if money is no object, council approves destroying more of the park, they find a suitable venue to play games in while the works take place and residents dont mind the construction.

@@74_pelicans if im the shake or who ever it is and i have the money pay off the council , pay off the residents and pay off the lawyers to do it and get away with it , pay for a 20,000 seater indoor stadium for rugby super league, womens super league, concerts and conversations at a near buy location that adds balance and convenience to the city , pay for some abandoned areas/run down areas near by and make green spaces / park / shops and restaurants and hotels buy up some land outside the city in a more convenient location for cattle grazing , donate that to the people of newcastle. build a 88,000 seater stadium something like the bernabeu if it was a complete bowl with 5 tiers , cheap seats / safe standing with mad supper expensive level of king like vip boxes so the revenue can go up but 80,000+ tickets would be cheep as chips. get a friend of a friend in the middle east to start a company call "leazes" get them to sponsor the nameing rights of the stadium. rent out 32 permanent residences in the best box seats location of the stadium so ya bump up revenue even more and build ya own camera rigs and mounting points put in your own cameras so ya can distribute highlights and live footage without partners. of course ya have to have the underground pitch so ya can boot profit even more and then wack all that cash into the team , sit back and enjoy then seen as how ya might need somthing else to do start to build affordable and luxury housing so ya dont piss anyone off win win win

I can't see why the other options are not feasible. Just demolish those 180 year old apartment blocks. Who lives there anyway. The English are strange. Newcastle is hardly a big city and would understand if a skyscraper was in the way but that's not the case. Also stadium design is orientated East-to-West. The new stadium seems to be correctly orientated. So they you go. Option C corrects the stuff up of the original.

I like expansion option C. They could play with a full stadium capacity as it currently is as they build 3 sides of the new stadium then have those 3 stands full as they build the fourths side to complete the new stadium.

im a Liverpool fan and I was 50/50 about keeping Anfield but now after 10 years to build half a stadium that in my opinion could have been designed far better than what we got wasn't worth it. I hope you do a similar build to Tottenham stadium and go for option c as its the best by far, though that design could be a lot better.

I wanted to move out of Anfield because I didn't think it could be extended much but since going and sitting in the new Anfield road stand I think it was the best decision. Maybe FSG could have started building the stadium somewhere behind the main stand because there's lots of space there now. Then like spurs build the final part on the current stadium plot.

@@isaz597 the problem with Anfield is it has no major transport so it can be expanded any more until this is resolved and FSG aren't going to invest in public transportation. there is no doubt inside the ground. It does look good but on the design point of view I think they got a lot of things wrong and it looks too messy and cheap but that's just my point of view.

Option B increases the height of the stadium in close proximity to neighbouring houses, almost certainly unacceptably so. Those houses are also Listed Buildings (protected historic assets) so even if the club bought them all, they would not be permitted to knock them down, as other clubs have done to get around similar problems. I believe the club has bought land outside the stand behind the goal, making option A more likely.

This is a brilliant video. However unfortunately all three options are extremely difficult to almost impossible depending on various circumstances. Option A: Extending the Gallowgate is tricky as it'd extend over a road which is currently used by Emergency Services to and from the RVI hospital and there is a Metro line/station underneath. It's probably the most feasible option (ovbiously extremely complex and expensive) although wouldn't be possible for at least three years due to the STACK Fanzone due to open on Strawberry Place in June. Option B: Moving the pitch and extending the East Stand is the most unlikely scenario and difficult with regards to the stadium. There are Grade II listed Georgian buildings (Leazes Terraces) of which extending the East Stand would obstruct their right to light and various other problems and the buildings themselves cannot be bought and demolished either. There have been suggestions to keep the Farcade but move the buildings a little but that would be uneconomical. Option C: Rebuilding on Leazes Park is also very difficult. Leazes Park is protected land so that immediately complicates things. Our former chairman Freddie Shepherd had a similar proposal in the 90s to rebuild the stadium in Leazes Park but came under fierce resistance from conservation groups and others. This in theory wouldn't be as big of an obstacle to overcome today as funding for it's upkeep has been severely reduced so there's a potential they'd accept a trade off of some land for a large investment and the chairwoman of 'Friends of Leazes Park' is a NUFC ST holder and on the fan advisory board. However this would still be a significant hurdle to overcome. Another issue is that there are many fans who are completely opposed to a new stadium as they have a fond connection to SJP and many see modern stadiums as soulless bowls stripping away a clubs history so it'd require significant persuasion of the fanbase. Nobody connected with Newcastle will have any idea of which direction the club will go with until a Stadium Feasibility study is completed with initial reports due to be received this month based on previous information.

Totally agree with everything you’ve said…I am a 100% Geordie from Benwell originally, but I left in the early 90s for work and now unfortunately I don’t have a ST aka Willy Wonka tkt, so have to survive off ballot scraps or borrow me mates seat when he can’t make it-been x 4 this season🎉so for me the only is Option C to quench the Geordie thirst for a ST or more of chance with a ballot less than 55,000! Times have changed since Hall/Shephard around the time I left, oh and vast sums of ££ but THE most important is catching up with the Gangster 6 as without a 80,000 seater it will take decades and most of us will be deed 😂🖤🤍

Agree with this. Spent 8yrs in Newcastle and a number in that area north of the Hospital. The expansion to the east in Option B is very difficult because of Leazes Terrace. In reality I can see Option C being the only viable route. I fished in the lake. It's not exactly picturesque, more a concrete bowl. Revitalising this area would be a benefit. The new stadium would have an East facing main entrance which would I think be a plus.

Spent many years in the old Richardson Road student flats and fished in the lake. Would love to see the Option C come to pass. The old listed Uni accommodation to the east of the current stadium is problematic to any expansion on that side. A revitalised southern Leazes Park would be a real benefit to the area.

I think all options are viable: A. buildings can be built on top of underground stations B. the right materials could allow light into Leazes Terrace C. Leazes Park could be used if the land under St James is made into a park Option C just looks immense!

I’m not sure if possible re Right To light at Leazes Terrace but I read an article about moving the pitch so seeing this visualised was sensational As for option C, Again, v plausible. The fans as it retains its stadium on the hill, the council would gain massive compensation, the residents of Leazes Terrace would have no objections of light being lost... And we'd gain revenue from match day parking and non match Sat parking too... The only thing I'd change is retaining St James Park name.... Otherwise perfect solution for the massive growth we're going to see... We could double ticket sales at the moment and still have a waiting list.... And can you imagine the sound that will come from an expanded 75,000 seat stadium when we're smashing visiting teams????!!!!!

Well that used to be the case but rumour has it that the council would be open to it being used due to the massive injection of cash it would bring... And tbh the whole point of the park was for public enjoyment, and what in Newcastle brings more enjoyment than seeing NUFC smashing visiting teams and it would no doubt be available on non match days for many other uses 👍👍👍👍👍👍

The friends of Leazes Park have said it would be a different conversation now to the one when John Hall wanted to build a new stadium due to the rundown state of the park. I'm sure a compromise can be found with all of these options, the council and local residents could be more cooperative with investment in the surrounding area. Option C would be my preference to start from scratch to remove all the current obstacles I.e. Metro station, road, listed buildings, lack of space on concourses

Nice aerial footage of the premises at St. James. Your preview annimation shows, how this rebuild should be quite a complex venture of urban engineering, no matter which option is chosen. But ulimately it will be worthwhile for club and the fans. The row of historic, grade-listed residential houses near the stadium obviously limits space and building options, but I think those nice terrace buildings add to the atmosphere for match visitors outside of the stadium before and after the match.

I understand the reluctance of some of our fans to move our ground even a short distance due to tradition and familiarity but we will make new history and memories in a new home and we really do need a bigger ground to allow the many people who want to come to games given that chance. Option C seems a reasonable idea to get a brand new facility and keep the ground in the same locality.

I have to congratulate you on the quality of the modelling work here, just superb. Option A seems realistic, but I don't know how authorities feel about roads going under terraces. It would have to be robustly closable on match days for obvious security reasons. Option B is very innovative, but I dont' think it solves the problem because Leazes Terrace has a right to light, and the stadium would still take that away. Option C looks absolutely spectacular, but it would massively change the nature of Leazes Park, and I don't know how willing residents and the local authority would be to allow it. Whatever they do, they should hire you for their PR on the project!

Love option C but i think will be tough to get conservationist to not oppose it, no matter what you agree to compromise with. Option A is a great short to medium term option and can definitely see it happening. Option B would NEVER happen for the same reason we havent been able to do it for years now (because of blocking the light to the listed buildings). Plan C for me. Obviously St James holds much history and sentimental value, eventually it will become out dated. Though Plan C would require building on some greenbelt land, the space created from the move could become a green area to compensate and I'm sure the local residents would be happy with that. Plus it doesn't involve much of a move so would still be a city centre stadium. If we have owners who are eager to invest, improve and dream of success then I fully support it. We might not get this opportunity again. I just hope they keep a bit of the essence of St James park in the new stadium if this is the way we go.

Leazes park is safeguarded from building so unless every member of the safeguarding board agrees to it which is highly unlikely I doubt we’ll be building there, the more possible outcome is they may allow the stadium to encroach by 20 metres moving it away from the graded buildings behind the east stand allowing for further development on that side

Fair enough you’ve seen stadiums in the past that sort of needed rebuilding but history has proven it’s been the downfall or step back of many clubs in football. There is so much history in ST James park and it’s such a lovely stadium it doesn’t need knocking down. It’s the Geordie cathedral dead set in the city centre.

Option B isn't allowed due to the natural light restriction it would impose, and Leazes park is not feasible and has been protected. The only option is a rebuild on the existing site or an expansion.

Option A - Feasable Option B - Illegaly narrow pitch not happening. Option C - Unique Grade 1 listed structure in the way, not happening. Option D you didnt try, turn the pitch 90 degrees, build 2 colossal grandstands on the north and south sides and get what you can out of the end stands, north and south is where we have the real estate so we need to amximise the seats pointing from those directions.

Option B can't happen afaik - it's the stadium proximity to the heritage listed terrace houses behind that low level stand that is the problem there. That's why the current stand was built to only one tier level, as any extra height blocks out the daylight and imposes on the houses environment. It's not a space issue as the current stand could be added to without raising the pitch if it were not for this. But also where would Newcastle play during the extensive work needed? There is no way it could be done in-between seasons, and there is nowhere else local they could play unless they built a small capacity temporary stadium in the city. I can't see them playing in Sunderland or Middlesbrough!

Apparently the option to rebuild on town moor and adjacent land is a non starter due to issues with The Freemen and the university halls of residence who already have planning permission to knock down existing blocks and rebuild over an extended area impinging on any new build of the size required, so any new stadium is unlikely to be in the city 🤷♂️

What would be the capacity for option c...what happens to the Georgian terrace? Demolished or relocated? Toffees fan

Capacity would be whatever you wanted as long as it didn't exceed Wembley. I think 75-80,000 is what is being suggested. Leazes Terrace is Grade 1 listed and will remain. This is the problem with expanding St James Park now. There has been talk of moving it brick by brick but that is unlikely to be allowed. If it was moved we would be staying at the same location and a stand the size of the Milburn and Leazes would be built

Option B is a non starter. The new East stand would cause right to light issues with Leazes terrace behind. Plus I’m not convinced that you could gain enough room for such a massive stand by moving the pitch a few metres. KZbinr Tyneside Life seems to think Option C is the likely option but the pitch wouldn’t be moved quite as much as this video suggests. The East stand would still need to be smaller than the others albeit not as small as it is now and it could blend better with the rest of the stadium.

Option B would be fine, but I prefer option A. I’m a Liverpool fan, but this is the coolest stadium in the world! Ours is the prettiest, but this is the coolest. So badass. Option C must NEVER HAPPEN! These stadiums must NEVER be torn down. EVER! What Boleyn Ground, Maine Road, Highbury and White Hart Lane is nothing but a disaster and a big shame. This is football heritage. These are holy grounds! They should always prevail. St James Park is glorious, I’d love to visit one day.

Option B for me as it retains the history of a ground where my mam and her uncles watched wor Jackie and I watched Pop Robson as a kid and then as a father watched my own son play up front with Big Al 🙌🙌🙌🙌

Looking at all the comments, Option C seems to be the favourite. I have to admit, though I love all options, C would be the way to go, and could be even more than shown in this concept, as it takes very much the idea of the current. A new stadium could look even better than the Etihad and other futuristic stadiums! Just the Grade 1 listed is the only sticking point. Old stadium land could be used for massive commercial development and bring addititional revenue to the city and the club. Got to love the renders and ideas in this video.

Option C is similar to what Spurs ended up doing, where would Newcastle end up playing for atleast a season doubt Sunderland would let them play home matches. Option B would be good, they need to get move on as the stadium is a host for the Euros and I'm sure they'd want more matches at an expanded ground

I agree with others on option c. It removes the burden of the terrace and looks like it could be a better setting. Definately need to keep St james park name though

Nice idea but Option a depends on light restrictions AND development of st James metro This is the mostly likely option due to the listed buildings you see in all the ground photos nothing can be built higher than what we already are Option b impossible due to the same buildings and light restrictions but more so as you can see from your render Option c Again impossible as that is green belt land and protected by the people who live in that area
