Serbia is amazing, I'm British but my husband is Serbian and we're eager to relocate to live in his village. For £16,000 we can buy a massive house with fertile land, most places have fruit trees e.g. plums, quince, apples, cherry, grapes on vine etc... We both plan to work remotely and hopefully earn similar salaries to what we currently earn. I've visited his village (just outside Subotica) which is not far from where this video was filmed. Just wanted to encourage other young people like us to get out of the bondage of mortgages and just own your property flat out!

It's very centralised, Novi Sad and Belgrade.. the rest can hardly be considered as cities.There is nothing to do there except agriculture which younger people don't want to do. That's why those places are drying out and you can get houses for cheap. It's not like it's something new... you can find houses, flats in france and spain for 10-15 thousands euros in abandoned villages.

Even if I make $2000/month (bring home) that would be more than enough for a very comfortable life in Serbia. I live in north west Ohio and Banat (where those properties are and where Zrenjanin is) is very similar but forget real hills there. Not even real rolling hills, it is much flatter than Ohio and Indiana. :) I definitely would consider Vojvodina (north part of Serbia, with three major regions Banat, Bačka and Srem) but I would suggest Fruška gora, not far from Novi Sad but still not too flat. Banat is known by a lot of underground water and that can be a problem on houses by getting moisture in walls. Houses are built by bricks and blocks and they are not great with moisture. Central Serbia has more mountains and I would check some areas there as well. I'm from Kraljevo, more or less most central city in the country location wise. That area has a lot of nice places to live. Older I get I want to live further from big cities. Belgrade is like NYC, too crowded and too expensive. I think it isn't worth to live there.

I live in northen part of Serbia, which is Vojvodina. Where you get a house for 10k is the area with underground water. Your walls will be full of water with first rain coming. Also, there are no jobs, not so many "international" people etc. If you want to live in Novi Sad or Belgrade, you have to pay $1300+ per square meter.

@@axlcinema That depends on many factors.You can find cheap houses in suburbs, renovate them the way you want, and have all the benefits of the city within 20min drive, and as far as I've heard average commute in USA is a lot more than basically if you can work remotely, and keep your income, you can live very comfortably in Serbia.But our government is making it more difficult for foreigners, cause they just want to collect more stupid fees(theyi doing it to us as well).

Great insights. When I was looking to buy a country home in Czechia, I found out that €80 got me 3 floors, a two car garage; a hectare of land, a cellar, and a terrace bigger than my apartment in Prague. 50k in rennovations and I rent it Airbnb for 80 a night. Pay my mortgage and bills with it.

moonlight for my small flat in Prague, it’s about 95% occupancy. A bigger property is going to be less. Country house gets about 40%. More in the high season. But that’s enough.

moonlight rule of thumb is if you want to do Airbnb full time, you need 80% occupancy. Otherwise better to rent long term. If you want the property for your own use, then just to cover costs is about 50%.

In Belgrade, you live a good life for 1000eur per month, two times better than the highest salary. and if you are in airbnb business, you get 50eur per day. If you manage to score 9.5+ in reviews, your occupancy will be 100%. But if it is 80%, then 4 5th of 30days is 24 days. Times 50eur = 1200eur. i.e. you live like a KIng wth only 1 property. Even if you rent this property on a monthly basis because it was in bad shape, so you renovate and advertise on airbnb, you would still earn 900eur in pure net profit

They are cheap because all the young people are moving to the cities. ROI is bad on these houses. Beter invest in newly build apartments in the bigger cities. For example in Sofia you can get a brand new appartement for 35k, pay 40% yourself and 60% loan from a Bulgarian bank. Make sure its within 5km of the university and you can rent it out for 400-600 a month to an international student, around 200 if you want to rent it to a local. On the bank loan you only have to pay back around 120-150 a month. Did I already mention that for 35k it comes furnished?

I dont think you could fix and flip. It makes sense for living, its very cheap to live in Serbia especially in villages, cheap and decent health care. There are some retired people from UK buying houses in Serbian villages and living nice and quite life while having more than enough money with their pensions and in some ceases rents from UK. One couple that i know say that they could never afford to buy a house in UK, they say that taxes are too high, living cost are high and medical expenses are too high...

When something is cheap, there is a reason why it is cheap. There are cheap houses for sale in Serbia, but if you wish to live there you might have to pay for renovation of these houses which were in most cases abandonded years ago when their owners moved elsewhere looking for better life and were not maintained since than. There is also a problem with infrastructure in such places, in many cases they are lacking good roads, well supplied shops, Internet connection or running water supply.There is also a very limited number of jobs there, in general if you buy a house in Serbian village or small city, the only job you may have there is farming your garden.Things in this respect are slightly better in Vojvodina, but not much better.

Good video. It's one thing to talk about price per square meter in some city, it is totally different when you actually show the house and the surrounding area. It gives people a solid understanding of what it is really like. The second house seemed pretty good and a good price. Still, I think it was not a very big town. A good kind of place if you want to hunker down and do some work with very little distractions for a few months. There are many places like this in Europe like Spain, Greece, Italy. With these small town houses, there is a real chance that it will be cleaned out or occupied by squatters if you go away for even a few months. I know this is a problem in Spain. Is this a big problem in Serbia?

I had to work in the Czech and Slovak Republics shortly after they broke from the Soviets; the film here is very reminiscent of that period for me. I remember thinking that they had so much in the way of resources, but that they didn't seem to know how to utilize them well. Sadly, many people I met there longed for the return of the Russians...freedom is scary for many.

Great concept! Maybe do within a 30 min radius of Belgrade/capital cities (more EU countries also!). Locations that are reachable to airport/city center by public transport are really important. Cheers!

Great video Andrew. I’m catching up on yours this holiday season. Two quick questions I have, which never seem to be addressed by real estate agents anywhere in the world: Is there good internet access in those homes? And is there an Ikea close by? Driving through the Serbian countryside reminds me of my native Southern Ontario, and likely reminds you of rural Ohio. Overall it looks to be a great area!

There is an IKEA close to Belgrade. As for the internet, I am not sure how dependable it is at this time. I believe they use satellite internet. But, to be honest, they do a lot of remote work now too, so I am sure it has gotten more reliable.

Enjoy the quiet suburban semi-rural life of having a nice large yard to yourself where you can grow vegetables, fruits, even a chicken coop if you feel like it? You literally cannot do better than Serbia. You'll be able to find tons of deals on the outskirts of Belgrade and Novi Sad that are quite cheap. Most villages have decent infrastructure and stores nearby and roads leading to the big cities. A typical village or small town of around 1,000-5,000 people will have convenience stores, a community center, a bakery, a park, a church, a cafe or two and perhaps even a restaurant, car repair shop and the like. Take Čenta, for instance. It's halfway between Belgrade and Zrenjanin and you can reach the city center in 30-40 mins outside of rush hour. Đurđevo and Šajkaš are close to Novi Sad, or Rekovac if you enjoy mountain scenery, or even Vrdnik across Fruška Gora where there are thermal spas. The village of Bački Petrovac is also very close to Novi Sad and has its own Aqua Park. Near Belgrade Jakovo and Boljevci have tons of potential and their prices are set to go up because a highway exit on A2 will connect them up nicely with the center of Belgrade. Then there are tons of nice villages around Pančevo. But there is no reason to limit oneself to Belgrade and Novi Sad. Niš is often overlooked in comparison with the first two, but it is also, for Balkan standards, a big and bustling city and now has a working airport that connects to a lot of European destinations. If you can set up shop in Niš, there are places around Niš that are surrounded by amazing mountains, and are also dirt cheap AND are also quite close to Niš, now that A4 is complete. Bela Palanka for example. Or just further along Pirot is a larger town of around 35,000 people, but it is absolutely surrounded by breathtaking nature and the food there is awesome. Not only that, but it's also just an hour away from Sofia. To sum up, it is extremely easy to find extremely good value in Serbian villages and small towns that are close to big cities such as Belgrade, Novi Sad and Niš. You can find large estates at low prices and decent quality connected by adequate roads and not more than an hour away from the major centres.

Great research. I'm sure you can do very good deals, shopping around the globe. Especially in distressed times in distressed areas. Real estate prices can drop 50% when you have 10 houses for 8 families. I'd like to see private Islands in Norway, places in Scotland, Northern Italy and distressed mansions in the USA. I do not like these super cheap countries because of the law system, Healthcare, quality of dentists and lack of Universities in the area. Italy and USA are already a bit of a no go to me.
