Wow, What a beautiful home. Very well designed, everything seems to flow. Love the dining room large windows, what a great place. Our kitchen also came from China. Being in Isabela we have a huge termite problem so decided to go with solid granite bases and stainless steel wall cupboards, all with coloured glass doors. Functional, but I must say their wood looks awesome.

Amazed at the designing minds. Always impressed. One thing that concerns me is aging knees, ankle, hips, back, all over body area that stairs are going to have an impact on. Turned 60 nineteen days ago and having worked body breaking jobs my whole life. I’ve never lived in a multi floor home. Already looking into remodeling the master bath here to a walking shower and bigger than the elbow banging space I have now. Would really like to move out of here in California and start fresh.

I have exactly the same problem. Ex mechanic, hips, knees and back all U/S. The wife wanted two Storeys, but I dug my heels in, and we build a bungalow. Takes up more space, but everything is on a single level. Now it's finished she is very happy.

Considered this way before the build. Decided on bungalow but with a twist. We have short stairs to the split level, and the only other stairs is the garage basement. This is also reachable from the outside down the sloped driveway. The front is a walk up and does have stairs to the porch, but side entrance does not.

Thanks yes, we considered a lanai screen, one or two neighbors have it, but opted for screenless. Depending on time of day, not too many flies around the patio sofa. That might change once we cook out there, but as in any house, after the build, it will evolve as changes and improvements needed

We used Manila Forwarder, door to door service i.e. they load and unload the container truck from starting point to end address. The company was excellent and great communication throughout, which is critical when dealing with multiple steps. They also handled all the balikbayan return import and tax exemptions. They have offices in US and Philippines that helped us throughout

How`s the weather now in Batangas,just saw in YT that our province is affected by typhoon,landslides,but most those in coastal areas. Lipa and San Jose is far from the ocean,but the aftermath of the heavy storms.

Good now since the storm passed. Here in Lipa, we rarely get affected by most of the storms because of our elevation and protection from neighboring mountain ranges.

Price usually not mentioned, unless selling, because so much depends on the day to day cost of materials, land prices, inflation and everything else. When I did my living expense budget I made the mistake of comparing to US prices from a few years ago, and of course it changed, along with house prices. We looked for years at Tagaytay, before coming here, so I would say the house build is going to be a lot lower than an equivalent house and lot in Tagaytay

@marksawyer6737 Thanks Mark. Completely safe drinking water in my future build is a must. Especially after our trip to the PI in April when it's likely I had Hep A from drinking the "filtered" water supplied by a water station in Caloocan.

Under most normal circumstances land can not be owned by non-Filipinos. You can long term lease property and build if you might consider that an option.

How much does Marks house cost per meter. That is a very nice house. And where is it located? We will not be building in a subdivision, but in a rule area.

A rural area will be a lot different price than in a sub division and is a great thing to consider. I would do some research on living in the province vs a gated community.

Beware of building in a rural provincial areas. Think about it, most of the places are far from a decent size city where you can get building materials. Also, if you decide to build close to where her family lives, your newly built home will become the hangout spot. Not to mention if you have aircon throughout the house, the family members will be there 24/7

@daniel - Aside from what the others have said, consider also your distance to a decent hospital and maybe to malls/ supermarkets/ restos (if those matter to you).

The cabinets made these days come from factories in China where they are made of wood or fiberboard and coated with a laminate or finish that seals the wood offering termite resistance.

​​@@morrishooks7536hi, aside from the cabinets imported from China (wood with melamine/ laminate finish), you can also consider aluminum kitchen cabinets if you're concerned abt termites. Aluminum cabinets are used by many Filipino contractors nowadays. They're made by the glass/ aluminum fabricators.

The owners of this house did not share that info but you can expect to pay in the range of P20m-P25m for a build with all the features to include fence, pool and other amenities.

The furnitures, like the chi pan, living room set, bedroom sets, tv sets, etc. did he buy them in the US, did he buy container to ship them, may I know much was the shipping of all the entire furnitures. I’m asking because I am thinking of bringing my furnitures when I go home to retire in Manila, God willing.

The 40ft container is rented and we used Manila Forwarder to handle shipping from US trucking to port, to ship and tracking vessel, to port customs in Philippines, to trucking to the house. A 20ft would cost less, but not half as much. We did not have to pay customs and taxes as per the exemptions allowed

Thanks for the feedback! There are many modern houses build here in the glass and metal angular design type. We didn't want full mediterranean style but a modern version of it. We like the earthy tones of browns and greens.

Originally didn't have a pool in design and was thinking to do it later, but then decided it would be much easier to excavate during construction than later, so cost depends on when you add a pool and how easy/disruptive it is likely to be.

Quality build, poor landscape finish grass has a nitrogen deficiency, needs top dressing looks a nightmare to cut n' trim with so many lips n' unequal edging pity

You obviously don't live in the Philippines. They are coming out of the summer dry season and that grass was probably planted during the dry season. All things considered it looks great and will be lush and established now that the rainy season has started. For $20 bucks he can have his entire property "cut n' trim".

We used blue grass and top soil. The land was graded and was a challenge since it started off sloped. Yes, the edging will be tricky but will cope with it. Having a gardener full or part time is a reasonable cost here and is a consideration since with tropical weather, the weeds spring up incessantly! Edit: I just took a look at the grass, it is in fact all green no yellow, darker and lighter green, so maybe a camera color thing. Some of the grass is still taking root and filling in.

A nice house yes and a lot of effort went into everything--except that tiny old fridge. Surely you could have planned for a better fridge???And yes, seven 11 drinks fridges are for the basement , not a dining room. Sorry that's tacky.
