanaburi :). We are building our own house on a separate lot we own and will move into that in about 2 months. I know of another 3-bedroom house on an 8 rai lot with your own fishing pond you can rent for 10 000 THB a month. So there are possibilities if you are willing to leave the Pattaya region.

Buying a house sound like a good idea, my suggestion is to buy something with, say, an extra 7 - 8 bedrooms so that is plenty of room for your subscribers to stay when we come over just to say "hi". Heck V loves cooking so I see it as a win win. Seriously though having your own house is a nice feeling and V will love it, plus, it's not a bad time to be buying.

One thing to keep in mind when looking at ground level in Pattaya, FLOODING! Not often, but when it happens it can be a massive issue.

Agree that a house is a viable option relative to a condo in Thailand. Pools and gyms are nice amenities to have but when you're back to traveling, you won't be able to use much anyway. Getting maintenance performed and lack of security (while you're away) are other considerations. Looking forward to the series!

I think you're making a very smart move. You can always visit one of your many friends that live in a condo to hang out and use their condo pool, amenities if you want.

I'm really looking forward to this series. I've always considered myself more of a house guy than and apartment/condo dweller, but your current condo is sweet. Amenities will come back. I was with a friend on his house search in Chiang Mai and as a not so early riser, beware of roosters who start their screeching at the crack of dawn.

the 10k townhouse in this video would be the best choice in terms of furnishings and location. If you don't like to climb stairs, then the 9k house will be the one to get.

Always a pleasure... it would be nice to see some of the "exceptionally priced fire-sale giveaways" as well. People are reluctant to lower the price... until the place has been empty too long and the economy gets tougher... then reason sets in and the prices drop.

I'll be moving into Grand Ave on Tuesday! But just for a month! A house definitely makes sense...especially if you can find one with a pool - that you can actaully use!

Good Idea to look at more options. Opposite locations both with quiet locations. In your Condo search you put in a lot of hard work. It is good that Vee is stepping up to be a big help with this search. What good are the amenities if you can use them ( zero) ! Upstairs tends to be hotter as heat rises and Thai's are not up on the use of insulation. Consider prevailing winds as no breeze/ wind = hotter. The Townhouse had ample room for bikes inside. Water tank is a good hedge against calamities. Check out the drainage situation. Will be anxiously looking forward to each of the following search vlogs.👍👍👍 Security Gate on #2 was better than flimsy fence in #3. I know you will make a list of the pros & cons on each unit & In the end make the best choice.

The other thing about buying a bunch of furnishings is what to do with them at the end of your rental period. If you get good stuff, then you lock yourself into unfurnished places for future rentals.

I'm quite excited to see your house hunting series. I know this was the 'bottom end' but certainly not for me just on fixtures & fittings alone but different strokes for different folks and tbf for the prices asked they're decent enough. When the lady hit's 50 we're looking to semi-retire to Thailand but recent events have very much swayed us towards having a house/ villa with it's own pool rather than a condo. We've seen some beautiful condos around Thailand but as you said when you can't make use of those facilities it becomes much more a of a box. Neither of us drive but still we would probably go for a villa and just pay the extra transport costs to have the safety that if something like we're living through right now re emerges then we'd have our own outside space to bbq and relax in the pool. Like you we're not writing off condo's but villas have become a LOT more appealing even if we have to sacrifice location a bit if that's what it takes within our budget. Just as an aside I just noticed that ive ben unsubbed to the channel. YT just rolled out an update and this always tends to happen when they do ( imho 'accidentally on purpose') but it might be worth checking your sub count over the next week or so and maybe just referencing it in your next video if need be.

Looking forward to this series. When I lived in Bangkok in my 20s, I had a cheap apartment and continued to stay there even when I could afford to upgrade to a condo as I was always out and single and the apartment was enough space for me. Now I'm thinking about my retirement (still fifteen years to go) and I think I would prefer a bit more space and amenities than a studio flat, lol.

I like the Wide Variety of different subjects u cover on Thailand ..This will be a interesting 3 to 4 months seeing what u 2 come up with ..I like ur first house actually 9k THB a month ..fully Set up ...looks like a pool too ...Wish i could be there ..

So many options between condos and houses, and the price ranges could easily spend $200 or $800 a month.. can't wait to see your higher end properties.. keep up the good work brother

My partner's house is not connected to the main sewer. Beware of having a septic tank to empty/not flush toilet paper. Also there are dogs barking day and night. Each house seems to have a guard dog, plus soi dogs. Regular water outages as well.

We had the same dilemma, of course my wife wanted a house in Hua Hin, and i wanted the condo……i think this may be the only debate I’ve ever won……..we bought the condo and absolutely love it……..great video as always Lucas!

One of the best things about Thailand is the choice and low price of accomodation, something for everyone's needs and budget. Sure Vee will find you something suitable:-) I've learnt to cut my own hair during the lockdown with the hair clippers. Good luck with the house search.

Tip.....if buying/renting a house on a soi around Pattaya....find out which soi,s flood when it rains!

Electric bills for running AC in those house can be huge. A Thai buddy in Bangkok, his wife and two adult kids sleep in one small downstairs room with an AC, otherwise they leave if off. The upstairs bedrooms are used for storage. The kitchen to these house are usually located outside the house, under cover of course. The other problem with a house is cat burglars. They can scale those fences, no problemo. My buddy has gotten hit several times. They come at night while you are sleeping and you only know they were there when your wallet and other stuff is missing in the morning. This may be a Bangkok big city problem with houses on the sois.

Having watched your previous videos on condos this should be interesting. I like how you've been noting heat or space for cars and motorbikes in these locations. Please build a list at the end that gives the "things" your are looking for. Kind of a numbering system from before. It bring this process into focus for us. Great episode Lucas, really looking forward to this series. I'll be retiring in about 5 years and moving to Thailand with my wife. We currently pay $1,800.00 a month and it looks like you can get really nice places for under $300.00, looking forward to that!

My Qs are: I understand completely your feeling about covid closing all your condo amenities. However, a thai house(affordable) comes with no amenities to begin with. Why change? 2.Almost all your videos, which are great, focus on location, location. It seems that thai houses are not near anything...especially beaches gathering "streets", shopping etc. Why change, then?

Yes location will remain important but relative at that same time in Central Pattaya. Two of these houses were located actually closer to many places I frequent so it just depends, but small difference anyway as long as you are in town.

Haha, yeah I'm not a fan of physical security so much, I think there is always a way in. Deterrence systems such as cameras and alarms are probably much more in style now days.

Wow 9,000 baht still expensive for that quality of house, but it is Pattaya. For sure better value outside of Pattaya. This should be interesting.

I think you’ll find issues with mosquitoes in the first couple places you went to, or any places where you live on the ground level. Where you guys are now, higher up in a nice set of buildings that’s been built up with all the amenities, I think you’re in a very comfortable spot. But on the other hand, a one story house will be convenient for parking your bikes and entry/exit from the house. Keep looking 😂

You make a great point about the pro of a condo is the amenities and not being able to enjoy them....rental prices have really dropped just in the last 2 weeks....you are going to get a helluva bargain

I would prefer a detached house .Even if just 2 meters space on each side .I dont want to be listening to the neighbors THAI Soaps on TV. Seeing as your not short of a few bob /dollars /Baht you should be going for a gated community with communal pool and lawns etc .Another advantage of a house is that you can keep animals if that is your thing .Beware of constantly barking dogs though in a neighbors house .I got caught once with that .

Lucas and Vee I think this might be a good option. As someone else said, security when your on your trips may be an issue. But compared to a condo this might be better - Pool Villa?

I hear you when it comes to amenities that we can not use at this time. Here in BKK, the pool, fitness, sauna, snooker, ping pong and golf room in my condo have been closed, opened, closed, open and re-closed for this past 18 months. Total bullshit not based on any science. BUT, the one amenity that remains constant is a platoon worth of cleaning staff, maintenance, front desk and security. You won't have any of that if you rent a house.

That's why I escaped from Bangkok in the middle of the night to Koh sumui. Everything open. My body loves the steam room and pool and jacuzzi. Beaches and restaurants open. Normal. Be here until Bangkok fully opens. Pool...maybe 3 or 4 months

Advice. Check out the bed thoroughly. Water pressure and water heater. Some only give 10 minutes of hot water. You may want a real oven if you like baking or cooking western foods. Two floors means hot n hotter areas. I think a washer is needed. Dryer would be nice. Close to restaurants, markets, fun places, beach, etc. i look for tennis courts, exercise room and good pool without lots of kids. Everything has a cost but the prices are so low. Treat yourself well while you are overseas. In USA the prices are

KUDOS for share, video and insights! As usual, your logic and research are very good, and as you say, Vee is into it more and it does seem to be a good fit and savings indeed. Like the parking and other options a house offers, and would prefer bungalow for no stairs, and cooler sleeping. All the BEST to both of you, and I am sure your choices will be great! Cheers! :)

Its hot upstairs now because the windows were not open and the hot air inside was not vented out. Besides if you stay in the house, you will have aircon, so no worries. And most of the daytime, you will be out anyways.

The 3rd house in the video at 10,000 B seems really good value and a quite a nice place. Yes. the 2nd floor will be hotter the the 1st floor naturally.With air conditioning that shouldn't be a problem. I've said all along that houses are much better than condos. More space , privacy, storage and the ability to have pets or have a hobby. As you said, there's no point in paying for a gym or swimming pool if they are closed !

For me the condos with 24h security is important And also a nice garage is a + Swimming pool will soon open up again I think

You can get housing 'villages' with security and houses with pools....

Top floor in condo buildings is always hotter. That's the same effect in town houses unless there's an attick above to insulate the top floor.

Two issues for me with regards to a house in Pattaya - flooding and security (whilst you're away especially).

i have tried Condos. Never again. I dont like the noise from other people. There are so many houses to rent nowadays, and as you know you can get a great house for a small price. You should be able to find a very modern, 2 bed, 2 bath house, fully furnished, in a gated community for under 12k a month. I would not go for a town house. Neighbour noise. Get a detached single storey house. You wont regret it

I’ve seen similar design houses by the canal at sukhumvit in Bangkok, they’re nice but I think the electricity and water bills are gonna be more expensive than the condo’s plus the security of the building.🤔🤷🏼‍♂️

A friend bought a house. There's NO breeze! It's scorching hot outside and no point even installing mosquito screens. So keep the breeze in mind when you look at houses. The ability to keep the AC off at least during the day is worth something. And an outside space with a roof over. I would consider space to hang a hammock, both outside and inside. You could use a hammock instead of a bed for and extra bed for guests too. As for the open pool... Tucked away very small condos may have open pools too. Similar number of potential users to that communal pool, I would guess. Pool villas have open pools, after all. The point is separation of people. Chlorine will kill virus, so it's what happens above the water surface that's important. Private beaches with few enough users may be open or sort of open too. Let's say a beach side villa.

Something to keep in mind..Here in the U.S. even AFTER 8 months of having the second vaccination available we are unfortunately still dealing with closings.. so maybe having your own pool, gym, etc available would be worthy..

The water tank isn't just to cover for outages. The water pressure in the pipes in the ground is not very high, and you're not allowed to attach a pump directly to the ground pipes, so you have a tank connected to the ground pipe, and pump from the tank to get enough water pressure upstairs for things like showers.

Makes sense, the last property the lady was showing off a new water pump, I guess that provides good water pressure so a key selling point. 👍

As another Grand Avenue Condominiums resident, I certainly share your frustrations about having great amenities that can rarely be used. Was thinking about a house someday too. Timely video.

Plus I find all the new security measure a bit cumbersome, and the fire alarms going off every day, in my building at least. One of the alarms is right outside my door, I just about jump out of my chair every time it goes off 🤣🤣

not only is rent cheaper on a house but the electricity per unit also, condos load the unit price on electric and water
