Thanks to your explicit advises to most of common doubts in question answer form. I have a different doubt which I expect you to answer. I had made some additional constructions below tress work carried out during covid days for about 400 sq ft without prior permission. After seeing reports about checking & fine to regularise unauthorised construction, I applied for its regularisation in normal procedure and same was allowed in late 2023 by a permit which shows validity for 5 years.I was asked to get certificate for one time tax. The same is yet to be determined but village persons measured area of whole building including an enclosed side portion extended by sheet upto wall with sides protected by iron net (not grill) which is not included for building tax. I have not submitted the certificate of village office for redetermination of tax. There are some mistakes in the present approved plan and additional area for tax (parking area added). Will there by fresh inspection before tax increase and will they demand tax for the covered sheet area ? Will Corporation ask for new drawing including the sheet covered area and charge permit fee & process afresh? I am totally confused and feel that I should not have volunteered to seek regularisation.

ഞാൻ 1985 ലാണെന്നാണ് തോന്നുന്നു ഒരൂ കെട്ടിടം പണിയാൻ തുടങ്ങി. അന്ന് ഞങ്ങളുട പഞ്ചായത്തിൽ കെട്ടിടം പണിയുന്നതിന് പെർമിറ്റ്‌ മുൻ‌കൂർ എടുക്കുന്ന രീതി ഇല്ലായിരുന്നു.1988 ലാണെന് തോന്നുന്നു പണി പല ഘട്ടങ്ങളിലായി തീർത്തിട്ട് എലെക്ട്രിക്കൽ കണക്ഷൻ കിട്ടുന്നതിനുവേണ്ടി കെട്ടിടനമ്പർ ഇട്ടുതരാൻ പഞ്ചായത്തിൽ അപേക്ഷിക്കുകയും അതിൻ പ്രകാരം കെട്ടിടനികുതി ഈടാക്കി 1988 ൽ കെട്ടിടനമ്പർ തരുകയും ചെയ്തു. എത്ര പ്ലിന്ത് ഏരിയ ആണെന്നൊന്നും ഞാൻ അളന്നു നോക്കിയിട്ടുമില്ല എന്നോടോട്ട് പറഞ്ഞിട്ടുമില്ല. ഈ കെട്ടിടം നിൽക്കുന്ന സ്ഥലം എന്റെ രണ്ടാമത്തെ മകൾക്ക് അവൾ പോലും അറിയാതെ പത്തു കൊല്ലം മുൻപ് പ്രമാണം എഴുതികൊടുത്തു. പക്ഷേ കെട്ടിടനികുതി ഇപ്പോഴും എന്റെ പേരിലാണ് അടക്കുന്നത്. ഇതൊക്കെ റെഗുലരീസ്‌ ചെയ്യാൻ ഞാൻ എന്തൊക്കെ ചെയ്യണം.

According to the government order he last date for filing the request is 30th of June 2023. I think it is better You can send your request to the concerned secretary of the local body stating your situation or filing 9bforum through citizens portal . ഞാൻ വാങ്ങാൻ പോകുന്ന ഒരു വില്ലയുടെ ടെറസ്, ഗ്ലാസ്‌ കൊണ്ട് cover ചെയ്തിട്ടുണ്ട്. ഇതിന് അനുമതി വാങ്ങിയിട്ടില്ല എന്നാണ് അറിയുന്നത്. പുതിയ tax പരിധിയിൽ ഇതു വരുമോ? വില്ല 1700 sq ft ആണ് അതിന്റെ ടെറസ് ആണ് ഏകദേശം 170 sq ft cover ചെയ്തത്. തറ വിസ്തീർണം മാറിയിട്ടില്ല.

Sir വീടിന്റ ഒരു side മാത്രം അയൽവാസിയുടെ അതിരിനോട് അകലം പാലിച്ചാണ് മുൻപ് പണികഴിപ്പിച്ചിരുന്നത്.അപ്രകാരമുള്ള പ്ലാൻ സമർപ്പിച്ചാണ് നികുതി അടച്ച് വന്നിരുന്നതും എന്നാൽ പിന്നീട് തറകെട്ടാതെ വർക്ക് ഏരിയ നിർമ്മിച്ചപ്പോൾ അവരുടെ അതിരിനോട് ചേർന്ന് വന്നു.കൂടാതെ വീടിന്റ മുകളിൽ പണിയുകയും ചെയ്തു. (അവരും അവരുടെ ബാത്ത് റൂം എന്റെ അതിരിനോട് ചേർന്നാണ് നിർമ്മിച്ചിരിക്കുന്നതും ). അത്പുതിയ നികുതി നിർണ്ണയത്തിന് ബാധകമാകുമോ. ഞങ്ങൾക്ക് അന്യോന്യം യാതൊരു പ്രശ്നവുമില്ല താനും. അവശ്യമെങ്കിൽ അവരിൽ നിന്നും അവർക്ക് ബുദ്ദിമുട്ടൊന്നുമില്ല എന്ന് എഴുതി വാങ്ങി നൽകിയാൽ മതിയാകുമോ
