Right when you panned over to that foil....it said it all for me. Would not feel safe being around knowing that you had to deal with squatters. I've never really liked living on a busy street either. It's a shame because it's a pretty nice property. Plus, that City of 1000 piece was an eye opener with "The Zone". I'm not sure if it will get better in Phoenix any time soon. Because, it looks like all of that will Creep like TLC into that neighborhood.

Hey Super I think it has potential too. i lived half mile east pretty close. Yeah there are some problems, the usual. if i am not mistaken this house was a shelter home at one time and that is why there are so many rooms and the layout does not make sense. This home likely was owned by the city or a nonprofit at that time, so it was maintained pretty well at the time. This hood was built in the 50s,it was a 2bd 1ba originally, ,Thanks for the tour you rock! PRO: SQ FOOTAGE, close to downtown, very walkable, train 5 mins away, close to everything, desert lanscape, lots of parking in back, outbuilding could be another living quarters CONS Faces busy street, neighborhood has issues. Super i think the price is about 25% too high but they may get it due to housing crisis.

The lowered ceilings in the front entrance and hallway are where they put the A/C ducts. It is more efficient that way as the ducts are covered with insulation in the attic. If you run the ducts on top of the ceiling joists they are more exposed to all the heat that builds up in the attic. My house was built in 1966 and had a similar duct work set up (but mine was a split system) so the airflow sucked. I revamped it quite a bit (I did A/C for years before going into property maintenance) and ended up putting the unit on the roof and doing a straight down and up for the supply and return air flow. I know the area well and it is slowly going to the dogs. I retired 6 years ago and haven't looked back. Good luck to whomever rents that. Your electric bills aren't going to be cheap.

As you go into the neighborhood it gets a little nicer, they would actually be smart to put up a brick wall around the front for safety and noise reduction. Back in 69 or so I lived on Thomas and 17th Ave, right across from the Golf coarse. It was somewhat a upscale neighborhood.

The noise polution from indian school makes that house very undesireable... they should wall in that front yard, but up a BUNCH of shrub walls to further reduce noise
@danieldaniels75712 жыл бұрын
That's what I would do with it if I owned it. I'd completely cut it off from Indian School save one front locked pedestrian gate with a ring doorbell, and then put an electric driveway gate to enter the property from the alley. I'd love to own it, though. The property location has intense potential.
@earthdust9232 жыл бұрын
I would use the rv gate on the side of the house to get in and out. Add some sort of remote gate function. Not cheap to do! I could never deal with entering/exiting off indian school. I would say that property is around 375 in todays market. Townhomes up the street from there are going for 260

Yeah, Indian School Rd is gonna be a no go for me. The house wasn't too bad and would clean up fairly nice with some better TLC. I'd take that last bedroom and turn it into a master suite since it's open to that back room. I would also try to figured out a way to move the driveway to that side RV gate. The driveway onto a busy street like Indian School is a deal breaker for me 100% on top of the bad activity in that area. To be honest, the lot size is fairly decent and the space the house had was quite decent.

Mr. Big Super Living in Arizona, Excellent home tour as always!! $2200 for 1800 square feet. 4 bed 2 bath. Is the going rate for almost sound like a discount for 4 beds and 2 baths these days. Unfortunately for the landlord, but with the illicit item you found in the bathroom, no one should rent this home. It doesn't seem safe for children or adults. If landlords are serious about showing that house for rent those illicit items should have never been in that bathroom when perspective tenants tour the house unless that's the type of tenants the landlord wants renting the house. It's not the landlord's fault, but that's unacceptable. The feces in the outdoor storage is a very bad look too, but the illicit item in the bathroom is just not acceptable. The house is cool. Lot size is big! By the way... I am not going "that way" on 17 ave! That's for keeping it real. Thanks for the excellent home tour! Stay safe out there... 🙏🏿
