This video is the final video in a series, whereby I’ve taken a closer look at a possible expansion, rebuild, or relocation of St James’ Part.
It outlines 6 compelling reasons as to why the NUFC owners will have no choice but to completely rebuild St James' Park in its current location.

I'm not a Newcastle supporter, I'm a Chelsea supporter, but I am old enough to remember Bob Moncur and Wyn Davies playing for them. I have always had an interest in the great historic clubs, Newcastle, Wolves, Sheff Weds, etc. So I regularly watch the uploads. I just wanted to say how interesting and informative they are. I have never visited Newcastle, and since retirement a few years ago ill health has so far ruined my plan to do so. Sadly I doubt I will be around to see the new Stadium, but certainly Newcastle deserves a World class one. I find your uploads really interesting and enjoyable. They are a helpful distraction for me. Obviously they are aimed at Toon fans, but I just wanted to say thank you as a lover of football in general. I think it would be nice to spend a few days in Newcastle and its on the to do list. In any event I hope you get the Stadium you all deserve.

When Hall and Shepherd were trying to build a new stadium in the 90s the capacity of 55,000 was only for when it opened but it would have eventually gone to 70,000 by filling the corners in so pretty sure 70,000 is still possible now.

Stadiums have evolved over thirty years with now a drive for better facilities and snd amenities. Concourses are of course bigger and there is now more of a need for sterile security areas around a stadium than there was in the 90’s. I also provided an illustration in the video after measuring Spurs stadium which is 62K (as a guideline). Spurs stadium is much bigger than the one planned in 1997. Of course, NUFC have made no approach about this land as its interest would be part of the legal planning requirements of the Castle Leazes student rebuilds. As I state in the video, I’m not in a position to dismiss this option but having made considerable research into this, I find the idea of a stadium here fanciful at best.

Shepherd and Hall failed to do this in the 90s, so why would anyone succeed now? Environmental and planning regulations are tighter and I feel there is little public desire, even amongst fans.

Great informative series Eddie. Cheers for putting all the time and leg work in with the research to give us a better idea of what the actual crack is. Well Eddy, this is a really good video, and after watching believe that you are spot on. Good to get a well thought out video, with so much detail. This has been a fascinating series of videos. I guess for whatever reason in my head I had been hoping for a new stadium, nearby. But the points you make and reasons make me see that a rebuild is the best option. I had imagined an 80000 new stadium was the best option. But I guess it's making best use of what's there, optimising things and having first class facilities that will serve the cub best.

As always Eddie an excellent video and many thanks as always for taking the time to actually look into this issue as opposed to simply jumping on the bandwagon of the popular rumours doing the rounds on social media. I follow several Toon vloggers for various reasons, but when I need a balanced and honest view you're the man to come to. Another point I always think is integral as to why we have to stay close to where we are is the sheer amount of money that is spent in the city centre on match days. If Newcastle were forced out to the city outskirts or even beyond the backlash from merchants would be too much for the council.

Another well thought out and considered report. You’re absolutely correct on the current state of SJP regarding the concourses and facilities, in the case of the East stand they hark back to the 70’s. The stadium is lopsided and showing its age, I would love something like the Mercedes Benz stadium, how we achieve that is another matter.

As Everton fan I came across your video .. Which I found to be informative and well thought out .. I only wished our new stadium had a least 55,000 capacity instead of 52, 888 ( pass why it has been set at this capacity) .. But it can increase to 62,000 with standing if the Government approve standing again in English football .. Anyway thanks for video and I'm sure you Newcastle fans can't wait to see what the plans are for St James' Park ..

Hi John Yes 53,000 is clearly too small for EFC. And I'd love to see old school standing back in the top divisions - Rugby League, Rugny Union and GAA and lower leagues have no problems with standing, and while Safe Standing is ok it doesn't increase capacity. Highly controlled, capacity wise, and with an increase in barriers etc, standing is as safe as seating without barriers. But why do you think it's even possible? Is it being discussed as far as you know?

I always thought that you’d bring up the four stands to the same height (which would look amazing having been to St James’ in the away end myself), but never realised that those buildings needing to be knocked down were listed. That's a very interesting theory, it's starting to look like we are going to stay where we are, despite most fans that I've seen anecdotally on social media seeming to come around to the idea of a new one. Given all of the facts you've presented, this would seem to be a strong option. We already have the land. The question is how do you build it. I'd guess it would be done in stages, much like in fact the original redevelopment from 1992-2001. Good video Eddie, enjoyed it!

I do have to correct you about the Grade 1 Listed building. After the Winsor Castle Fire multiple Grade 1 building of the same period were deconstructed to provide building materials for the reconstruction. More than half a dozen period correct coach houses across the North West and Cumbria were taken apart brick and slate by brick and slate and went to the Winsor project. However, this is a pedantic point as it has no baring on our need to expand SJP. Just wanted to be accurate. Great work all the same Eddie, keep up the great work. What a great and considered video. I’m a proper stadium geek especially after my beloved Spurs did the necessary and currently watching and hoping my local at Luton break ground at Power Court. It is about that sweet spot with capacity and bringing in revenue. I’ve never been to SJP but there is a vibe on the 21st century fan experience vs what I first visited at the old WHL and the stench of the urinals in the bastardised Shelf. Taking my sons to their first match at the Lane next week so I’ll be intrigued to gauge their experience especially as they’ve visited The Kenny a couple of times (and that’s as old school as you can get)

Hey Eddie, long term viewer here when focusing on NUFC & specifically stadium related topics. It pains me to say this, but I think you are right, all the other options just arent realistic. If they do rebuild SJP, it would be fantastic to keep it in the city centre location, i'd be really curious to see what that would look like. Other examples (Spurs, Real Madrid) prove it can be done, but I don't think they had the space challenges that SJP does. Thank you for your time, research & dedication to this!

Very interesting and well-researched video. I'm totally with you on the Leazes Terrace, to even think about moving that beautiful structure is madness. Apparently the interiors are just as impressive. A football stadium is just steel and concrete, knock it down and shift it a thirty yards.

The stadium of light has a very low visual profile but the pitch is well below ground level which allows seats to start at a lower level so I’m guessing that’s always an option if you can’t go up more you can possibly go down to create capacity.

Another issue is moving it "downwards" aka westwards and even northwards into Leazes, if the road can be altered in conjunction with the council we can expand both Eastern and Gallowgate stand while re-doing main and Leazes stand with larger concourses and facilities etc while not obstructing light or parkland too much

Hi Eddy! I live right next to the Town Moor and Leazes Park and am very interested in their protection. However, I think snipping a bit off the park at the Leazes end, as you suggest here, is by far the most sensible option. It could really increase the stadium and revenue by just those few hundred metres jutting into the Town Moor, it wouldnt ruin the Victorian park or Leazes Terrace, and would retain the incredible and famous legacy (and atmosphere) of the current venue which is in a golden spot for football, for the city, fans and visitors alike. I dont see why we need a stadium of the size of cities like London and Manchester, when Newcastle is a small, compact city. 62,000 capacity would be ideal, plus there's also the option of Safe Standing which could also increase capacity. This is the ideal option! Thanks for researching all the other options, and all your great work! 👍

I applaud you Eddie for such a considered assessment. The time you've taken to present rational arguments is there for us all to see. Now,...on your proposition, I love your idea of a new stadium being modeled on a Yorkshire pudding,...being a fan of that delicacy it would appeal to me. Nevertheless, I believe simplicity of solution/outcome will most likely be the priority for NUFC;...probably around the 70-75k capacity mark; because that will be the most economical. I also wonder if the news that the Halls of Residence on Castle Leazes are being re-built presents an opportunity for a collaboration. So,...based on your wonderful information, I'd paint this picture, a new stadium on Castle Leazes, St James sustained until the new build is complete, then replaced with parkland in front of Leazes terrace. I think this approach brings sooooooooooooo many benefits for all agencies. I also believe Leazes park will be refurbished as part of the new stadium build. We are United PennyXxx

The steepness or 'rake' or the terraces is something every club that builds a new stadium bangs on about. The reality is that the rake is set by the green guide and cannot and will not be exceeded so whatever NUFC do, it won't be having stands steeper than any other clubs that have developed stadia in the last 30 odd years. This is a common and huge misunderstanding that many fans (and dare I say clubs) have. Max rake for a seated stand is 34 degrees which is the same sort of rake used at Bolton, Huddersfield, Middlesbrough, Southampton, Sunderland. Arsenal, Spurs as well as the new stands at Liverpool etc. NUFC will be no different.

This idea of steep sides at St James’ Park came from Populus, the world leading stadium developers 🤷🏻‍♂️ There wasn’t a suggestion by me to breach stadium rules 😅

Good video. Last week I heard someone put forth a possible way a rebuild might take place. When they break ground on the new training ground, they want to put up a stadium to hold about 30,000 for the women and academy teams to play. The plan would be to tear down SJP and rebuild basically on the existing footprint. The team would play at the training ground stadium on a temporary basis until the new SJP is up and running.

Great video Eddie. Love it as always. I do think the fact the student blocks are getting pulled down is something that could twist and shape things further. Could they rebuild elsewhere? Could the right offer tempt the MOD to move elsewhere too? All of a sudden you're maybe loooking at being able to build right up into that area - and not touching Leazes Park at all. Maybe I'm dreaming, but it's interesting there's already plans to demolish the Castle Leazes student blocks. Those replacement buildings could be built anywhere... Still, could absolutely see an Aviva stle stadium on the same footprint. Could it even go out over the main road there with the road running under? Could be incredible. Also, pleased you called out the fact that in comparison to truly world class stadiums the facilities at St James' are crap. For some reason people think the owners won't be considering how to maintain or intensify atmosphere in the stadium. For sure, they'll be already consulting with acoustic specialists to make sure anything new is even louder than St James'. Why moe clubs don't ensure that with new stadiums is beyond me.

These projects take years to plan and develop and those blocks have been there since 1969. Work starts this summer and will take 3-4 years to complete. Developments like this can’t just turn on a dime and be transferred somewhere else bud. They will definitely go ahead. I’ve enclosed a copy of the planned proposals in the video description if you’d like to understand more. Also note that NUFC aren’t currently looking at this land and even if they were to in the future, it would take a considerable amount of time to plan and gain the necessary permissions. This would likely be 2-3 years if they started next week. Fantasy world I’m afraid bud

But if the club decided this summer to absolutely go for it, and throw money at the Uni / MOD for relocation, then there's technically nothing stopping either relocating. Will it happen. Almost certainly not. But ... when you look at the costs, time frames, and complexities of a total rebuild on the current footprint - where land remains limited, and we'd have to find a new home for multiple seasons ... I'd back them to continue to explore Castle Leazes in one way or another. And as I said, if those blocks are getting pulled down anyway ... they could theoretically at least, be built anywhere else if the right offer came in. Will that happen. Massively doubtful. But in my mind, an distinct outside possibility.

Really interesting series of videos, but I think we need an additional one. If they go with knocking down St James' and building a new one, the big question is where do the team play during that time? You briefly said move to Gateshead and setup some temporary stands, but it would need to be much more significant than that.

That was just an idea Jonny. They could also consider a temporary stadium but I did also mention that they may be able to carry out most of the rebuild in stages whilst we still played there. There’s no perfect solution and we should all prepare ourselves for disruption at the end of this decade

Exceptional video. Unlike other videos on this topic it's high on facts and low on personal opinions, so your conclusions are entirely convincing. One question; is a total rebuild financially viable? Wouldn't a 20% extension of the current one be much cheaper and less risky?

In addition, NUFC have employed Populous for a reason and it’s definitely not to look at plopping an extension on top of the Gallowgate etc. A new build is clearly more expensive of an outlay but with increased and better standards of executive areas, hospitality and concourse facilities, the club would have greater opportunities to raise commercial revenues away from match day football. As I say, I go into a little more detail in the video 👍🏻

One thing not considered as part of a rebuild of the existing site, is to lower the pitch level to below the existing level it sits at. This would enable a newly built East stand (Leazes) side to not impose on the beautiful terrace while increasing capacity. Overall the stadium could be larger, but be less dominating on the urban environment, it could be made to blend in better with that magnificent park as well. Currently its a bit of an eye sore that totally overshadows its surrounding area. Manchester Citys' Etihad is an example of a stadium that increased its capacity from when it was built for the Commonwealth games, by removing the athletics track, digging down, and building a lower terrace which made it into the football stadium it is today.

It has been suggested many times. Something you haven’t considered with a potential lowering of the pitch though, is that trigonometry suggests that when you dig down, you need to spread out. Angles…That’s a luxury we don’t have.

@@TynesideLife 14.38 mins you mention about 20-30 metres spare land, this from aerial pics ive looked at is currently used as the car park, and media parking for broadcast lorries. Currently the pitch follows the line of Leazes terrace. If we consider demolition of stadium. The pitch could be reoriented to make better use of this space. This is how i would envision an incorporation of a lowered pitch level being possible. I appreciate that as things are now it would not work. Also taking into account the design of the existing giant stands such as the Leazes end and the Milburn stand, they are quite wasteful of space in that they have a very large lower tier. A new build would probably have many tiers which would enable a smaller footpriint in the available space. Tottenhams stadium sits on limited space (though slightly bigger area then Newcastle) and has 5 tiers down the side lines, 3 of which are for the much valued prawn cocktail brigade.

Now we’re having a better conversation 👍🏻 I think I said a move of around 30-40m which would take us into Leazes Park around 20m? Even a stadium move/stretch of 30-40m would mean we still wouldn’t be able to move any noticeable distance from Leazes Tce, meaning a dig down still may still present the same angle issues. 🤷🏻‍♂️ Albeit the stadium would be a little more flush with it. One of the biggest ways to generate higher revenue is to explore better concourse facilities, corporate areas and hospitality. This would likely mean a stadium footprint that would still be larger than our current size which is around 40m thinner than Spurs snd a little shorter. This could be countered by building it steeper 👍🏻 At least we’re on the same wavelength now and can see great potential for a world class stadium. I’m certain Populus are already have architect drawing up the plans for the next stage 👊🏻

Ive did Live and Work in the UK for 14 years( i return to my country in 2016) ,and as an Die Hard Football Fan while my staying in the UK i tried to at least to see one match of the most Famous Football Teams in the UK. And with some "sacrifices" i did manage to do that,and honestly from every Stadiums i visited the ones that i like and impressed me the most,are the Wembley and St James' Park. St James' Park in my personal opinion overall as more conditions than Anfield, Old Trafford or Stamford Bridge.
