My house was disgusting when I bought it. My family is amazing and helped me clean it. It is now a very comfortable and nice looking house. It was probably the most stressful and hardest thing I have done in my life though. I was working two full time jobs. 50-60 hours in pest control and 40 working on my house. I gained a lot of weight and hurt my leg but it was totally worth it. I wouldn’t be able to own a home in California if I didn’t buy a brown banana.

I've lived in michigan my whole life, just about 30min outside of detroit. That first house is located in such a ghetto area $45k seems like a good deal but I wouldn't even contemplate going near it lol. East side detroit is borderline third world country and makes a zoo filled with horny rabid chimps seem like a really nice place to live.

That first house looks like it has some extra problems, the room and gutters look collapse in some areas, water in the basement so all that brush right next to the house probably got through the foundation...also at the end of the day your in fucking Detroit.

45k for that house is insane. The electrical and heating looks modern enough to be a minor annoyance within five more years. Even if it is in a hood just cut a deal with a 40-something couple that aren’t racist/woke and they’ll be left alone. It’s also good to see if they are a “wet” hoarder or if they just have a lot of shit piled. Whatever floor was still in good condition will be fine if there wasn’t stuff leaking in the pile. Same with walls. Rodent damage is in every house and an exterminator visit with light remodeling only adds value to the house. The money will probably put the crazy old lady into a home where she is taken care of, hopefully not beaten by the nurses but that’s something we all gotta face. Not to mention that’s just so much zoned and built space. It looks well put-together just hasn’t been taken care of. The outside can be fixed up in a week and the interior in a month. This is going to be a 90k house at best after so DIY with some specialist help is going to make it shine like a diamond. My grandparents have basically the same size house, with the same amount of crap in it, but they’ve done well to take care of it and it’s on 25acres of its own land with several sheds and a barn about to fall over. They can’t get their asking price on the market so they are going to die in it then let one of my aunts/uncles move in like a rat so it can be turned into a white trash hellhole. Seriously, if you know a family that wants a hobby farm five miles a developing Midwest town (6k residents to 15k in five ten years) and right between Chicago, Milwaukee, and Madison. They hate realtors and I honestly can say the major problem is the haymow in the barn, which is going to collapse and I doubt is worth the 50k to get reset just for appearance. Consider that the rotting wood can be cleared by a company in a week for 5-8k and then you have a building space the size of a barn. It also has about 15 acres of private land that has only one internal trail leading ton old gravel quarry hill/depression. It has its own well water, the garden has a 100 year old hand pump that spews out water cleaner than water bottles from a flowing underground stream. There are three run-down sheds and a decent gravel-floor garage made of that metal shit. House has a 200sqft deck with two levels and a vine terrace overhang. The flower garden is huge, has incredible variety, and is honestly just something I take dates to go walk through and it’s the best date every time. There are neighbors, all retirees or older families and everyone is very chill. All across the street and everything past the house is private. Ah and the gravel hills from the quarry would make an excellent place to build a fallout shelter. Underground running water source, radiation shielding from the hills, located on the only high point surrounded by 50acres of field.
