Long before the rental market went crazy the section 8 housing program was in dire straits. property owners won't rent to sec 8 because the program stopped paying for damage to housing by section 8 recipients, but the same program will side with the tenant to keep them housed no matter the problem. Property owners should not have to go up against the Sec 8 Housing program to evict a tenant, which can take years. Large Property owners can afford sec 8 recipients while the small property owners don't have the financial means to take risks. This program started out paying for real property damages done by renters then it just stopped leaving great expenses for the property owner. The smaller property owners (about 40% of the market) can't take risks like the large property owners. Common sense facts you won't hear from the program. Program was broken long before pandemic and housing crisis, they had many years to fix this

Because of the rent increase, I have gone from an apartment I rented for 34 years, to renting just a bedroom in someone's home. I'm in the process of throwing out almost everything I own, and moving with just my cloths and some personal items. At 63, I never thought I would be renting a room in someone's home, for the same price I paid for an apartment 3 years ago. I had to pay 3 months rent up front, two was for the security deposit. I'm fortunate to have this as my credit is bad and they didn't care about my credit they just wanted to see what my income was and that I had 34 years of good rental history was enough for them.

Your report is inaccurate. The tenant pays 30% of her income towards the rent AND utilities. The rest of the rent is paid by the Housing Authority. So, the tenant may pay $300 of her $1000 income towards rent and utilities. The rent may be $1500 per month and the Housing Authority will pay the $1200 left. The problem is that a landlord may charge $2000 for rent when the Housing Authority determines the Fair Market Value is only $1500. Obviously, an apartment on the ocean with a community pool and covered garage is not going to be affordable under Fair Market Rent rules. Section 8 is not meant to get you a luxury apartment. It's meant to get you a basic apartment. You won't be able to rent an apartment in Trump Tower, NYC on Section 8.

Wrong. Thanks to Bill De Blasio, the cancer of NYC, new buildings must allocate a percentage of their units to affordable housing. In plain English, they have to offer some of their units to people who cannot afford to pay for them. The result is getting ghetto folk in an upscale neighborhood. If you know what the ghetto looks like, you know you don't want those folk living in your building when you pay 3K for an apartment.

The majority of section 8 renters that I have experienced are the dirtiest, bug-infested, and inconsiderate people you can possibly rent to. I was a Section 8 landlord who got terribly scammed by the system. In Montgomery County MD, the Section 8 program was called HOC or Housing Opportunity Commission. Employees at HOC were curt, arrogant and never returned phone calls or answered emails. I had to get in touch with my Congressman to get HOC to respond. The renters started a home laundromat business and flooded the basement. They rented out the bedrooms on short term basis. They had boyfriends and live ins. They trashed the house and lived in their own filth. Then the government would not let me raise the rent more than 1.7% and said even if I rented to another Section 8 renter, I would still be limited to a 1.7% increase. So when the lease expired and the rent moratorium was finally lifted, I did not renew the lease and put the house on the market for sale. It cost me over $30,000 to fix the house in order to sell it. There are shortages of Section 8 rentals because of government policies that are anti-landlord. My advice for landlords is never get involved with Section 8.

Sorry about this. This is the classic example of why normal people will not rent to Section 8. It's another example of govt not taking responsibility for many issues, kicking the can down the road and expecting the private sector to fix things. I have 10 doors in So Cal. I've had several S8 tenants and will NEVER do it again. Fortunately, my situation was not as bad as yours. Sure, we have a guaranteed portion of rent paid, but, at the end of the day, we really pay the price and it is not worth it. You may not be aware, but in CA now (and maybe other states) we cannot deny an S8 applicant, as we once could. It doesn't mean that we MUST rent to one... until they change the law. Hopefully someone will some sense will intervene and fix S8.... but I'm not holding my breath.

I was a single teen mom of one child on Section 8 about 20+ years ago. It was hard as hell back then to find a decent place to live mainly because of the stigma attached to section 8. I saw the writing on the wall early on because everyone was experiencing a real challenge finding 1.) a decent home 2.) a landlord willing to go through all the leg work to accept Section 8. When I finally found a decent place, I vowed I’d use it as a stepping stone until I could finish college and get on my own feet to make it on my own. I did just that. I was on Section 8 for about 5-6 years. It was very difficult to tell my caseworker I didn’t need it anymore once I got my first professional job right out of college, but I refused to use the government as a crutch because deep down I knew it would eventually hold me back from all I could do and be for me and mine. Plus i saw first hand as a child, teen and adult exactly what happened to generations of women in my family and community who choose to stay on Section 8. I’ll just say quality of life hasn’t been good for them. It was critical that I could determine my own housing and financial destiny and you just can’t do that when you’re caught up and heavily dependent on that system to meet your fundamental needs. Its a threat and detriment to anyone’s sincere goal of self-actualization. It will somehow give you just enough comfort and false security to make you ignore your discomforts about the system, thus many people abandon their drive, ambitions, dreams, and determination to do for self when they are heavily dependent on the government’s help. Back then when I was younger 20+ yrs ago, im So glad i had a real good relationship with my future self (the now 20+ yrs later me) because the present me is very pleased to be a 6 figure income earner, I didn’t dare have no more useless, worthless baby daddies giving me seeds from poverty D’s ( one was damn sho enough to teach me a real good lesson for a lifetime), I’m a business owner, a homeowner of two properties and best of all, I’m section 8 free. These stories really get next to me because had i not made different decisions/choices, this could’ve been me. I just knew that gravy train wasn’t going to last forever but majority of people on the program think it will. The fact the lady had the nerve to say section 8 is hurting people not helping is insulting. Its a great program if you dont depend on it for life while you continue having children that you can’t afford and not to mention allowing men to impregnate you who don’t/won’t/or can’t take financially responsibility for their own seeds. It is not the government nor tax payer’s responsibility to take on the lifetime financial obligations of two people who exercised poor decisions making in terms of continuing to have children they can’t afford and refusing to put in the hard work (ie going to college, trade school, etc) to grind to create a better life and legacy for yourself and your children. You cannot will your section 8 vouchers or foods stamps to your loved ones when you die. Its gone when you’re gone. Using it for the elderly, disabled for long term needs is understandable or even able-body people using it for a short time is fine because everyone is susceptible to hard times, but able bodied people use this program literally for a lifetime even from generation to generation. I know because my family did and some still do and of course I know others whose families are and have done the same thing. Section 8 paying 70% of a families rent is quite generous. Im sure a lot of people wish like hell they had even 30, 40, or 50% of their rent covered and I bet they would see it as a helping hand not a hindrance as this lady arrogantly said in the new story.

Why are they using an example of a section 8 housing recipient with 6 children as an example? Whether one is low income, no income, voucher recipient or not, if one is renting and has 6 kids, it would be more difficult to find a landlord to take a tenant like that as it is. It’s obvious having six kids is irresponsible in today’s age, so it can’t be a surprise when one falls on hard times or not, having to move with six kids can be overwhelming. Why people having six kids like this blame the government on the complexities of being low income and having 6 kids today is not fair in this news story. All news media wants is sensational examples ignoring any responsibility on the mother’s side. With all that said there should be better planning by fed, state, and cities to have systems in place for housing the homeless which includes children, there parents, the mentally handicapped, the drug addicted, etc. Rising rents has made it difficult for just one working single parent with just one child to afford or find a place to rent. The news media should point out that working (or not) as a single parent with one child is hard to afford rent so people can understand just how out of reach affording rent is, or even finding a place. By using this example of the single mother with 6 kids, that will just make the viewers think “of course she’s having trouble finding a place she can afford, she had six kids”, making the viewer think the rising rents and availability isn’t as big of a problem when it most definitely is for just a single full time working parent with only one child.

Well ill be the one you know. I was on section 8 food stamps and childcare assistance I worked and went to college to become a nurse. I graduated and all of the assistance was taken away in a heart beat. I struggled with my children on a new nurse income. I was only on section 8 for maybe 6 years it was hard going to school and working full time with children but section 8 doesn't allow you to go to school on there program you have to work full-time but of course I didn't make enough money working full time so I was able to stay on the program. My children suffered always in daycare or home alone while I worked and went to school. And when section was taken I couldn't afford childcare so I worked nights and stayed home with the children during the day. I was exhausted. I honestly don't know how I made it thru.but I did. Now my youngest is 18 my oldest is 26. I make alot of money and I actually can afford to experience good life after 17 years of being a nurse. What I would suggest is that these ladies not have any children. Even when you think you have a good man who will take care of his child most dont. You can't vet anyone. I struggled because I had 4 children they struggled because I had 4 children. Ladies don't have any children unless you are married to the man and even then be cautious about who you marry dont look at potential if he's not providing he will never provide.

Up to 120% of the fair market rents? From my experience in my area in the past, Section-8 approves rents at about 75% of my advertised rent amounts. This was before covid and before rents everywhere went up. Most recently, the voucher amounts for a 3 bedroom is only $1200, that is the max S-8 will allow and that's with all utilities included, paid for by the landlord. The Government wants private landlords to be a charity. This is in large part why recipients have a difficult time finding a home. Govenment needs to get away from the section-8 voucher program and create more public housing that they hire a property manager to manage.
@bonkersallday2 жыл бұрын
I agree, they don't help the landlord and property owners at all That program is full of holes. Just like when it comes to actually having income, How on earth can a tenant be on section 8, not have a job, with zero rent, but then have the nerve to destroy the property? And how are they paying utilities with zero income, if they need certain repairs to the property due to damages that they caused, how can they pay for that? Landlords get a bad tenant who ruins their property and the section 8 program can't even hold those tenants accountable. But keep begging landlords to accept the voucher! It's not worth the headache.
@lisaj44412 жыл бұрын
This. They in NO WAY pay 120% of fair market rents and they definitely only pay 70-80% of advertised market rents. THIS is the problem - they are asking landlords to take a loss. Now they do pay by direct deposit like clockwork and on time, but again, the landlord is trading stability for higher monthly rent. Not to mention that the housing authority thinks that they own the property - deciding if THEY feel there can be a rent increase, deciding if THEY want to evict the tenant. There are some pros to being a Section 8 landlord, but also some cons.

@@lisaj4441 exactly and what's worse is when a City passes and adds the "source of income" to the list of fair housing list of discrimination forcing property owners to accept section-8 against their will where before it was voluntary. A year ago last May, the City near me where we used to invest in rentals passed that law. For us, we were lucky because we sold our rental homes in that City in recent years after tenants moved out. We started buying nice homes in good suburb townships and village outside of that City so their law has no affect on us. They become content with living in poverty which becomes a generational problem as their children grow up learning to live off the system because work and responsibilties was never instilled in them growing up. It's a bad system that is not sustanable. Eventually, the poverty class will far out weigh the working tax payer class causing the entire system to crumble. Government only looks to fix the immediate issues and bury their heads in the sand turning a blind eye to the massive long term problem that is inevitable and will be desasterous because well, let the next generaion of politicians figure it out, we just want the votes. Plus, media like this one is pushing the narrative, "how do WE help the poor?", "what can WE do to provide housing for them?"
