I’m 60 years old. And was born an raised in Manhattan. It’s a crime how they downsized those apartments. I grew up in a large 5 bedroom pre war apartment. Left a long time ago. But if I was young! Heh. I'm 35. I was born and raised in the East Village. I grew up in my parent's apartment which was a 3 bedroom. We paid $600/month rent lol. I also lived with my grandparents during the summer in FiDi, and they had a 2 bedroom for $400. I went to NYU when I was 16 and got my own apartment. Even when I was 16, living on my own in the LES was doable because rent was still semi-OK, I think my rent was around $1100 at the time for a studio (I had work study to pay for it). (My parents were shocked by the rent, but little did they know what the future held.....). 4 years later when I graduated, the gentrification hit HARD. I got priced out and had to move home (my apartment shot up to $1900 in just 4 years) I'm 35 now and in a 2 bedroom and paying $4800/month. It's outrageous. Luckily, growing up in the city made me very type A.

My daughter lives with her boyfriend in Manhattan and the number one thing you need is windows and light!! Number 1! So they are moving to Brooklyn and now will have tons of windows, a skylight, even a stoop!

It's commensurate with salary. I lived in Paris and it's comparable to NYC in terms of % of salary to rent ratio. Same in most big cities tbh.

That's crazy. I lived in NYC in the 80's and I remember having to get an agent to show me apartments but I did not have to pay a broker fee nor one month's rent in advance. They did a background check and that was about it. Now they want to drag you through the process of renting an apartment like you are applying for a mortgage. Insane. People are being raked over the coals in NYC just to find someone place to live. Though I loved my time in New York, the NYC I grew up in as a young person in my twenties(80's) is sooo different to what is going on in the City now. How you guys are even able to maintain out there is beyond me.

The financial aspect of this alone is fascinating to someone who has never lived in such a place. In the south, where I am from, you usually have a security deposit (1/2 or full rent) + 1st months rent. And rent will cover all the amenities of the place, no condo or co-op. But the brokers fee?! 😮 To rent this $3000 example, you would need around $11,500 just to get in the apartment. (Not including any condo/co-op fees) it's just insane to consider this. Also, as someone who has a gross annual income over $120k.. I still can't imagine my rent/mortgage being $3k. I love the idea of living in Manhattan.. but it is truly a different type of person that can live in cities like this. Congratulations on the new place as well. 😊

Manhattan apartment setups remind me of submarine living quarters. I could see myself living in one for similar reasons - ie: spending 99% of my time “on duty” doing employment/city stuff and only using it for sleep. Practically hot swapping with roomies on different shifts. The pricing also seems targeted for the short term (starts at 3.5K and rises). Hopefully, the home pricing gets a bit friendlier in the near future.

3x is for monthly income. 40x is used to calculate yearly income so it's really only a little bit more than 3x :)

In NYC you no longer have to submit to a credit check. You can also provide receipts from rent payments. You can avoid brokers theft, I meant fees by renting directly from the owner or management company. If you get your apartment from the affordable housing lotteries then you don't pay any fees I would NEVER, EVER pay a "broker" for finding me an apartment that I can find myself.

No matter how many videos about renting apartments in NY I see, I'm always supriced by those prices. One of the reason why I moved to Austria is the rental market. For 3500$ which you have you could rent here 120sqm loft, probably with swimming pool in the garden. I'm not even earning that kind of many to be able to spend over 3000$ only on the rent. Of course earning are higher, but still spending so much many just on a small living space for me just shows that something went wrong in the development of the country. Nevertheless, I would like to visit NY ;)
