My opinion is that haste makes waste. Stick to your original plan and see how it works out. Even if it takes more time, you'll be happier in the end. And having a garage in the back yard wouldn't make as much sense. I know it's hard when running a channel to keep projects lined up, but I would personally just try to put it where you know it should be. That's just my opinion though.

I would go for the variance. 6 weeks in the long run to have a building where you want it - is probably worth it. I've worked City Planning for a jurisdiction and will say if you're already receiving the sympathy from the County - you're likely to have advocates to making it happen. Variances are fairly common.

I'm not sure how "front of home" is defined, but if it relates to the actual front of the house, you could temporarily cover the front door and consider what is now the back of the house as the "front." However, my guess is that the fine print more likely concerns the accessory structure being between the main residence and the road access. Anyway, you see where I'm going with this. Often, there is a way to meet the definition by declaring how the existing structures are used. Hope this helps. Good luck guys!

I'm sorry this stuff happens! I had a similar issue when planning for our house and future shop. Ultimately, the building inspector saved us a lot of headaches when they told us this same rule about having all the accessory buildings behind the house before we built our home. 2 years later, I finished the new shop! 😄 Things will work out! Also, congrats on the new baby! My wife and I have 3 little boys, I wouldn't trade it for anything!

Don’t make the mistake of using a permanent solution to a temporary problem. Take the time to go for the variance and put the building where you want it. To use both the metric and imperial measurement, there is a butt-ton of other nesting and pre-baby projects that you can focus on so there are plenty of ways you can put the extra time to good use (and pump out quality content along the way). When you plan to raise a family in a place and make a home over time that’s measured in years & decades, then a 6 week delay is hardly noticeable… unless of course you build the shop in a place that reminds you every time you use it that you didn’t want it there in the first place. That kind of reminder is permanent.

I just found your channel. Congratulations on the baby! Sorry for your permit issues. I am 70 and retired from construction background. I feel your pain. Of course when they changed the building requirements they didn’t care that all the homes have been there for years and set back , with maybe no back yard, so you could have a garage in the front and no consideration for grandfathering the homes that have been there. I understand your being upset. It took 6 months and 3different sets of plans to finally get approval to build a 24x32 backyard workshop. Planning was awesome, zoning seemed to be whatever any person's particular take on the code was. I finally talked to the department manager, when all the zoning personnel were out for training. He stated, "it's just a workshop,so I see nothing wrong with it". He approved my 3rd proposal on the spot. Best wishes on yours!

Go with the variance pay the $600 bucks and place the building where you want. Or connect the building to the house. It will not be considered an accessory but an addition. Check if adding a trellis or pergola connecting both structures will make the planning commissikn consider them one structure...

You are getting a lot of terrific suggestion. I know that it is a lot easier to add on some garages to your house just call them garages not workshop. Later you can use it for whatever you want. Also ask any neighbors or people in the area how they got their work shops.

I had to get a variance because of crazy property setbacks and a neighbor said my roof water could flood her land. I had to run a bunch of drainage to even get a zoning permit it took two months so lol

3:26, I was about to say, you should have bought a stump bucket. I've got about the same size tractor (L3901) and the stump bucket is my go-to option for this kinda of stuff. But you were able to push it over pretty easily.

A variance isn't just about time and a fee. Be sure to understand the findings that need to be found before a variance can be issued. At least in California a variance is pretty difficult. Moving your project is probably a better decision. That's the kind of stuff that lead me to public office in my small town. I can say that I was able to make things easier for people to get a variance in my town though I wasn't able to build my shop the way I wanted. Good luck to you two and God bless.

We typically burn it, but that usually takes a long time. We have a burn ban from June-October which is always a hassle.

As someone who is 4 years into building a shop, I'm just now able to set things up without having to think in the back of my head about what else needs to be done. I did things incrementally as I could pay cash, starting with the shell, then driveway, then electrical, and now insulation. If I had to redo it, I think I would've rather gone in debt to get it all done up front and be able to set it up permanently way earlier. Especially because this shop supports your business, I highly recommend just getting it all done up front so you aren't constantly having to juggle and setup temporary workspaces.

The variance is most likely not a big deal. I submitted mine in December, had it approved less than 2-weeks later. Do it if you need to do it.

Best to make an appt. with zoning and map out the area that they will approve for building before designing the plans to build. In no time at all they will calculate rear and side setbacksthat allow you to save time on drawing up plans, and get you on your way to constructing your project.

Submitted plans for the addition of a garage . At the time , I was told if they were denied I could appeal, and if the appeal was denied , I could pay a "Fee" and they would be approved .................................. ( extra $900 ) . Didn't move forward because of the property tax implications but thought the added fee was a little shady .

Super sad for you not getting that permit. But, IF POSSIBLE, would consider extending you house in a manner that it keeps looking like your house and make your shop this way. I don't know how else you could get them to say yes to your dream. Some cities, in special case, will allow a derogation to their decision and allow the people to achieve their goal. In any event I wish both of you GOOD LUCK. I am sure you will find a solution to this problem.

Grease the wheels. This story reminds me of an addition I wanted to build onto my home. The county said NO. I reached out to an architect and low and behold... all permits were approved. Many times, especially in smaller communities, the building process can get political. Having a local professional on your side can really speed up the process. It's not inexpensive, but it saves a ton of headaches.

I would recommend when purchasing a property you can put an offer on it contingent on the city approving your development plans. I actually had to rezone a property and it took three months, the but the seller was okay with all of that. $.02.

I don’t know if your property is located in or outside the city limits. If it’s not in the city limits then local government have way to much say so over your property. But I do realize that there are a lot of states / counties where this is the norm. Just glad the state and county where I live isn’t this way.

Power and control from the government. You should be able to do what you want with your own property. Not to state the fact that you have to pay for a permit (permission) to even start the work. There's good and bad to these types of restrictions. We live out where nobody cares what is built where. So, it is good for us. But our neighbors can also build whatever/wherever. So we end up with a lot of random buildings/sheds all over the place in our area.

I know y'all are disappointed right now,but in the long run, the county did you a favor.. Putting the shop behind your house will make the appearance of your homestead soo much better than putting it in front of your house.. It will add more property value if you ever decide to sale... Count this as a blessing. We built three homesteads and remodel a barndo with ten acres. That being said...we have a lot of experience building... Also, I was wondering if y'all can put out an address for people like me who would love sending something for your baby.. I'm just waiting to see if the baby is going to be a boy or a girl before I send my baby gift to you.. Stay encourage..

I suggest that it’s likely a good thing that the permit was denied longer term. Generally it’s not a great idea to have a structure in front of your house. It massively devalues your property. Street / Curb appeal is diminished severely - it can be the nicest garage / workshop, it can match / blend in with the house etc BUT as life progresses inevitably - the workshop starts out as a hobby / part time business then later probably full time business and there’s insufficient room inside the shop, so stuff gets parked outside, lean to gets added on - then more expansion & before you know it your front yard looks like Steptoe & Sons wreckers yard & you have zero street / curb appeal on your house / property & it essentially becomes an eye sore, neighbours complain - the local authority gets involved etc. It’s just never “a good idea”. Often the easiest cheapest way is never the best or right way. And these zoning / planning laws are specifically designed to prevent things turning out that way longer term. Look at people who live in gated communities who have HOA’s (Home Owners Associations) to deal with, all your neighbours deciding what you can and cannot do on your own property - even in your back yard, code violation fines if your grass is too long or you park your car in the driveway and not inside your garage etc etc. That’s today’s world we live in where every “Karen” neighbour wants to have a say in how we live our lives. Better get used to it, it’s only going to get worse.

Having worked for local governments and living in many places, that is a very common rule when it comes to non attached buildings. I can't believe they just made that rule. Also I'll tell you never expect anything to go smoothly with any government. The are very inefficient. There always is some problem. My advise to you just plan to take it slowly to save yourself and ulcer.
