Im a Real Estate Agent. I would say using a USDA loan with a new construction is easier. As Builders are not the same as resale sellers when it comes to trying to create a bidding war. They more so need to get properties sold.

You can use USDA home loans for new construction, and planned community in an up and coming suburban community. Established builders accept all types of home loans. You may only have to wait to have the house built. Other than that, you don't have any problem getting the home you want because of the home loans you have.

@@jamashiafoy5088 first step find a lender or bank that does USDA loans. next thing get prequalified through them usually they will give you a max dollar amount you’re approved for. This Dollar amount can vary per USDA lender..So check around first.. look for a house under that price range.. The lender will walk you through the rest of the states there are certain qualifications they will advise you need to get the loan approved check your credit score. USDA has specific qualification guidelines. It’s a process but very worth it so glad to get out of the high rent..

My mother recently achieved paying off her interest and principal after 30 years to the USDA. She was extremely excited about her accomplishment, until she was told that having a subsidized loan, may require her to pay an additional $11,000. She is now waiting for her home to be evaluated to determine how much she'll have to pay. Hopefully, this will all work out in her favor! Please read the fine print.

I had never heard of a USDA loan until I stumbled upon one of your videos. Coincidentally, I was already looking for a home in Arkansas. I found a USDA lender and he was new and not well versed in the USDA loan process. He told me my down payment would be zero, but my closing costs would be nearly 10k dollars, and attempted to steer me into a conventional loan, or FHA loan promising me that closing cost and 3% to 3.5% would have been less than using the USDA program. It didn't sound right, so I found another lender and had a very long conversation. We went over my income, he looked at my tax returns and paycheck stubs, and ultimately pulled a hard credit. Not only was my USDA loan approved automatically, but the interest rate was lower than expected, and closing costs were calculated to be more than reasonable. I've worked extremely hard for 10 years to bring my scores up after a very financially foolish early credit history, and it really helped. I started this journey back in November 2021 because of your video, and you couldn't have been more spot-on about how hard it is to to find the right home, in a USDA area, where the seller will accept a USDA loan. I finally found a home 48 hours ago that had been posted on Zillow for only 4 hours. I called my realtor, she went down and shot a video (I live out of state) , sent me a link and seller disclosure to read. The whole house was renovated 6 years ago. New plumbing, electrical, major appliances, kitchen and bathroom all new 4 years ago, roof replaced in 2018, central A/C and heat replaced in 2020. She suggested offering 10k dollars over asking, not requesting any repairs unless they were major, and no appraisal gap. If it didn't appraise, the seller would have the option to come down to the appraisal, or I would reject the deal. By 11am the next day the were 11 offers on that house. Offers had to be in by 2pm on the same day. By 4pm, I had an accepted offer, and by 5pm the offer had been signed, the agent agreement was signed, and the inspection had been scheduled and signed for next week with appraisal to follow after the inspection date. All of this happened within 18 hours of the house being listed, and 14 hours after my first phone call to my agent. It went very fast. Thanks to you 100x over for your solid advice. I never thought the possibility of owning a home was in the future for me. Even if the appraisal comes back at that top number, the payment is still hundreds less than my rent ever was previously, and my cash reserves won't be depleted to half in the process. You did a real public service, and I am grateful. The take away for anyone reading this is get your ducks in a row as soon as possible, check your inventory sources first thing in the morning, then every 3 hours, and again right before bed. Homes are going quickly, and you want your offer in as close to first as possible. Do not offer an appraisal gap if you offer over asking, and most of all pick the most experienced USDA lender you can find. Having a lender that knows the ropes, and a realtor that will hustle for you makes the biggest difference if you're going USDA. If that house appraisal goes well, I'll be closing in 30 days. This program does work but you'll need to be an active participant. Good luck to everyone!

I just want to give some hope. Tell them about the Buyer's Letter. It's a letter that goes with your offer, usually written by your realtor, that let's the seller know a bit about you and why they might want to sell to you personally. I know a woman who wanted to buy the house next her her mother when it went up for sale so she could care for her later. That got the sellers attention enough that he sold it to her a little under asking. Sooooo. Anything helps right?

Can you get an USDA Rural to buy land? It's going to be a long while before the supply increases, but not until the inflation rate is relaxed and thus drives down building costs and the commercial lending rate. Until then, home ownership for first timers will be a struggle.

A lot of people don’t realize that there are USDA Direct and USDA Guaranteed loans. For Direct, you wouldn’t be going to another lender. I’m seeing this confusion a lot in the comments. They just think a USDA loan is one loan type. Also, is it even worse if you go the USDA direct loan way for a seller than USDA guaranteed?

In theory, a seller shouldn't be worried about loan type. In reality, many sellers know that that there are certain loans that cater to people that have more or less down payment as well as higher or lower credit scores. Whether it is true or not, sellers often see the loans that require larger down payments and are given to buyers with higher credit scores as a sign that those buyers have better financial pictures and may have a better shot at getting to the closing table than a loan geared towards buyers with a lower down payment and credit score.

I just learned about USDA Rural Development loans from one of your other videos and am excited about the possibilities. This is excellent information. I’m still trying to get a better understanding of how they work, though. Can you be pre-approved for a certain amount with a USDA loan, and then go find a house? Or do you have to have a specific property in mind when you apply, given that the house has to fit various criteria (e.g., rural area)?

You can have one built, you can buy one pre existing, you can get a modular, you can get a manufactured home, or you can rent a home or apartment with the loan. My loan was a zero down payment low closing cost manufactured home, turn key package. I love it!!! They put my home on land they approved, and the loan covered everything including subcontracting everything, I never dreamed I would own my own home because my credit was horrible back in 2000.

Zero % down pymt, sounds good, though this USDA loan has many dowmward positions to it. I not wanting to roll ALL of the closing cost and other home purchase fees into this loan. Thanks for watching and welcome to my little corner of the internet! ☺️ Realistically, it’s going to be difficult to convince a seller to accept your offer and wait for 90 days. Not impossible, but more difficult. You will likely have the best chances with homes that have been on the market for a while OR with a seller who is not in a rush to move. I’d advise having your realtor call and speak with listing agents ahead of time regarding timeline to avoid some headaches!

We just asked a listing agent on a house we were planning on putting an offer on if they worried about a USDA loan. They said no, we actually are getting a much better rate with a USDA loan and a lower monthly payment without any money down. So we chose to put in the offer with the USDA loan. They accepted another offer that was a conventional loan. ☹️

They went with another offer that was a conventional loan and didn’t want an inspection on the house (house was being sold as-is so an inspection is informational only) but idk how much the other offer actually offered. We could’ve done a conventional loan but decided not to since the seller “didn’t care” and we got a better interest rate with the USDA

I live in the suburbs of Philly. The competition in my area are investors, first time home buyers that can’t afford the raising cost of rent and the difficult time in finding and getting an apartment, transplants ( mostly from NY) and ppl trying to move away from all the development. In my area south DELCO, our area is hot because of location, close to the airport, 95, 202, Delaware, NJ, public transportation etc. I mean even the more impoverished areas are selling like hot cakes. I realized if I want a house I’m going to have to leave my area 😢😢😢 I don’t want to but I can’t compete with these ppl. I get it. There is a reason I stayed around here. But I don’t have enough money to get a house around here unless it’s distressed. But we have cool pockets like Allentown that I’m looking at. One day I will be a home owner. I always thought it would be easy like when my mother got her house in 2000. Who knew my sleepy area would blow up ?!

I would like your help or opinion!!!! Help me lol. I currently live in a modular community and am buying my double wide plus paying lot rent. We our paying right around 1300$ a month. We want to get a real home with our own land. We're a family of 6 so we definitely are tired of being smushed. We're in a rural area and homes I've been checking out qualify for the USDA RD. We have worked on our credit and have a 625 & 679. We have been with our bank for 20+ yrs and have discussed unofficially with the Loan officer years prior to coming to this trailer park about purchasing a home. In your honest opinion should we even try? The average home prices in our area are 150k-300k. I believe right now we're paying them prices. Also, is a mobile home title and home deed the same? If not would we qualify for a first time home buyer program since they're not the same?

Most lenders have told me that there is a 1 year period after Chapter 13 before you would be able to qualify for the USDA loan.

My house is currently under contract, the buyers are doing a USDA loan, I regret it because I’m currently nearing 90 days under contract. I keep being told that the delay is waiting for the government to release the funds. I’ve extended twice but told them I will not extend again. I feel like I’ve lost out on multiple buyers.

That is one of the cons, especially with buyers using the direct USDA loan! Essentially, their lender is the government and it can take a while for them to have funds. Hopefully it will get wrapped up soon for you! 🤞🏼

@@NicoleNark it is best for the loan applicants to sign up early probably at the start of the year because funds will run out!!! I signed up early in the year and stayed on USDA and submitted my credit report early because you do need decent credit, but no bad credit to get a loan there!

Definitely had to be the USDA direct loan. The USDA Guarantee loan is funded through the lender like a traditional mortgage.

It says I qualify on their website with $60 income. I have 4 kids and a spouse. I'm awaiting disability determination. If I get approved by the income based one does it pay full mortgage until I can. They've paid around $90,000 already for my in housing assistance over 9 years will they say dang better off giving it then my disability should come in and still by income like where I am now.

I have a question. My mortgage guy said I can buy a modular/manufactured home with a USDA, it just has to be new and never lived in. I got pre-approval for $200'000. If I buy a new home, will I have to have money down? Or earnest pay?

My friend bought a brand new home that was going to get built and she did have to put down $5k to secure the lot and once the house was built she did get back $3k because the builders paid for the closing cost and the usda paid for the down payment.

I would never accept an offer from a buyer if they were approved for a USDA loan. Very difficult process going through USDA.

Actually, as long as the agent the buyer is working with is well versed on USDA loans, the process can go very smoothly. I have helped dozens of buyers use this loan type to buy a house.

Nicole,wife & I are 1st time buyers, 800+FICO, approx 90k combined income,no debts,vehicles owned,low rent/expenses. We have a little cash,75k in physical metals.
