You are very wise for putting up gates on your property and posting purple. We visit Missouri quite a bit and heard sad stories of "squatters" ruining vacation spots......even breaking into homes & cabins and just trashing them. So sad. This looks awesome. We love to kayak. However have never ventured down to the Buffalo. I would love to meet you guys in person one day. That would be awesome !!! I really enjoy your channel and adventures.

Looks great. I would recommend adding riprap to the RV spots. As I remember you had severe erosion initially and those spots look steep to me. Good luck and enjoy!

Grt8 ur able to enjoy ur golden yrs. Yeah seniors do enjoy tranquility and can't stand the hassle of city life. Ur investing a lot of money into a rv retreat. $200k is a lot without a house. Not to mention a new rv rig & truck eventually. That's more like $400K. Would be a nice house somewhere. It's a big country we live in probably could find a similar set up elsewhere. Tornadoes and ice storms there. Plus seniors need to be close to a hospital. Previous generations had the same idea. Inflation is bad probably not an ideal time to purchase.

I hear you Diane... NH property taxes are not cheap... however.. 2 good points are.. there is no income tax OR sales tax here. So, a good place for raising a family and for one's working years... maybe just not for retirement. For retirement in NH... think downsized house... some SOLAR to augment the power grid, and a wood stove. NH definately has its good points.

I have to say, the sales company is a little suspect. I contacted them back in March. They require you to visit on a specific day. They tell you the properties will all sell out on that day. I couldn’t make the date so they offered a different location to view on a different date. Same pitch, they will all sell out on that date. I couldn’t make that date either. Every month since the same pitch is made for the two different locations.

Beautiful spot, and yes I was getting sleepy just seeing how peaceful it all looks! Congrats from an RV wannabe (we are a couple in our mid-60’s/early 70’s.). Is it too late for us to start RV life, at least part time? We live in the capital of Canada, and know all too well the harsh winters we get and I learn to be a nomad - at least part of the year! We have downsized about 7 months ago, to an apartment (a very nice 2 bed/2bath), from our house. So RV’ing is something I’d like to try. Any suggestions from either of you are greatly appreciated! Your setup looks great. Unfortunately, I think you need to put up no trespassing sign so if some person wonders onto your land uninvited, gets hurt and tries to sue you, the sign is exhibit 1 before case dismissed. But I'm not a lawyer, so you might want to double check that. Also, quit telling people how great it is here. The state is getting pretty crowded.

No bad wind or floods here. We're up high so flooding is not an issue here. And we have a clearing for the spots where we camp offering lots of sun.

I noticed a couple people asked about development cost. Electric set up, septic set up, water set up and development of your road plus gravel. Is there a reason why you won’t answer what the cost was for you?

It varies widely from lot to lot. What I spent is different than what others will spend. I didn’t need a well. We had city water out front. But new lots don’t have that. A well costs $11K and up. But I have a very long circular drive. That cost a lot. I have a septic system big enough for a three bedroom house. Others won’t go that big. I installed my electric underground. Others do overhead. We put in three RV pads. Most do one or two. So my expenses are a lot more than most. In general, You can figure 1/3 to 1/2 the cost of the land will be needed for installation of your utilities, excavation and development. In our case we’re over that 50 percent figure. We paid full price for the land at $89.900. My total expenses for development to date will be close to $50K when a fence we’re having built is complete. That’s just us. We are very much on the high side. But we want this to be our special getaway do we have splurged.

Perhaps... but that would be money spent. If one finds their own piece of land to settle then that could turn into a decent investment. Also consider... when the pandemic hit ... many camp grounds were forced to close. Plus some camp grounds don't allow rigs over 10 years old. I guess either way there can be issues.
