The inking and touch interface of Whiteboard really is superior to that in OneNote. Really intuitive and easy - it just works. This is aside from the real-time collaboration features. I hope a lot of the inking and touch features come to OneNote. Great video!

How is it different from taking notes in one note and sharing notebook with co workers?

Good question! The outcome is similar. But the Whiteboard app does have some unique features that are more tuned for live sharing. For example, you can see each participants profile pic next to their ink as they draw. I believe that OneNote export will eventually come to the program too, so you will be able to continue to work on your Whiteboards after your meeting in OneNote.

The problem with Whiteboard is that you can only connect to those within your own organisation.

Yes, that is a limitation right now. You could possibly extend access with guests in Teams, but I haven't tried it.
