@ I’m on premium and getting these ads they are talking about. So, premium does stop the auto generated ads that people buy but these guys have found a work around to still force an ad. Normally, without premium, it would cut the video and time stamp it and insert a random (or targeted) ad, then go back to the content the channel is putting out. Here, these people are editing their videos and putting their own ads into the video that you watch. So KZbin isn’t cutting the program to switch to an ad- it’s built in. And people are upset because they pay good money to not listen to ads and they are shoving it down our throats with their tactics.

Yes, you need to run numbers again. You will be surprised with the results. Make sure to factor in the ability to invest more after paying off mortgage and interest saved by paying it off early. Over 30 year period, your wealth is very similar and depending upon certain factors, better if you pay off early.

If the caller bought a home square footage within his income range and has a 2.5% rate making a rapid pay off makes no sense. They should be investing that money into all of the investments that make sense at this time 12-21-2024. For guys like us who eat and sleep this know that by investing the difference (and we actually do it!) is a winner all the way. However what Dave Ramsey is working off - [Unfortunately he is correct] - is for the vast populous that head knowledge is 20% and emotional driven behavior (80%) used to the greater populous advantage. Example: When I was still working one of our maintenance workers had just paid off his house since it was (I'm now retired) well known to be informative regarding budgeting and investing he wanted to talk to me. Before I ever heard of Dave Ramsey I played to his emotional side for something that was easy to do. My reply was "How bout just increasing your 401k?" Before I could say anything else his reply was "Great Idea" and dashed off HR/Accounting and then moved his 401k from 6% to 15%. Did he run the numbers from mortgage payment gone to how much additional would be coming out of his paycheck for the 401k?? Hell no! Only after 3 months he knew he could put away additional monies I got him use a mutual fund that is a super low cost provider that has 35% stocks (big dividend payers) and 65% bonds. Why so conservative?? This guy doesn't understand the markets so the smoother ride keeps him in the game.

With her husband being an accountant it is highly likely they will save/invest for a higher return than a 2.5% interest cost. The not so secret IS investing the difference and it must be done consistently! So yes her husband is 100% correct! Dave Ramsey is dealing with the vast majority of people who don't have a clue and are seeking simple easy to understand and easy to put into practice. The cookie cutter approach. Emergency fund, debt free, paid off house, invest like crazy. If they follow his baby steps they will end up way ahead as compared to the folly they were doing before. However for us folks who eat and breath personal finance/investing I'll leave you with this. My wife and I are long term renters the only time we bought a house was for investing purposes ONLY! We bought the house directly from the bank in 2010 and made an offer as a cash buyer at an insane low price. The paper work was drawn up by a real estate lawyer and enclosed a bank check for 50k and legally if they cashed the check they became contractually obligated. The bank officer was so excited to get this non performing loan off the books he called us stating no problem and he'll get this done at light speed. (Light speed was his actual words). Fast forward to 2022 we sold the house for $450,000 invested all of that money plus what we have our net worth is at a point whether renting or owning is a moot point. We live in a very upscale apartment complex with only 25 units all of them is 2,500 square feet. With inflation elevated, rent increases, doing fun stuff, AND if the wife and I live to be 150 years old and yes we will be out of money! In closing: Except for 1930's and the bottom of the Great Financial Crisis renting is cheaper than owning. This is a fact especially for anyone living in any metro plex you name of such as Atlanta, Seattle, Cincinnati etc. Fast forward to today 12-21-2024 buying is SIGNIFICANTLY higher than renting. To put it bluntly housing prices are INSANE. Does Dave Ramsey ever mention this FACT??? CHEERS!

Its true, but only if you always make 12 percent every year. Most people don't make that because a 401k plan is lucky to do 7 percent. But if you got a ETF like VOO and put 100 percent of your money in it and it has always done 12 percent, yes you could take out 8 and your account should stay about the same without dwindling away. Like he said 12 minus 4 for inflation is 8 percent. Honestly it should grow by 4 percent every year. Even if you take 8 percent. Its simple math. Even if we get a crash like covid it still went right back to averaging 12 percent within a year or two. Now VOO is actually up 30 percent this year. 🤷♂️ its all about investing the right way. Voo is really just the best 500 American companies and something everyone should own. America would have to dissappear for it to go down alot.

Dave's "study" - (full data never released publicly, only a summary paper, and has not been replicated by anyone or even peer reviewed) was conducted in 2017-2018. At this time, the average new 30-year mortgage rate was above 4%, and for almost all of the previous 30 years, it was above 7%. This is a clear-cut case of selection bias that Dave will never admit to. The purpose of the "study" wasn't to seek the truth and have their data critiqued by peers. It was to sell books.

I agree 100%. Low interest rates have not been long enough in the market to make an effect on the current pool of millionaires, but they are creating the next generation of them. And while I don´t have a pool to confirm my results, I do know for a fact that the number of people who are millionaires and did not prepay their mortgage is not zero. Having said that, Dave has another point which he did not say that is also true, which is a sort of emotional impact that pre-paying a mortgage has on people. The discipline it takes to maximize the payments AND the emotional comfort that having no debt brings can definitely help the future saving effort behavior of people.

WTF are you talking about. Interest rates had been under 5% for a decade before that survey was made and under 7% for the vast majority of that time of those 30 years. The 50 year average is only 7.7% and that includes a time when rates were over 15%

We paid off a 30 yr mortgage in 20 years and we bought a vacation home in Florida that we rented it short term until I retired and moved in full time. We paid off the second home and pocketed most of the cash from the first home and it helped set us up financially. Bought a condo for my husband’s granddaughter to help with today’s rents. Never had revolving debt, bought 3 yr old used cars and didn’t buy anything we didn’t have cash for. Moderate income. Made my own coffee.

So why do corporations with $3B in cash carry debt? Probably because they’re making more money with there cash than they are paying on their debt. Plus cash gives them options that a paid off mortgage doesn’t. Debt isn’t risk if you have the cash to pay it off at any time.

Some of my friends told me I was stupid for paying off my mortgage instead of sticking with my low interest rate. But I can tell you that while I might have missed out on some gains, paying off the mortgage has changed my life in so many ways. Within a year I had gotten out of a career that I had started to grow weary ot, took a risk on something I loved, and am 10x happier, while positioning myself for likely even more growth. My wife left her job when it turned bad, and the decision was easy. It's not only a risk factor, but a freedom to take risks that you can't put on a spreadsheet. Not being beholden to anyone changes your life and changes what you can do.

@@davroy5890 The Ramsey plan is once you get to Baby Steps 4,5, and 6 you invest 15% and pay the mortgage, and then any extra money you have in the budget goes to paying off the mortgage early. The better route is to take that extra money and invest it (thus investing more than 15%) because the investment gains will be better than the interest rate on the mortgage.

@@davroy5890 It's an opportunity cost scenario; you have a finite amount of money to earn, spend, invest, or save. By contributing any additional money to the mortgage you are not investing it, thus you lose money because you are saving 3% on it whereas you could make 10%. Also known as arbitrage, something the Ramsey team really does not care to discuss when it comes to managing your debt. They really only let you "arbitrage" in the sense that their plan doesn't force you to pay off a mortgage before investing, but they don't want you to go above 15% investing instead of paying off the house either.

I agree that the new government will be good for business, but I think that that optimism is already more than baked into U.S. stock prices. So, I will be amazed in the S&P 500 is up more than 5% during calendar 2025. I hope I am wrong and that you are right.

But I would be planning on having a mortgage for the shortest time possible, not exceeding 10 years, and my market view is that stocks will not outperform good quality corporate bonds over the next 10 years.

@ before I lost my job I put it at 50% before I lost my job. It’s made about 25k this year. My only regret is I waited too far into this year to do it. My job only allowed us to put a maximum of 50%. They matched 50%.

From a logical / math person it is definitely a freeing and peaceful thing to pay off the mortgage. We had the money so I had no fear of loosing the house even if I lost my job. So I preferred investing. After several time of my wife asking, not gripping, to off the mortgage I finally agreed with her. Paying it off created even more freedom than I expected and was the right thing to do.

I have a net worth that is nearly a million, but only about 10% of that is equity from my home. As far as risk, if something bad happened to me I could pay off my mortgage tomorrow and be fine. So I will take the extra interest that I get from my investments.

I get that Ramsay is a business and businesses need to make money, and Dave is blessed to be very successful. And he often pushes the angle of "serving" which I very much respect too, but for me that makes it extra tacky and sleazy to have these stupid ads in the middle of the clips. I'd expect that from some out-to-make-a-buck financial influencer selling a get rich quick scheme, but not from Dave Ramsay. Sad.

My hubby thought the same thing! But he knew how much it ment to me to own the house outright and so it was paid off in 2019. Now even he admits it was a good move. As long as we pay the taxes no one can take it from us. Such peace and contentment.

@@joelfenner9179 I agree with the advice that you should just pay your mortgage off and not try to make money off the spread. It’s not how people become rich. I also find it comical that Dave references the study of 10,000 millionaires. Because I’m pretty sure there is not a specific question in the study around this topic mostly because the historic low interest rates of two and 3% are only in the last few years. Nobody is calling up now and saying I have a mortgage at 6% that’s close to being paid off but my significant other tells me we’re making 10% in the market and we would be silly to pay the mortgage off.

They never asked in their survey "did you maximize investing by paying minimum on your low rate mortgage" ...if they had it would be a contributing factor for a reasonable percentage. I'd guess between 15 and 40% this DOES play a part in their millionaire journey.

Correct. I'd say that when Dave goes on this rant he's really muddying up his language and so many poor listeners like this lady eat it up. All of the every day millionaires I know, myself included, lived on less than they made, had a 30 year mortgage or possibly less, but paid it off and invested at the same time. That's totally different than taking out a second mortgage or refinancing with cash out to invest or leverage the money. You get a reasonable mortgage for your income, save wisely, have good life insurance when someone's depending on you and that's how thousands of people have done it. I'm now semi-retired, still have a little left of my 2.5% mortgage, but easily have the funds to pay it off if I felt it was necessary. And I sleep fine at night and really doubt I'll sleep any differently when I make my final payment. The biggest risk he should be talking about is people not understanding personal finance and not being responsible. If this couple is already responsible then hubby is correct and his math works just fine.

@ Yea and if you want to pay it off because it makes you feel better that is absolutely fine too. Maybe it is slightly more profitable to invest and just pay the mortgage off normally, but ultimately whatever makes more sense you can’t really go wrong with if your rate is 2.5%. I would lean more towards paying off the mortgage if these people were suggesting doing something like wasting the money on a luxury car or something but if they are legitimately investing I don’t see how you can shoot that process down so flippantly.

My approach was 75% of my spare money went towards clearing the mortgage and 25% was invested. This was when interest rates were really low too. Now the mortgage is gone it gives me the ability to invest more and have that security from a home ownership perspective too. I think the lady should approach it in this kind of way with her husband so there is a sensible compromise.

Not mentioning that mortgage interest is tax deductible also means having an incomplete calculation. Anyone with the discipline to not spend irresponsibly out of their brokerage account and who has a long terms strategy will be far better off not paying down a sub 3% mortgage in favor of an S&P ETF.

In theory I agree BUT the very high standard deduction for both single people and married people makes it less likely that people will actually receive a tax benefit for mortgage interest deduction. Furthermore, even if your itemized deductions exceed the standard, the benefit will be reduced because you may only exceed it by a small amount. Need to paint a full picture.

You painted an incomplete picture as it relates to taxes. Sadly, people often do that. Just because an item is deductible does not necessarily mean you will get a benefit. Just FYI to those people who complain about the ads. It takes no time to hit the fast forward through it for one. Just so you know though KZbin loves to constantly demonetize content creators and they do it without notice or a reason why. The only way YT creators have bypassed YTs terrible policies is to 1. Do ads within the videos of which can easily be produce revenue beyond YT control. 2. Take donations outside of YT system. Not just that YT does more things behind the scenes in their algorithm to hurt people without any knowledge or recourse. Dont complain. Be happy this content is free to you and you dont have to join with a premium membership or something like that.

A crazy story that happened to a distant family member yesterday (not in the usa): guy bought a $130k car on payments for a girl (car is on his name, she pays the payments), girl's underage brother takes the car for a ride, gets in an accident, dies in the accident, he didn't have a driver license, the car didn't have insurance. Now the guy has 130k debt and a recked car.

We were doing that. Then about 3 years ago, we had a major crisis that required to pull half our money out of the market during one the larger down turns. We ended up losing a lot of money on those investments and mathematically would have been better off borrowing from the extra equity that could have been on the house. Don't believe the lie that there is "NO RISK."
