My biggest dream in life to to live in New York for a period of time ( love the city, my favourite place in the whole world ) but in saying that the price of rent is putting me off living out that dream. I can’t comprehend how landlord come up with the monthly cost. I do get that it’s New York and it’s not cheap but some of the asking price is crazy money.

I'm feeling the 3 bedroom for busy singles getting established. Access to the roof is key. People are going to have to carve out their private spaces outside those tiny bedrooms. The light is very nice in all 3 rooms. You will have to have a high level of trust in your roommates though, because of that shared balcony. Siblings or cousins sharing would probably be the best arrangement.

I don't know, Cashew, I'm conflicted. Of course the 2nd apartment is newer and all, but when I get into the boroughs and can't pronounce the street names, I know I'm just too far from midtown. I love the location of the 1st apartment AND the unique feature of the outdoor area - BUT - I have a thing about ground floors and roaches (and possibly other critters.) But I think I would take my chances - IF - that 1st apartment stayed at $2200. I hope when you reach the apogee of fame, you will remember the Little People.

1:52 Nooooo. I used to live three blocks from my job at a hospital. I didn’t like it. Looking out my window and seeing people in scrubs and white coats walking by, I was never ever able to mentally get out of work mode. My off hours always felt like I was “on break.” Plus when you live that close and you call in sick to work it can get uncomfortable.

Love the first one, but mostly because it is tiny and private. While I would never go back and live in NYC again, old retired, once I leave my 4,000 square foot home here it will be for something tiny. I have a guesthouse and sometimes spent a week or so living in it. Smaller is better. Loving your tours of NYC apartments.

@@olbird7647 No, I do it a couple of times a year when I have something done in the main house I react to, like painting, that's a solid two week stay in the guesthouse. I keep my guesthouse for friends and family. I was approached to rent the house out and decided after hearing a few local AirBnB horror stories not to rent it out

Having actual tenants rather than travellers stay in the future could be more manageable. A client of mine did something similar after his grown children left the nest and rented out his 5-bed main house to visiting professors (and families) via a local university while he lived in the 2-bed guest house.

Outside space may be gold, but in the winter it's cold! Unless you have plenty of money, I wouldn't pay that steep price for a TINY apartment and a patio that was only useful in the warmer months of the year when it's not raining.

The first apartment is the best. Living alone, HUGE outdoor space. I'm a gardener so most of the New York apartments would frustrate me, but that outdoor space is money. As long as the people upstairs don't hop out of the window to steal my fruit.

My favorite? The second one, three bedrooms each with its own private bathroom, balcony access and a rooftop deck for hanging out. Its a no brainer, really. Gonna be more for a family and you can always squeeze guests into the smallest room so they don’t stay too long. Made that meh cup of coffee worth it for Cash!

For that studio....A bed's gotta' go sideways against the window. Just enough space to put a nightstand separating the window side from the bed. Then on the side of bed facing the kitchen is where you put a love seat/couch facing kitchen. Where you see that couch in your video, under that shelf is where you put the tv, on a long stand with storage (about the width of that couch there), open storage or with drawers. Find one with wheels so you can turn it to watch tv from the couch and then can be put back against wall. Or you can get a professional to mount the tv against said wall on a swing arm to tilt out easy to watch from said loveseat/couch. Still keep a storage unit below it. Make use of every wall for shelving, etc. Ikea has an inexpensive standing mirror, with hooks and a rod behind it to hang clothes. Get that for the mini/bedroom area. It's easy to move around too.

Second apt has tiny bedrooms and 3 occupants. AND ALL THE FRIENDS OF 3 OCCUPANTS! Apt #1 already has a garden around the edge of the fence. One would assume management would not want to yearly replace damage to the apt so one would assume there is adequate patio drainage.

I'm late today! Worked the 0630 - 1430 shift and then worked in my gardens until 8 pm. I grow a lot of veg, herbs and flowers for pollinators. If the studio's patio gets good sun for growing that'd be first choice. Outdoor space can save your sanity in a lockdown.

Looks like partial sunlight that would be perfect for herbs, hanging plants! 1:56 great neighborhood. 2:50 again my DIY gardener brain is in overload! 2:54 - inside ideas: turn the bed against against the left wall. (to look out the windows); use a "see-thru' cube storage unit as a room divider(simulate a wall) the width of the coffee table. DITCH the couch! It's too big for the space. Opt for a loveseat backed up against the cube divider and small chair against the wall. ! THAT will leave you enough space to have a '2 person table (lift type) near the kitchen. 2200 is a great price! #2 4:20 LOVE LOVE the building!4"25 WOW! ok, seriously new, 3 x 3?? This first place is ripe for a Murphy bed that has TV mounted to the underside. Bed up you have a couch facing the TV and plenty of hangout space. Bed down for sleep mode. Could also put the TV on a tall stand and just rotate it to face bed or couch, but obviously with less open space.

for the sink sprayer issue -- they can be SO CHEAP and EASY to install yourself! I wish I knew that long ago (as well as a deeper sink basin.... i spent a while in college washing my dishes in the bathtub because of shallow sink basins...)

3:16 easy Put a small but good projector and everything above the couch which can project a decent picture (in siza and quality) in a short distance and a rollable screen on the other side. That way you can have the perfect spot for watching anything without blocking your closed with a big TV...

If the studio is pet friendly, I could see someone who is an introvert pet lover really wanting to rent it. It could be made beautiful and add living space (for part of the year) with plants, a hammock and a small table and chairs. Especially if the location was convenient for a job, I think the location is determining much of the cost, but not being familiar with NYC I could be wrong. I don’t know if you have to keep the furniture, but maybe some changes there would make the next person feel like it was their own. I think a couple could also make the studio work. The three bedroom is perfect for three students or someone looking for an inexpensive apartment with new furnishings. Having a washer and dryer in the apartment is a huge plus at that price. It will rent immediately, but that brings up a question, is it that one person is the renter and responsible for finding two tenants and collecting their rent to then be paid to the landlord/leasing company? I think nearly all the two plus bedroom apartments you show us must work that way, leading to the Craig’s List ads, etc. Maybe you could spend an episode explaining how to make renting an apartment with non family work and what to look for when writing or reading ads in that situation. And yes, Cash, you are the best tour guide on youtube for NYC and surrounding boroughs(?).

I had an apartment like this. Use light colors furniture and you’d love this apartment. Use a projector not a TV.. oh and the garden.. just clean it up and get a hammock! 😂 and a BBQ. The key is to KEEP IT MINIMAL. CJ, Can you do a guide ONLY on how and which apartments sites to use? For those who are coming from other countries.. please(?)

Love that first Apt....great area,,,furnished?? It comes furnished?? Only one flight of steps? I like that..if ready like so central and there..but you will find a great one..when time comes,,I know it..today..3 inches of snow..oh my.

That second one isn't half bad, it would be perfect if it had in unit laundry. I'd snap it up if it did! It's tiny, so it wouldn't be too hard to clean/maintain, and I could use one of the bedrooms as a home office and the second bedroom for guests. Also Cash in pink >>>

I like the first one with the garden area. That other bath in the 2nd apt with just the shower, would've been called a 3/4 bath not a full, in the past. Guess times have changed.

I absolutely love both apts. I'd go for the studio for just me but because I like having people around I'd take on the second one and see if I could get a couple friends to share it. Love your work , l really enjoy the content and your commentaries. God bless and be safe and take care! 👎👏🤗🍀✌

First one with the outdoor space. Being able to be in an outdoor private space is gold.

These Q&A's Cash used to do in his vids were...AWESOME!!!!1! I've probably seen hundreds of Cash vids at this point, and am still absolutely confused at how real estate agents work, when it comes to rentals 😅😅

As someone from Los Angeles, these rents are about the same for the footage, if not slightly less. But in LA, you’re paying for a shoe box with walled off spaces whereas in NY, it seems a lot of places are older with some character.

After the way COVID-19 ravaged nyc, the high rolling rental clientele prioritized over working class people all of these years will never return. No one should be subjected to splitting an apartment with roommates, living half a life worth living. You should lobby to lower rental prices in the city because landlords have been ripping off renters, making illegal bedrooms and charging rent 10x more than the properties value. Welcome to the rest of America! Landlords are going to have to be honest, if they wish to make money, simple.
