Man, I'm looking into building 3bed 2 bath homes in tonopah and renting them out for $1,100 with a really good size front yard and backyard, rentals are getting out of control

Me too. About 13 years ago we were pretty serious about going there and you could get a nice house that was big for 200...haha. more like 600-700k now. Ouch.

Ahhh yes to this. I just moved into a brand new apartment complex in Scottsdale. I have one small dog above me and 2 right next door 😩😩😩. Thx god I’m only here in winter months. My rent was $1300 when I signed lease in may. Now my same place is $2200 month. For one bedroom. It’s sooo crazy

It is a pos. Also, can you imagine renting from whoever this is and seeing just how little they care about the condition of the home? If you have an issue, your call is going straight to voicemail or they will say it's your problem. Probably will be a slumlord 🙄 Anyways, thank you for the video! Wolf investors (national and global) are not just buying homes and apartment complexes. They are buying them without a person ever walking into the buildings, paying full asking price, and making transactions per purchasing a batch of buildings at one time. They are paying their CEOs managing the properties millions in bonus based on raising rents, increasing their profit margin. This is NOT a housing bubble, this is a different kind of beast.

Wolf investors. I like that. It's not just corporations doing this shit, it's greedy individuals from out of state; many of which from a state that starts with a C. This immoral, greedy type of investing is in every Western state now. The real estate industry is different because local communites can and have been in many ways figuratively wiped out by these practices. And one of the worst parts is most of these Wolves don't care.

@@xibear4341, I call them wolf investors because of the aftermath of what is left for the rest of us. C produces a richer economy than some countries and I fully agree, Wolves don't care. They just don't. Today I was reading/listening to a report that spoke of houses being sold now going 110% over their asking price in C and that is literally a mass extinction of middle class. There is no recovery from that. None.

The shotty conditions and lack of basic maintenance are usually a bad sign of either a "slum lord" or a property management company that doesn't do their job well. A repair request would probably go undone for lengthy periods of time.

Excellent home tour!!! Thanks! 1741sf home for $1795 sounds like a steal these days. The flooring and back door definitely needs to be repaired or replaced before the new tenant or tenants move in. I have been looking at rent prices recently for someone & nearly everything I have seen (excluding my own which are occupied) are over $2k... So, the price seems good once or if the necessary repairs are made, garage floor is cleaned & possibly replacing some of the fixtures. Excellent content. Thanks!

The rule of thumb where we are is $1 per sq foot to rent. Property taxes are going to drive it to 1.5.

It seems like so many homes in the Valley have brown oak cabinets, even some of the not so old ones built like 2005-2008. The brown oak cabinets look SO dated.

Rent and homes for sale are out of control here in the Tucson as well. Even though it took about 5 months to sell our home in Texas, I am glad we decided to still purchase our home in Tucson back in 2019. In the first 3 quarters of 2021, realtors kept calling us to sell our home. We could have easily sold our and made a substantial profit, but where would be buy our exact same house, without over paying. As tempting as it was to be greedy 💰💰💰💰, we decided to stay put. We love our home.

I rather rent a brand new luxury apt for the same price to be honest. The size is nice but not in that condition. But it’s a sellers and landlord market and they unfortunately can get away with the foolery.

People moving out states like California and New York are driving the prices. Basic supply/demand. They are bringing kids into school districts forcing them to raise taxes to accommodate the additional headcount. Where I am we have a huge number of children of illegal aliens in schools with 40 kids in a classroom. This is helping to drive costs.

I guess it's an okay starter home if the owner would put a little money into it. Renting a home in that condition goes to show what the current market is like right now. Someone will rent it..as is. Just not me. Great video super!

Dang the could have alest swapped out the lighting and power washed the garage/driveway Oh hell no they are way to close to the school, those kids were way to loud. Working from home you hear kids screaming all week and the neighbors dog I am saying check out those new mobile home dealers -beautiful homes without the crazy high debt. Retire early

A tiny 2 bedroom apartment 1000 sq is $2000 month in scottsdale. Place built in the 80s. Same type of crappy floor as this house. Appliances constantly breaking down. I'm moving back to the Midwest this spring. I haved lived in this area for 15 years and loved it.. Last few years it has become way too crowded and over priced. :(

Nice size rooms but needs improvements for safety reasons - sliding door, flooring in bedroom. Not sure how close shopping is This is a rental property not a purchase so upgrades are optional.

That room off of the kitchen didn't sit well with my spirit. The owner is a slumlord. If the person is renting the house without making it presentable before renting, they for dang on sure won't repair anything once it's occupied.

I made a comment on the heat here in Fresno CA last year. Someone said I should try 119. The thing I find funny, is that I lived in the hottest desert in the world in 1979 and 1981. It was an unofficial high in July 1981 of 137 degrees. I guess, all things considered, I've already felt 119 and higher. I'll pass, as I didn't enjoy it in 1981, but I'd love a break from the smoke we've had for two years straight. Yuck. I've been to Arizona and thought after the monsoons, it was quite humid. I lived in AZ for 41 years. Moved out of state 6 months ago. I bought a gorgeous 103 year old house for $185,000! I miss my friends and family, but not the AZ prices! Best of luck! Great video! ❤️

Wow! That was a mess and for that amount of rent, Arizona is priced outrageously high. I could never. You did an awesome tour. Here in South Carolina that home would rent for around $700 maybe $800 on high side. Needs some serious up dating not to mention repairs.. Back door doesn’t even lock I’ll visit Arizona but that’s it.

My house in Gilbert is same Sqft but the floor plan is so much better 4bd with vaulted ceiling only one dividing wall, covered patio( I will convert that into a extra bedroom), and pool/garden larger windows. $1/sqft seems the norm and renters aren't gonna be too picky now in shortage time.

The price on this home is a steal comparing to the rent prices in New York. For a three bedroom apartment the landlords want $2500 a month. For a house like that in New York would probably cost in the millions. To rent monthly would cost $3500 month.

It’s crazy how the prices keep going up. We been in buckeye for a yr and we could sell our home for about 100k more than what we paid in the current market

$1795 is insane considering the area, upgrades, and features of the house. I genuinely am confused what you're paying for because between an odd layout, cheap materials (floor/countertop/cabinets), oil stained garage, mismatched fixtures, and a tiny backyard, i don't see $1800 a month. I'll bet the original owners are paying less than $1000 a month and trying to maximize on the profits. If the cosmetic upgrades were done, I could see this going for $1650 but I hope no one actually rents this and the owners are forced to realize that they can't rent a property lookin like that

@Jeannie Farnsworth not really, in north phoenix you can rent a 2 bed 2 bath apt for 1400-1500 in decent neighborhood. For 1650 you can get the nicest 1 bedroom.

In Wisconsin they rent out 100 yr old houses and apartments that havent been updated since the 1930s-50s. The carpet is from the 90s, lead paint chipping, cracks going up the wall. That looks like luxury compared to places I've lived.

I look at houses to buy in NV or AZ and there is a huge difference in sales tactics compared to CA. In Ca they show clean interiors. In the other 2 states it doesn't matter if there are poop stained underpants on the kitchen table, they send it.

As an owner I can tell you that property taxes from the counties and school districts can eat up just under half of the gross you collect on rent. Not to mention insurance and other expenses. It’s not as though we do not have expenses after collecting rent.

That’s a 2400 dollar house in Colorado. Pretty good deal there I would say. Apartments are going between 1200-2200 here in Colorado.

Super, you should take a look at Williston North Dakota. During the oil boom a few years ago North Dakota, especially Williston went crazy building giant luxury apartment complexes. They are beautiful and so many are sitting there empty right now. After everyone left the apartments were just left vacant. Management is offering incentives like 3 months rent free. A 3 bedroom 2 full bath with a washer and dryer is about $800 a month and cheaper. The apartments have all the amenities you could ask for. I found some 1 bedroom with 1000 square footage for less than $500 a month. They have so many apartments sitting empty they are desperate. Look on one of those apartments apps. Only downside is it’s North Dakota and it gets cold 🥶 I just looked and 1 apartment complex has 68 available units! I’m just putting it out here, if anyone is tired of that blazing Arizona sun you can live in North Dakota for half or more of what your paying in rent. Most are already furnished to. Beautiful and modern.

One thing I know for sure, I still have big plans on moving away from Houston back to my original home of Arizona, and let me tell you, the house that I currently live in may not be the prettiest house on the planet but I'll take that house out there in buckeye Arizona over the house that I'm living in at any given day hands down. I like your commentary. People can decide for themselves 😂. However if they make minor repairs and upgrade fixtures and clean that garage floor. Even plant some grass, it’s a good price for the size. Prices are getting so expensive in Ariz, a family would love that home. If too much is done it becomes unaffordable for so many. So sad, our wages are not in line with the cost of living here.
