just a note Joe.we had our roof sprayed from the inside with a foam that sets like concreate to prevent the heat and also stop burglars getting in by taking roof tiles off.it made the house a lot cooler.

A few suggestions from someone who has built two homes over the years. First, I would add dimmable light switches & compatible bulbs to most of the interior rooms. Second, I would add a central air unit with baffles to turn off the air in the guest bedrooms when not in use. You would need ductwork in the ceilings. That will save a lot on electrical cost and make maintenance more simple. Plus it gets rid of those ugly mini-split units on the walls. Third, almost every home in Thailand uses the 6500k light bulbs. They look super white but are actually in the blue spectrum. For the exact same price you can use 2700k light bulbs which give a warmer feel. No need to feel like your in a police interrogation room or hospital when you are in your house in the evenings. Fourth, I'd hard wire the house with the shielded Cat 7 cables for fast data transfer between your router & various rooms. You can add sockets in each room that have both a Cat 7 connector and USB chargers built in. Love the house build videos. Keep them coming.

You can find all sorts of beautiful tiles within the builder's budget. Terminates are a real problem EVERYWHERE in Thailand! We recently replaced our staircase (to the second floor )due to termite damage even though the house was treated (spray units under the foundation) every six months! Finding good insulation (with a high R-rating) is expensive! We added 3-inches of foil covered insulation at a cost use 45,000 baht for 200 sq meter attic. The rook also has foil under the tiles and above the ceiling boards. Best of luck with the build and do enjoy that pool often!

Hello Joe & Gift, a great update, house is looking good. Yes you are correct that the colonies are all around but a general rule of thumb is that it takes around 1 to 2 years for the termite tubes to come back to the foundation. The disturbing of the soil drives them away. And so even without a treatment, you wouldn't see the colony to return for that time. The termidor treatment that I mentioned before in a previous email is not a chemical treatment, maybe that is what you applied and as you noted, is not bad for the environment. Good luck!

As a builder in Australia I was amazed when they built our house in Surin. It blew my mind how hard the Thai’s worked. Your build looks very good quality, so far. You house is almost exactly the same size as my house. You are so lucky to have a builder who speaks English. The silver foil is called sisalation and does ok but I still added at my cost, proper insulation bats on top of the ceilings. I also had a choice to upgrade fittings and fixtures but you will find that what the builder offers are very good and I only added a few upgrades which kept my cost very close to the original pricing. My pool was built by an English guy and is 11m x 5.5m and cost around 800k baht. So similar to yours. Happy to answer any questions you or Gift have about the build in the house or the pool. Aloha, you brought back old memories, I use to be the senior termite technician for Orikin Pest Control for the northern half of N.J. The chemicals used today are made to break down over time, unlike the old chemical called Chlordane that lasted forever in the soil and was hazardous to humans and animals, it was banned in the US in 1988.

I am a graduating Civil Engineering student and I am amazed by your correct use of terminology. Especially in other videos in regards to the house is near the sea and the general understanding of the groundwater table in relation to your location. Also when describing the crossbeams, the foundation supports, and usage of the metric system coming from an imperial system in USA is applaudable. And the description of seepage into the soil from the sceptic tanks -- Good job!

1) Why your builder is not using concrete pump? Using it will be faster for framing up the concrete structures. 2) Consider installing multimedia water filter systems after city water meter and reverse osmosis system for drinking water. 3) Ensure there are air gap between the roof tile bottom and and Aluminium Radient foil (foils must be under the roof battens) to reduce the heat from the sun. You can Google what I meant by this. 4) Consider installing RockWool board above your plaster ceiling to reduce the heat further. 5) It might not be economical to install solar power because you got power supply cable right in front of your gate. Plus, you are using your house for living only instead of SOHO (Small Office, Home Office)

Be sure to seal perfectly the roof from birds/small rats. By my experience an inspection/access panel in the ceiling and some light inside the roof will help. Have You though about XPS TERMAL INSULATION BOARDS ?

Build progressing nicely. So happy you take the time to document this as it will help tremendously with my own plans. About termite treatment. I would think that termite treatment under a concrete foundation and slab is a leftover practice from when wood was used. Termites do not eat or penetrate concrete they take the easier path of crossing over from your neighbor to munch or you wooden windows, doors and furniture. :) My feeling is that it is just a scheme to make money with yearly 'dividends'. My experience with the thin aluminium buble foam under the roof is not working at all. As the reflective side is on the bottom it actually keeps heat inside. Good decision to opt for the better option. Best is to have ventilation between the ceiling and roof and put extra insulation material on the ceiling. The best option is spray foam which also adds a protection against leaks and burglars! The roof is often the weakest spot and easy to break into, this includes the soffits. An extra water heater to have hot water in the kitchen makes a huge difference and only adds a few thousand baht. Best decision ever!. :)

Joe and Gift, Thank you for an awesome update on the house and design changes. I'm not sure if you already told the builder, arch. and the team to record any design changes on the drawings/plans so you have an accurate record of what was built and as an " AS BUILT" plans for future reference and repair. Believe me it will save you time and headache later on when you need to find something or do some repair of the wall, structure, piping, etc. This is the US standard but I'm sure that the builder and arch. in Thailand will be able to provide "AS BUILT" drawings/plans or not.

Hi Joe, You might want to ask your contractor to clean up the job site once a week, that way you can the materials being used. The reason you want the job site cleaned or picked is one safety and two it keeps the workers organized and working faster and more efficient.

looking good, and as other people have said, you cannot have Too many electrical sockets, some people say one socket per 9-12 foot, keep moving forward and remembet to enjoy the journey.
