I once had a tenant who broke into the house (after being evicted) and stayed there an extra week without me knowing! I walked into the house one day and he was just sitting on the couch eating chips acting like nothing happened. Unbelievable!

California hates the idea of paying rent. These guys are the heroes. There are online community that celebrates these guys. Unforunately, these scammers are only hurting small landlords. Big corporate REIT that owns most of the rental properties have systems and lawyers that filter or evict these scammers easily.

You should make a video on how you would extensively check a new tenants status from the very first step to the last, like all the little details you look for and how you do it. Would be very helpful.

In Australia, there are tenancy databases that list, among other things, blacklisted tenants. Perfectly legal as both tenants and landlords have rights. California probably needs something like that.

@@candylove49 Not sure about Australia but in NZ when I rented you'd pay your deposit to a government agency and basically you'd never see it because if you moved to rent somewhere else it just got transferred. If the landlord needed to deduct he'd just deal with the agency directly. It offers protection for everyone since tenants know they can't use it for last month, know that any deductions will be fair and the landlord doesn't have to deal with angry tenants when valid deductions are made. Never had deductions taken but I believe you'd probably have time to retop up your account if they were. It was super nice because it meant when you moved you didn't have to come up with a second deposit while waiting to get the first deposit back.

@@1588chrissy It works really well because you can show your new landlord that you have $x amount in your deposit account when renting a new place without having to come up with a new deposit and then waiting for the old one back.

I had a tenant give our local sherriff as a reference. They paid the deposit and two months of rent upfront. The money looked great and i rented it. Next time rent was due they paid another 2 months. Everything was great until a coworker said she knew them and ask me if i knew where the money came from. The wife's sister had overdosed and it was life insurance. The next time rent was due they couldn't pay. The tenant offered me oxycotin as a late fee if I would wait a few days for the rent. I evicted them as soon as i could. The sheriff was their uncle and he tried to block the writ the judge had given me. That's the only time I've ever had to sit someone's stuff out on the street.

@Kris Moodley dude, it's not your property, if you don't enjoy staying there you're free to go somewhere else. Nobody owes you anything. And if you WANT to stay there then it means it's not bad. And if you want to live in someone's property for free, you're just a thief.

Paying a small sum to pre-screen tenants is probably the BEST financial decision a real-estate landlord can make. A small pre-screen investment can lead to years of savings... allowing you to buy more avocado toast and $0.20 iced coffee ;)

Background check? Can you "discriminate" tenants based on criminal record or their persona/attitude/etc, or do you just kind of not tell them no, but also just start ignoring them?

jlydon29 good question, I really have no idea. I would think as a landlord you have full autonomy to choose whichever tenant you want. But if he/she has a bad criminal history, then that’s obviously a reason to not allow them as a tenant.

Not here in Straya, the tax benefits of negative gearing combined with a property boom that's been ongoing since the 90s due to massive population growth make property investment a no-brainer. Mutual funds and ETFs are good as a secondary investment for diversification, though our compulsory superannuation contributions automatically get invested in the share market anyway.

This is so true i had a tenant and he was horrible. You have to do background checks and check two previous residences in person lol. I repeat in PERSON lol

@Big Bubba then time to find another tenant. The worse thing you can do is not do a thorough background check on a tenant especially now with the current laws. You'll be stock with that bad tenant for at least a year in some states

I can totally relate to this story , My partner and screen out all of our client's , we learned the hard way, can't judge a book by its cover . You are a true inspiration to alot of people, So glad to see someone so young has done so many things correctly, so Glad you are like a mentor to my daughter and her husband . You are leading the way for this young couple, you have inspired them to make their own you tube channel, you have showed them , anything is possible, when you put in the footwork. It' s never too late , I have 11 years clean and sober , and I got into realestate to help out others that have gone down my path, I know their pain , I was one of them and I still am , I just stay clean and sober one day at a time . My main issue with rental property is that tenants break everything. They break appliances, plumbing fixtures, locks, drywall, etc. Within one year of installing a kitchen faucet, it was broken.

Its the unfortunate aspect of being a LL. No one will ever take care of ur property as well as u do. Just see it as part of doing business and write it off ur taxes.

I used to work for a real estate investor. I cleaned up and repaired the properties after they moved out or got evicted. It's crazy what people do to places. Almost all of them take all the light bulbs when they leave. They leave their soap and shampoo behind but take the toilet paper. Oh and they always leaved piled up bags of trash. One guy evidently used his living room to store his motorcycle that leaked oil. The oil soaked through the carpet and all the way into the floor. The lawns are always ruined, holes in the walls, broken light fixtures, and evidently most people don't care if their pets crap all over the house. He finally sold all of his properties and retired.

In Oklahoma, you can evict the tenant if they miss rent for one day, you just need to call the police, who will come loaded and demand this now squatter to move his stuff out quickly or face jail time. That was few years ago, not sure about right now.

You’re such a smart guy and had so many good things to to say. I was blown away! Everyone on the panel were definitely genuine about their thoughts on money but you blew it out of the water! What I learned from these two videos about horrible tenant stories is that: 1: you have to Have to HAVE TO check and re-check tenant backgrounds, you are letting them into your life! Make sure to filter out all the crazy people. 2: you should slow down, slow way down to buy as much time as possible to fact check everything, if the prospective tenant gives you a story one way or another as to why you should let them in fast, RUN. A few of the stories I have heard seem to involved tenants wanting to move in fast. 3: Always assume the information they provide is false, and whatever perceptions they are presenting (manner, dress, overall look, etc...) are false. Do this as a way to direct yourself to fact check things.

My parents rented one of their houses out, fully furnished and the tenant paid the first month rent. The 2nd month the mom cried and told us how hard the times were and that they couldn't pay that they would pay next month when she got a new job. Next month comes, no rent, same sob story. Started the eviction process and they moved out in the middle of the night. They took all of our furniture, they broke EVERY SINGLE WINDOW in this 2700sqft home and SHOT IT UP. They took their guns, and shot the empty house probably 60 times. She moved across country and for some reason my parents didn't go after them legally.

The reason they didn’t go after her is because she’s a bum with nothing to her name so it would cost tons of money in attorney fees and yes, they would’ve won but you can’t get blood from a stone..... she’d never pay and they’d be out thousands for nothing. Sometimes, it’s just not worth it. Only people with unlimited funds can afford to do things just on principle.

I've had a bad tenants and didn't see the red flags. One thing Graham mentioned was them wanting to move in immediately. I think that's a big one and the tenant also wanted to sign a 3 year lease. If someone wants a lease over a year you have to question that. After that experience I just went to month to month leases. I'd rather just have 30 days to ask a bad tenant to move than wait a year to get them out with a yearly lease.

I am on my way to become a 'landlord' - and after watching your vid I think I need to hire a big-boned muscular with some dragon tattoos 'manager' with low-pitched British accent is a plus ... just to friendly check the appartment, and kindly remind the tenants to pay the rent each month :))) OMG a better horror story than IT2...

I owned a condo for about 12 years that I bought in 2007 just before the bubble burst. (intended to flip it) I rented it out that whole time just waiting for prices to recover so I could sell. Had many bad tenants in that time. One guy was like 4 months behind and I was just about to evict him when he actually died. Got so sick of dealing with it that I hired a property manager for the last 2 years, even though it ate up all of my profit. Just last year the market finally got to a point where I could sell and break even so I got rid of it. I hated being a landlord and I'll never do it again. The only way I'd even consider buying another rental is if it was such a great deal that I could make enough in rent to pay a property manager and make a significant profit. In my area I just can’t see that happening so probably never again.

First thing I do is shut the power off and tell the power company . do not reconnect unless I say so, works in Canada, and most squatters will leave. They all threaten to sue me and I say go ahead, see you in court, don't forget to tell the Judge you stopped paying rent.! ...none have ever taken me to court ...also shut the water off too if you can.

As a former real estate agent, I've seen some of the ways people destroy rental properties. It is a shame because they ruin an owner's trust and others have to pay for it.

Once upon a time (years ago) some scammers tried a similar thing to rent a property I had on the market for a client. The woman wore expensive clothing, came with her ‘operations’ guy that ensures her ‘standard’ of living is met in the property.... I smelled a rat... I could smell when someone has money, and I didn’t think she did ... so the operations guy/driver/bodyguard, and I started talking about the list of demands....and suddenly everybody needed water (not tap mind you) ...so I took 2 glasses out and rested it on the counter, and said to them ‘help yourself, the water filtration system in this house is on par’ ....they didn’t know how to extract it from the water dispenser, surprise surprise (accustomed to filtered water my arse) ...as soon as they left I put that house on security lock down and demanded ALL paperwork , and guess what? they couldn’t come up with it ...1 year later went to see a commercial property (restaurant) for lease and the landlord had the locks on the door , low and behold their names were in the restaurant license...he told me they scammed him of 6 months rent ... missed a hell of a bullet...

I want to get into real estate so bad but I made terrible mistakes at the age of 18. Now 21. Over 20k in debt and struggling to make the minimums. Kind of sucks but it is what it is. Working through it and I will be applying myself to real estate as soon as possible. Watching your videos inspire me to do better.

Sadly, I am currently dealing with a crooked landlord. After I moved out he decided that he wanted to keep the deposit. He told me nothing. When I confronted him about he started coming up with every lie in the book. Thankfully, this is in Pennsylvania. So I'll be taking him to court for twice my deposit. Sucks to be him!

23 years ago, my husband and I had just gotten married and were renting a townhome. When we signed the lease, the landlord agreed to replace the carpet and linoleum which were both damaged. He never did it no matter how much I complained. When we moved out, he kept our deposit and then had his lawyer send us a letter demanding $2000 for carpet and linoleum damage!!!!! We got a lawyer and we ended up winning the case. Problem was, it cost us $2500 in lawyer fees..... so, we learned a lesson that justice is only for those who can afford it..... hard life lesson to learn. I suggest that you think long and hard about whether or not it’s worth it to you to pursue this. It literally cost us more money to win than it would’ve cost us to just pay the asshole in the first place. Good luck 🍀 🤞

That's terrible, Graham! Hope you won't experience that again. To ensure that you get a good tenant, it is always best if you take the time to conduct background checks on them. The bottom line is to ensure that your prospective tenant is free from any illegal activities, and will take care of your property, and of course pay on time. Request for a thorough background check to search for any eviction and criminal records, including their credit history. You wouldn't want to entrust your property to someone with any bad records.

My 3/1 went vacant Aug, and it was just filled got my deposit/first check from them - did some repairs inbetween so this months rent went towards quick rehab, but it's back and going! woot woot.

If the tenant trashed the property and caused 10k of damages, you should raise criminal charges no? I mean, if somebody intentionally destroys something, it is criminal act and not random wear of the property.

I rented an apartment in Daytona Beach, at the beach, for a year, even though I live in Florida, in a house. I opened an account at a bank across the street, that had online bill pay, to pay my local bills. That bank sends actual snail mail checks to private individuals, and even though I entered the information correctly, the bank sent my first, and second rent payment to the wrong address. That was very uncomfortable for me, trying to explain that the bank is the flake, not me. I can't imagine living like that, making endless excuses, while stealing, and hoping you don't push the landlord over the edge, making them do something that actually resembles justice.

As a realtor and wholesaler myself I have seen some crazy crazy stuff from other investors. Thank god I learned BEFORE getting my first rental. my current lessee has been there 4 years now, pays on time, and also contacts me almost quarterly to do projects on the house like painting

That's why you have a video walkthrough and inspection with the tenant BEFORE signing the lease. Without both the landlord/property manager AND tenant simultaneously inspecting the property and signing off on a written inspection sheet. My uncle had a similar issue - within a week of moving in, the tenant comes to him with a printout from some website about "sick building syndrome" and wanted him to pay for their medical bills. After I got done laughing, I suggested he tell them that he wouldn't want them to live in substandard housing and that they were free to move out without paying the lease cancellation fee - and if they didn't, they'd have to explain why they wanted to stay in such terrible housing. They moved and he didn't hear anything from them.

My first day I had to pay rent, I forgot it. never did it before so I forgot. The landlord got angry, obviously and after I paid, 12 days too late. I never ever forgot to pay rent, as soon as my income enteres, I do all the payments, no matter if it's the 27th or the 31st of the month. I don't wait till the first or second day of the month.

I do the same thing. All my bills for that 2 week time period get paid automatically on payday so I never give myself a chance to forget or to spend money I don’t have. It’s the best way to do bills.

Horrible story! I own a mixed use building here in New York ans since 1995 have had only two model tenants who never missed a day in rent. The current tenant relocated to Las Vegas, I've spent about $12.000 doing some minor fix up's and now am facing having to find a new tenant. I'M SHITTING MY PANT'S hoping to to find a good on! I had a friend that is a landlord. He locked the communal doors (changed the licks) one tenant was leading him on with the rent. He eventually let the tenant back in, but it turn into a dispute. He was ruthless, but with some tenants. They are peoples habits when it comes to rents, they know its going to take that long before the legal process begins. Really, the worst thing is not paying the rent for the tenant even if they have issues. I don't know how the landlord cope, I've known some screwball 😊

Texas, Texas, Texas! We can usually evict them on cause in two to four weeks. Smaller rents, but also costs less to buy and rehab the properties.

You have a lot of these bad tenants/scam artists specifically looking for small mom and pop landlords precisely because they don't do extensive credit checks,; don't check previous address history, don't verify employment; don't verify proof of income; and use "fill in the blanks" rental agreements bought from the stationary store, IF they use written rental agreements at all. When things go south, it's this type of landlord that accepts the security deposit as "last month's rent" in order to get a tenant to agree to leave. These tenants always leave behind damage. A corporate landlord will usually have extensive procedures to check an tenant applicant's background. They are also more likely to require a "pre-move in inspection" of the property, where the manager takes video/pictures of the property with the potential tenant, and require that tenant to acknowledge the condition of the property. This will cut down on bogus vermin and mildew complaints. One of the biggest red flags is when an applicant is in a hurry to rent the property. I had a landlord client where the potential tenant showed up to the landlord's home with cash on hand in the evening looking to move in the next day. The landlord accepted the cash. Almost a month in, the tenant called the landlord asking to borrow money! He was out before the end of the second month. Make no mistake, the new rent control laws coming next year will only make evicting such bad tenants more costly and time consuming. Having said all that, I'm really curious as to the name of that "tenant attorney" from the 3rd story.

There is a service called Property Managers. They take care of everything for you. The good ones anyway. They vett the tenants, take care of payments, check on property, take tenants to court for eviction etc.

Rented to a cute little family once turned out the mom was a heroin addict three or four months in the dad leaves, I get stuck with her, she turns the house into a flop house, someone overdoses in the bathroom, neighbors complain call the police, mom looses the kids, I luckily evicted her and without to much of a loss but you never know your always taken a chance being a landlord

My 1st flip I "won" at the auction and inherited crack head squatters. Had to go through the entire California eviction process and 8 months later finally had the sheriffs evict them. The place was destroyed and yes, they had established a poop corner under the stairs. Also had to Quiet the title and pay off inherited liens. On the bright side, In the end still came out on top over $20k on the deal.

We once had a tenant who barely cleaned the house and was always late with his rent because he had to take care of his girlfriend who refused to get a job, his 4 dogs and his two birds. And when he left the supposedly clean house, it took a whole week cleaning the house, repainting the walls and removing all the small plastic bags with dogshit that he threw under multiple bushes in the garden.
