My parents bought a house in southern California for $200,000 in the year 2000. In 2023, my dad paid off his house and now he can sell it for $800,000. The starter homes in my neighborhood start at $750,000. He renovated the house and the house looks nicer than when he purchased it in 2000. I purchased a house in North Texas in 2021. Two years later my house went up over $100,000 in value. I can sell my house and after closing costs I pocket $80,000. I won’t have to pay capital gains tax on the sale of the house because I lived in my house 2 of the past 5 years. I can make an $80,000 profit and it’s tax free

My life got better when I stopped listening to everybody. Choose 1 or 2 people to take life and investment advice from, and make moves. I purchased a crib in NC for $500k, sold it in 2022 for $710k, w/o capital gains. Since I'm debt-free, I just reinvested all of that. Being a military vet, i was able to buy another property in FL w/ no money and no PMI. I came from nothing out of West Philly. Anybody can do this. I believe in you!

It all depends on the person buying. Not everything is a hack or an arbitrage. Families should set roots in a home if they can. I am divorced over 20 years. In 2004 I bought a condo in a excellent area(good schools, no crime, nice location..) for $92K. I paid cash and it costs me about $550/mo all in, including electric and gas, to live here. It's comfortable, good quiet stable neighbors instead of transient trash in apartments that rent for $1800-$2500. I am likely retiring in the next 6 months. Since mid 2000's I have averaged less than $100K salary but now have millions in assets working for me. It's easy for Cardone to live what he preaches, but not realistic for everyone else.

@@victorblock3421 Condo is a good move if much of the maintenance is taken care of through the association Granted we’re still paying fees for that so it depends on the situation if that’s worth it, or not.. but I’ve seen too many friends buy houses & lose so much money on their home “investment” just by the amount of maintenance it’s costing them

Within 5 years or less they have more wealth than Americans and goes up from there. Kids today, despite govt thieves, will have a better life than me or you. Despite the disgusting behavior of politicians, the U.S. is loaded with wealth. You're like a cousin of mine, a broken clock preaching depression 24/7/365. He & others had me depressed for so long until I realized I will get nowhere sitting around and spewing. And no offence taken or given. Things can fall apart. I know, I was in that camp and still am but I learned from my immigrant father and my immigrant neighbors. I stopped partying, stopped with resort and cruise vacations and I finally reached independence. My independence day should've been 20 years ago but I had to have it all so I suffered. Now I hope I have another 20 years with health.

The American Dream has gone down the toilet due to mismanagement by politicians (same as what occurred in the UK). If paying 30% of your wealth on taxes is considered a dream, then what would be an American Nightmare? Moreover, when my Dad passed away and left me a house, the government made me sell the house so that they could rob 20% of it's value (despite the fact that my Dad spent 60 years paying tax to the government for the house he purchased with his own money). A better dream would be to go to a country that does not rob its citizens, such as Dubai, Switzerland or any other government that has common sense!

How does that make sense? Pay rent to a home owner who is profiting from my rent payment. I'm paying off his/hers mortgage. Didn't you just contradict Cardone's aegument? Isn't HE making money from real estate? So, why would he encourage people to rent? Pat makes a valid point about the area one invests in. Personally, I never cared for Cardone, but I can't deny the fact that he is wealthy.

Saying it’s bad to buy a house because you won’t make money on it is crazy. The other option, is to RENT for your whole life and literally throw the majority of your income out the window just to survive. Breaking even sounds like a great investment. That means you never have to pay any rent.

For the average person a home will definitely be your best investment starting out. you can leverage your equity etc to do other things with. Owning a home opened multiple doors for me to increase my net worth.

That’s a blanket assumption VLAD. It depends if it’s a property you can afford and you plan on living there for a long time then it’s not necessarily an investment but a way to park some cash instead of having it eroded away by inflation.

When I was broke years ago before spirit airlines, I took a greyhound almost 5 days from NYC port authority to Los Angeles because it was literally all I could pull together a week in advance to make a couple grand. 10 years later I'm still here and own a home. Even with some money now, I'm not going to cancel an opportunity for 6 hours of semi-discomfort sitting in a coach seat.

I have sold a few properties bouhgt all them cash. My fist property on auction I paid 8k. Sold of for 65k. Next one I paid 120k sold it for 290k. Next one I paid 190k, sold it for 385k. Another one I paid 60k, sold for 110k. Last one I paid 290k on foreclosure, put 60k on remodeling and just listed for 440k . I have never lost money. Thinking of retiring at 50 in three years from now and move to Puerto Rico to live and die at 65.

I don’t know Vlad is talking about. We bought a foreclosure for $27K cash, put $60K into renovations. Lived in it for 15 years while renting the downstairs apartment which paid the utilities and property taxes. When we cashed out we made $200K on that house after renovations and that is not including the rent for the downstairs apartment. You can definitely make money on your home. You have to be strategic, buy low, sell high and make prudent renovation choices. We also received renovation grants because we were in a New Enterprise Zone and special tax rates. Do your research ya’ll.

That's why if you have enough money? Buy your house out right. Pay it all off if you can. If you bought a house 25 years ago. For say 500k. I knew a few people that did that. A couple of them sold there housesin 2021? The 2 of them sold there houses for 1.7 million. The other guy sold his house for 1.9 million. They both made 2 and a half times more than what they bought the house's for. In Florida? Not California.. Real-estate agents ripp their Clients off.

My Father bought a 2 dublex property in 1980 in L.A for 90k. They finished paying property on 2010. He sold the property in 2019 for $690k So how are so saying that its bad to invest in a property? 😂😂

Buy it but rent it out. I have 4 houses, 3 are almost paid off from the renters paying the mortgage. Thank god I bought. I’m a regular earning American citizen.

A house is not a investment for regular 9-5 people. If flipping houses or anything in the real estate industry is your business then that’s different and you usually have more than one house going at a time. Unless you’re building and selling custom homes and that’s a different story. I bought my house in 2000 in December for $120,000 here in North Phoenix. Today it’s “worth” almost $500K. Which is ridiculous to me. I bought my house cash because at the time I had the money liquid and I didn’t want to pay 20 years of interest and the last 10 going towards the principal on a 30 year mortgage. Cars are not a investment either unless you are dealing with older rare cars like a Ferrari,Lamborghini,Porsche cars of that caliber. If you are young and you are looking to invest my best advice to you is a S&P 500. Historically it’s the only guaranteed investment you can have. Speak to your finance guy if you don’t believe me. If he is any good he will agree with me and if you are in your mid 20’s and want some money for your retirement it’s the best way to go
