For some people responding to this video, remember that commercial real estate and residential real estate are two different things. Yes, residential real estate may be doing very well with prices staying strong, but commercial real estate will be affected by so many businesses closing.

Housing market always slows down and the price is go down around November and December time frame, nothing new for this December either. You can go ahead and panic but that's useless because that's normal for December November time frame.

IMO when they lower interest rates add more QE housing picks up then they tell us that the economy is doing great just look at housing and the stock market they are both going up and setting new records that should be a warning sign trouble ahead, looks like only a handful of us believe troubles are ahead most everyone else is throwing their money at record prices in housing and stock market, why would you lower lending rates if the economy is doing great I would think you would raise interest rates in a great economy to calm it down from being over exuberant, what’s next Lowering interest rates even more on a wonderfully great economy??? Defies logic either they got it wrong in the past or we do in the present

Lots of renter haven't been paying rent for months now scrambling to buy a house as the moratorium expires. If you have 6-8 months of unpaid rent sitting in cash, would you rather hand it over a landlord? or use it as a down payment on a new home? Give it to the landlord and get nothing except a another rent bill due by Feb 1st. Use it as down payment and get equity in your first home and just let the landlord evict you. You've already signed a mortgage and it'll be months before that eviction hits your credit report. It's a no brainer.

@@rlm5657 That's the intent of the moratorium but data shows a lot of new home buyers are people moving from cities to burbs. A lot of those city people can and do work from home but have used the moratorium to simply skip rent. We all knew this was going to happen when the federal gov required no proof of COVID hardship to skip rent. In places where people are actually broke there's not a lot of home buying either.

No problem. I would start by google REITS and finding ones that only invest in the sector you are interested in, like hospitality. I would also use a free brokerage because many brokerages charge high fees. So M1 finances, Robinhood, WeBull are good choices.

Malls haven’t been popular since I was a teenager, and I recently turned 41..... so yeah.... Malls have been dying a slow death for over 2 decades, the pandemic just accelerated the already nearby end.

Clickbait title as usual 🤣 Few here are watching your videos to know mall vauation. But it would be interesting to know whether you think some of these could be converted and repurpose into other areas of real estate (self storage, warehouses and even towards residential to ease supply) A big part of the lumber issue is that it takes time to..ramp.up.prlduction for many mills (wood has to rest, some is treated, etc) and all of that got shut down during the lockdown.

Prices are NOT falling. They are rising to crazy prices and rents, are going up at insane rates. The only hope for first-time buyers is a complete collapse of the real estate market. Maybe then, we can see realistic prices for first time buyers. Just because you ask 500K doesn't mean it is worth that or that you lose money because you could not get 500K.

speaking generally, why do real estate agents pretend to know anything about the economy, the stock market, personal budgeting, finance and credit cards? you all know he's a real estate agent, right? Likely a very good one. But still a real estate agent. Not an economist, not a political scientist, not a CFA or CFP. He, like I years ago, got at least 70% on a multiple choice test and passed a criminal records check. that's it. That's all one has to do to become an agent. No formal schooling, no relevant work experience. But please, can you use a different picture in your thumbnail? The "oh my god what's happening" look is wearing thin.
