Looking forward to your plans for the upstairs. I agree with one of the comments about getting rid of that staircase top and using an open plan with door at bottom. Would not feel or look so cramped up there. Jim is just great at this kind of stuff and glad he is willing to help you as he has with Nate and Katie. Love how you homesteaders help one another out.❤

I agree. Some frontage to darken it and make it feel more enclosed and safe.

Hello well I had a thought to maybe if was able to reconstruct the top room are to raise the roof to give you a more spacious open top floor, basically building a second floor and put in a new roof update the electrical ect… But not sure if you have the budget for expanding the upstairs area, But again not sure of the budget, it would definitely bring up your home value. Just a thought

Wow, so much potential there! Even if you have to do it in phases, remember...slowly, slowly! Thank you, Jim! I learned the hard way at a young age NOT to store my Christmas candles in the attic with the rest of my Christmas stuff 🥴😂.

Spray foam, is highly toxic. Hemp is a much better choice.

I say go for it. We had rooms in our old farmhouse in the attic. Very useful. I agree with other commenters about opening up the staircase and just have railings. Looking forward to seeing the build. Good luck!

Planning remodeling in front of all your viewers must be a bit vulnerable. Hopefully you won't get too many suggestions that the viewers blast your way. May God give you wisdom about the next steps to take.

Hey Yeoman Sean. (Cole the Cornstar) has been renovating his great grandfather's home in Iowa. They gutted a house that is 100 years old, and they reframed, spray foamed the attic space, and have been working for Months and Months. Now they are finishing up the basement and the added underground movie theatre. He has a lot of good info for the questions you are asking right now. Cole the Corn Star here on YT.

That's quite the project that Cole has, been watching since the beginning and they had some support obstacles in their attic as well, but overcame them with some planning.

The chickens are going to sleep on top of that nest and cover it with poop. But it will be easy to gather for your compost.

Hello im from the UK and many houses I've lived in and seen with loft conversions we take the door way and walls out of the office. This opens the room up more making seem bigger. Generally a waist high spindles and hand rail replace the solid walls. Just a thought, but it would lighten the room up and be easier to do if your taking the boards down for insulation. Lol ❤

​@@ginnyzoo His county or even state can tell him where and how to get that tested. And it definitely SHOULD be tested, considering the age of the house. I see the fiberglass bat insulation, but looks like there's some other stuff under it.

As you were walking through the reno in the beginning I was thinking about our building code up here in Quebec and how different it might be where you live. Jim seems to have a handle on that. I would rough in the new attic space first . Talk with you AC installer about your project to get some feedback from him. If you have the finances for it do it all in one shot. Once everything is gutted and foamed rebuild at your leisure .I would also open up the stairwell.

If I remember correctly, my grandfather had intended to build out the attic into bedrooms. My aunt used to sleep in the area you have your office.

@@dwighthires3163My grandparents bought this house around 1959. My mom was three. They lived there until the early 2000’s. I spent many summers there and even slept in the attic room when I stayed with my grandparents my freshman year of high school. I wanted to buy it last time it was on the market but wasn’t in a place to. I’m glad to see someone has it that loves it as much as we did.

I wouldn’t put the foam straight on the roof . If you ever need to redo the roof you will need to refoam.

Is the entry to the top area needed if you get the temperatures stable? If not, it would open things up and make it easier to walk to the back area.

We used that spray on insulation in one of our small barns, we have a window a/c and it is very comfortable. We use the barn for or radio transmitter. It has to stay cool or our transmitter will burn up.

You may want to put some burlap on the front so it is not so bright in there.

I used spray foam to replace fiberglass between my garage and the living room above it. My heat bull went down about $100 per month th. Also, saved on cooling! I also sprayed around the level between the basement and main part of the hose which has kept the mice out. I also did the retro foam in the existing walls. It was a great investment!!!!! Glad I did it. It paid for itself very quickly! Have had both kinds for a number of years. I live in Iowa and did the spray foam in phases

Love a good renovation.....save your $$$. We use an attic fan in our gable it comes on over set temperature.

we added our attic space to our living space with the BEST results: more storage under the eaves with doors on those spaces; and lots of space in the main part (and we put in a new and sealed and openable skylight). and we did insulate with foam board. you have a metal roof - have you considered to also paint that membrane on the roof to decrease the roof's tendency to heat up so much in the summer months?

Don't forget if you increase living space you will have to upgrade you hvac to compensate. I'm sure Jim will mention this. Wouldn't an attic fan be a cheaper solution? That's what we did when the city chopped the trees that shaded our home from evening sun. Brought temp down bigtime. Jim will know what to do

Love the idea of opening up the second floor, you can never have enough room. Doing it in phases is the best way to go, this way you do not have the big financial output all at once and actually save money in the long run. I've been working on my kitchen for 2 years now and it hasn't cost me extra in financing and interest. Save a little and get what you need for the project. Since the attic is not an active room right now, you won't miss not using it until it is finished.

Linda here…renovating sounds exciting. I’ve done this in an attic space before. I turned it into a bedroom. First step was putting windows in that were large enough for people to escape from, if needed. I put folding ladders in nice boxes under each window. I also got rid of the door at the top of the stairs and put a railing in which freed up lots of space. I put built-in drawers at the side walls to maximize space and keep it nice looking, but considered open shelving and went with drawers. I’d get rid of that little closet up there and use that door to enter the currently unfinished space. It would look nice to keep that ceiling open to add height and the cross beams would look nice, too. Just some thoughts. Very exciting. Enjoy! Oh yeah, something to consider is how renovations can affect the tax assessment of your home. Even a half bath will raise assessment value. I think a built-in closet could raise value, but my real estate friend says a removable closet means the room can’t be listed as a bedroom…must have a built in closet. Might want to check on those 2 items while planning.
