They pack them in like sardines where I live. Mostly college students. 4k to 5k rentals are common. Generational families make up for some as ppl struggle to buy a home so move in together to save. It's tough for a single person or family.

Another outstanding rental review and I really enjoyed the local info you got from the neighbor interaction. I used to live not too far from there and that is a little pocket of piece just off the fringe of ghetto Glendale. That area is coming up with all the new buildinggoing up off of Bethany Home Rd above 83rd towards the stadium. But she was absolutely right about avoiding south and east. I lived in that area over 20 years and avoided the shopping in that area like the plague. Super Job Big Super, keep us normal folks informed with your informative and valued personal insight. I bought a house in glendale 45th and west cactus road about 3 months ago . Im a single guy so I decided to do airbnb on the 2 bedrooms in my home . I make close to 2 grand a month from the 2 bedrooms . I rent 1 room for 35 dollars a night , and i rent the other for 40 dollars a night . A little under market value but i always have long term guests and i never have vacancies . Rooms rent for between 35 to 50 dollars a night in my area. This is a nice house , if you airbnb those 3 bedrooms . I could easily see making 2800 a month , or close to it

Have you had any difficulties when it comes to your personal property, being that it's a shared rental rather than renting out the entire property? The longer term renters are maybe a little more trustworthy than short term, but I'm assuming it's still only like a couple months per guest right?

@@phil2945 Frankly, Phil, my wife and I thought the same thing. In fact, we were sure that we were going to buy our next house in San Tan Valley. When we sold our home in Gilbert last year, we rented in STV for six months and it was enough to know I didn't want to live there. Aside from the lack of home supply stores, it's one way in and one way out (Ellsworth/Hunt Highway), and most of the subdivisions have sidewalks on one side of the street. Call me crazy, but the lack of sidewalks on both sides made the streets seem narrow.

I see Big Super is on the case again. Appreciate you man. I live here in Glendale, Az not very far from the stadium. As a matter of fact, I make about 100 dollars every Cardinal gameday when fans park at my home. If you got out here to AZ in the early 2000's like I did, You got a hell of a steal on a house. I have a 4 bedroom 2 bath, 2400 sq ft home and I only pay 875 a month. This same home has tripled in value and you will pay about 2800 to 3 grand a month now. Of course, compared to Cali, we are still cheaper But..we are climbing and our housing prices are now sky high. I truly feel sorry for young couple trying to buy a home nowadays. They are almost priced right out of the market. So good luck to all coming here to AZ. Its nowhere as cheap as it use to be. The times they are ah changin.

It’s a cheap rental house for a reason it’s near the hood. I’m used to live in the hood but I want to get away from the hood far a way. I live in the hood most of my life. This one town I live in Massachusetts is called Roxbury. I currently live here. I’ve been living in the same town and same street for about 12 years. There’s a bunch of crack heads and heroin addicts. Once you mind your business you be ok. But your vehicle will vandalized and break into. In the hood avoid hanging out with people. If you a working man. Go to work and go home. Don’t hang out and socialize with these people cause these people can turn on you at anytime. If you see a group of crack head or addict looking people stay in your car till they leave. Arizona will be become the smaller version of California. Most of the gang bangers from California are moving to Arizona cause the cost of living is cheaper and it’s near California. But they causing the house market to rise.

Used to live and work around that area, eventually my husband and I moved away. In our old neighborhood off of 67th ave and Indian school there were gun shots at night. A young teen walking home at night was killed and I don't think they ever solved that crime. My husband was up on the roof one day and discovered a bullet in the roof right above where our baby slept. Not sure what it is like now but at one time it was pretty bad around that area. Just off of Encanto by what was called Westridge mall years ago, a whole family was murdered years ago, that was so horrible too. A really messed up friend of one of their teenage kids I believe was the killer. They were all ages too. I believe that was 75th ave and Thomas.. We live in an area now that is only a few miles away from what they call the Blade. I didn't even know this was going on, so sad. A lot of hurt people out there that are struggling.

Used to live there myself in the 80’s. Was once a nice area. Westridge mall, good shopping and restaurants. Then almost over night it turned to crap. Had to sell my townhouse at a loss to get away from that place.

@@CamachoBJJ My husband and I sometimes visit maybe once or twice a year because the best mom and pop restaurants are always in poorer neighborhoods, also there is a lot of heart and soul good people in those spots too. So sad that violence seems to be part of the package in spots like that. A lot good people come out of bad situations and areas like that. I grew up in South Phoenix, bad areas are nothing new to me. It starts with the kids. They need to have great mentors and a whole lot of kindness and patients to teach each generation how to fish as they say. Sadly there are a lot of broken families in areas like that. Some kids start out with a life stacked against them. I would leave my house when things got intense and stay with neighbors, so many kind neighbors out there. You are right about my old neighborhood, it can be a scary place and I wouldn't be driving around that area at night.

I remember when it started getting scary and a manager was robbed and killed there at one time at Picadilly's restaurant inside the mall. It was another sad story. He couldn't open the safe fast enough. I used to eat there all the time with other mall employees. I hated closing by myself at the little shop I managed, especially walking out to the empty parking lot at night, didn't like that part about working retail.

We are across the street from the stadium between Glendale and Cardinal's Way on the other side of 91st Ave. and on the weekends it is so noisy because of the street racers. We rent right now. Expensive. It is a nice neighborhood between here and 83rd. A new lake at 83rd Ave. and Bethany Home.

I have a pony wall between my family room and kitchen. I like it. When I have people over. I put the dogs in the gated kitchen. I’m digging the floors Not too dark or too light. A timeless look. In my area the rentals are going fast. Not as fast as selling. But, we had a family sell, bankrupt whatever a few doors down. It was empty for about 45 days. It’s now a rental and the moving truck came yesterday I was told. Some markets haven’t been calm for awhile. Location, location, location.

It's expensive. A few years ago, I rented a 4 bedroom 2 bath in Avondale for $1100 a month. It was about 1300 Sq. feet. $2300 is a stiff price, and the neighborhood isn't all that great. It's a lovely house though. I wouldn't be mad if I rented it.

Nice house but a few things not good, front door almost in line with back door, restroom too close to master suite, toilet faces into master bedroom. Almost moved to Arizona but moved to Nevada. Thought prices were getting ridiculously high and competitive. People always say summer is hot but winter can be outright cold 🥶. Utilities are reasonable. Be safe
