I don’t sympathise much with the investors as they are the major ones for inflating the real estate prices. Not even the builders but investors also try to play smart and try to sell the inventory at price almost similar to builder. Nobody is innocent in this game. Major sufferer is the end user at the end.

I believe end user is also equally at fault. I being an end user should not succumb to the fear mongering environment created by builders and be a victim of FOMO. No sympathy for these financiers/ speculators who destroy the affordability of residential homes for end users. Imagine the pain of middle class earning members who are working hard, taking loan to buy their dream home, just to find out artificially inflated prices because of entry of speculators. I believe this video is sponsored by a clutch of speculators who aren't able to exit. The builder is absolutely right to exploit them, and Noida authority is right to exploit these builders.

Agree. Looks like speculators are crying now as they are stuck with flats and have to pay the full amount to builder. Currently, they book in pre-launch stage, just pay 20-30% of property value, and then try to sell at a profit and exit. It is good that they are not able to sell and builder is fleecing them

Mostly yahi scene hai, if you are buying new property, prices are on the sky and when you try to sell it you won't find any buyer who is ready to buy it in that price bracket. There is a lot of inventory in terms of flats and people mostly buying new flats and getting trapped these days.

ATS Greens aur ATS Home Kraft jaisa bada builder bhi pahle to bana kar hi nahi se raha, agar bana bhi raha hai to 3rd class quality de raha hai. Wood saari particle board ki de raha hai. Electrical wiring kisi bhi third class company ki laga raha jo kabhi bhi udd jaati hai. BBA mein agar AC, wardrobes mentioned hain, tab bhi bana kar nahi de raha. Transfer charges bhi 900-1000 psft tak le raha hai, wo bhi cash mein demand kar raha hai. No one should buy in ATS.

Investors should get the lowest priority in getting allotments. Only end-users (jo rehna chahte hai apne naye ghar mein) should be allottted flats on priority. Also, there should be strict penalty if the buyer do not shift in the house within the agreed time. Investors aur builders nei lakho logon ka naya ghar lene ka sapna tod diya hai ... had se zyada lalach hai inn logo mei aur ye hi inki barbadi ka kaaran banege ...

I confirmed 1 property in 150…. About 25-30% down is coming out to be 85-90lacs and then 2.25Cr loan costing 20lacs per annum just in interest payment (no principal) on 15yr loan…. Its good. Short time investors should be stopped from investing in real estate. Only end users should be given priority so that people can get houses to live at right prices. At present 4-5 people having only 50 Lakhs in hand book a property of 1.5 cr thinking that they will sell the property to end user at high prices making profit. This leads to distortion in prices and makes property inflated and difficult to buy for families who want to buy property for their living.

Not exactly, as investors are not able to sell and hold most of the units, the end user is shown that all flats are sold creating a FOMO affect, and hence the price inflation come. If investors will able to sell, then I feel these problem can be sorted out.

The places which are livable are way beyond any normal persons reach. 3. Parking situation. Be it any market or any area where there are only builder floors are there. People park their cars on roads. And then comes the popular parking fights of delhi. Unless you have your shop/business or office is delhi there is no point living there.
