I knock on walls too. Don't know why. Checking for cracks or hidden voids I guess. Knock down the outside loo for additional space, or build in a charcoal/wood burning BBQ to give it that communal touch and added selling point.

Hi, thank you guys for an amazing video. I have a question about bridging finance if you bridge 75% on a hmo and you pay the reminding deposit of 25%, for the refurb costs can you get a bridge loan on that as well or do you have to seek investors?

Deposit and refurb costs would come out of your own pocket. I suspect however that this couple would tap their investors for this amount. So options are either you build up a bit of a cash working capital fund or you build a network of investors.

Lia, I was watching an ancient Joel and Lia video and you guys said your public transit in London is more expensive than in USA....you said 34 pounds sterling per week? That is more than here! For my transportation within the county where I live, Santa Clara County, aka "Silicon Valley", I pay 90 USD per month (72 pounds, for the whole month) for infinite rides within the county. If I want to go up to the City of San Francisco, I would typically take Bay Area Rapid Transit. This is $17.70 (14 pounds) round trip (56 miles or 90 km away), so I add that to the card when I go up there, takes about 70 minutes. 🙂 If you don't live in the Bay Area, there is an option to pay using their app, if you have the touch to pay tech on your phone. I will go up there typically once a month, but more often in summer, as they have a full size IMAX for movies. 🙂 If you fly from London to SFO and you're staying in downtown SF near Market and Powell, BART is only 28 minutes to the hotel. 🙂 Comparable to the Elizabeth Line, I think? 🙂

Interesting, I see you guys also buy homes that don't necessarily need as much work. Is it better to do that, since you don't have to invest money in doing construction on the building? That one with the historical external bathrooms, perhaps that roof would be a good place to mount solar. 🙂 Love Lia's black leather jacket, it reminds of the TV show here in the USA called Dark Angel! It was only two seasons...had Jessica Alba as a genetically enhanced warrior, in post apocalyptic Seattle, who escapes the training facility, and uses her powers to help the poor...she has super strength and super reflexes, to the point that she can dodge bullets, and beat up larger men very easily, it was a good show. Alas, it is not found on streaming services; you would have to buy the DVDs on Amazon or eBay. 🙂
