Electrical Contractor here, and part-time home renovator (whatever my wife wants). When I see damage to the boards behind a tub or shower or any wall, I ask for a “Come to Jesus” meeting. Now you Perkins crew must keep customers happy-ish, but for me I push gently, but firmly, in the old “Yes, the bathroom looks very nice, but the foundation was places on (moldy) sand”. It’s like the “pay me now” or “Pay someone a LOT more later” situations. I know I’m preaching to the choir, and you guys (Jaime) really push to do things 110%++, but this one is beyond paint and caulk…. The whole thing stinks, and is a great reminder to us ALL, that water is what kills houses. Love your channel guys.

Apologies for being rather verbose today (sometimes Jaime and I like to chat about important topics)! Being in Colorado (home of SashCo), we have expansive clay problems and we can’t place a bearing wall in the basement but must dig deeply fora bearing Cason or foundation. Your soluti9n of building a wall that supports the upper levels and sets on the basement floor is a huge NNNOOOOO! Here in Expansion Land!! If it works for you, I’m jealous. But no matter where I am building I’d want a civil engineer and a structural engineer to go over my plans….

In my part of the world, right now the smart thing to do before you start putting things back is get a professional / licensed pest control company in to do a comprehensive termite treatment. Doing a band-aid job is a recipe for future expense and disaster.

This is my story. My heart goes out to this homeowner. We bought a house in DE built in the 50's. We were told the house had had termites but that it was taken care of. We didn't think twice about every piece of sheetrock having cracks in it. When my husband started in the first room taking down the sheetrock he noticed rotten wood. When he started to chip away at it he caused the whole corner of the house to disintegrate. Long story short the termites destroyed the floor joists under the house. It caused supporting walls to sag hence the cracked sheetrock. He has had to pull every piece of sheetrock down and replace every beam in this house. It is only half done at this point because he works full time. Best (worst) of all he is a blue collar worker and is 62 years old.

Those are subterranean termites. The soil under the slab needs to be treated along with the wood. The winged ones are called swarmers. Those happen when a colony is established and those will fly off when the conditions are right, usually a warm day after rain..and establish new colonies.

The termites are Eastern subs, native to N & S Carolina (really the southeast). The black ones with the wings are the swarmers which are the reproductives or alates. They don't eat the wood but the workers do nothing but eat wood. They do love moisture but unfortunately they will still infest a home even if the wood is completely dry like 10% or 12% WMC. There are some things you can spray on the wood like borate products, those are really for preventive treatments and best used in the preconstruction phase. When you have active termites is time to break out the big guns and treat them at the source as well as the soil at the perimeter of the home which can take anywhere from all day to 2 or 3 or 4 days depending on how crazy in depth you want to get. At 19:25 you can see the 2 termite shelter tubes a the edge of the door jamb just below the hinge. That would have been a small sign that there is a big problem and termites in the house. Considering the shelter tube is at the top of the stairs and termites come below ground that is a good indication that there is probably a lot damage done. *Also this is the busiest time for the pest control/termite control technicians so be patient if you have a problem and your looking for the right company to provide the solution. Please do not, do not, go with any company that advertises a budget treatment b/c there is no such thing (only $399 for a one time treatment?? If it sounds to good to be true it is.) Call several companies and listen to what each one says and go with the one that seems right b/c there knowledgeable not cheap.*

Man, I've done jobs like that before, they do suck, but it's an important service to be able to provide, you're basically saving a home, keeping people safe, and really saving people from the cost of ripping down thier home and rebuilding

Jason is right. I'm a carpenter in Maine that specializes in home renovation. Mold and water damage of this caliber is incredibly common around here.

I worked in the restoration business for over 20 years and have seen the same thing and worse. It is a challenge to repair this type of damage. Most home owners have no idea that they have this damage or the extent of it. And worst of all most insurance policies do not cover this damage

I guess that $600 termite treatment I just paid for on a new build wasn’t such a bad thing. Sprayed boracare on studs too. Thought it was overkill at the time but after seeing this, I think it’s a cheap, easy call.

I have a 1950's home that hasn't had that much love over the years. Decided to do a living room remodel and found the same thing. Water/termite damage. Tear one thing out to find multiple other issues. Being a disabled vet, I have lots of time to fix it, not being proficient in all the skills is my only downside. Love your content.

Hey Erik, In the good old days, like the 50-70's, concrete forms were cut plywood and often left in place, after the pour. I saw this in a 20 story hotel. Termites started on the old forms touching soil. Then they jumped to the backside of fine wallpaper. Finally, they were discovered in dark corners, on the forth floor, in the elevator shaft. Here in Missouri, I have heard scientist claim there are 100 termite colonies in each acre of common soil. I have also been told by home owners that some subdivisions have large tracks of problem homes. Clearly, some homes by certain contractors have many more problems than other builders in the same area. Termite exterminators and inspectors are making a very good living around here.

Fun fact, termites will only go as high as the wood is wet, they need the water to live as well so if they are still active might mean that there is still a leak somewhere causing moisture or not enough ventilation to dry it out

I would spray Nisus Bora Plus Mold Care 128oz, Clear to the studs and walls to keep the new termites from getting in and the old being killed.

I bought a foreclosure a few years ago and i knew that part of the living room floor was soft, but when I pulled up the vinyl flooring there were SO MANY termites that I could literally hear them crawling. The damage was a lot like this house and much more extensive than I initially thought. 😬

Hey guys! Love watching your videos, very informative and comical, but at the same time, great quality work. I just wanted to point out that the valve on top of that filter is NOT the shut off but only a bypass so you can change the filter, it doesn't shut the water off to the house. I have a very similar unit in my house and found that out the soft way. I too thought it shut the water off at first but realized it still fed the house as my wife used the kitchen sink after I turned that 'off".

Termites with wings are called swarmers, they are kings and queens of a potential new colony. This means the colony they are swarming from is 300k - 2 million strong.

I had a similar experience, when I tried fixing a mold problem in the house my grandparents built. The house was build from light concrete blocks, so less structural concerns, but oh boy. They built different back in the day. In a way it was super advanced, because there was styrofoam insulation. But it was on the INSIDE without vapor barrier or any kind of air seal. And due to shrinkage, the gaps between the styrofoam were like 1/2". And to insulate the heater pipes, they poured a mix of shredded styrofoam and mortar behind the dry wall.

As a carpenter from England I never even knew what damage termites could cause as we don’t have them. I moved to Australia 6 years ago and every build we do we always install termite barriers and I never actually knew how bad the consequences were! Very interesting to see and it’s crazy how bad it can get when left

@5;25 you noticed the rotten 2x4's that hold the tile/backer boards. It's possible a high percentage of nails/screws attached to those rotten studs are now free floating. Make me ask, When you sister nail new 2x4's to those rotten support studs, what do you do to better attach that tile wall to the new studs? Congrats and the rest of the rebuild. I enjoyed the friendly banter. Shows go teaming skills.

Conclusion should include a TENT active termites have invaded areas you have not removed or uncovered and now they get a fresh buffet of soft woods yummy. Homeowner needs to stop termites now before home is a total loss. Best of luck I hope the homeowner gets the problem permanently solved. Ray

It one hundred percent needs to be treated by a pesticide. I ended up remodeling my entire kitchen due to termite damage, ripped out everything back to the studs, replaced all the studs that needed it, and had them all sprayed with Boracare which is basically liquid borax, and had holes drilled in the concrete floor and termiticide called Termidor applied into the holes to kill the nests. It was the only way to be sure. I wouldn't cover anything back up until that is done because those things have spread into the farthest reaches and you want them to encounter pesticide when they crawl back to the nest. They can drill holes in the stud bays and spray that stuff inside too. Btw all my wood was dry, no water leaks. They'll eat dry wood just as much as wet wood. They got it at the threshold of the backdoor in the kitchen and just worked their way up and to the sides out from there. They come up through cracks in the concrete. That's how they get in. If I bought a new house today, I would pull off the baseboards, drill holes through the drywall into the stud bays, and spray Termidor in there as preventative maintenance. You never know. Those bastards are SO destructive!

Replacing that wood only gives those subterranean termites new food to munch on. I’d suggest a full in ground subterranean treatment and then tent for the drywood ones. Not to mention, if there is water leaking, in that house, until you stop the leak and water intrusion, any treatment will be pointless. As someone who has had termites of both varieties, they are not going to stop chewing unless it’s treated properly and then probably needing to be treated again. Subterranean termites are vicious and it looks like there are tens, if not hundreds of thousands throughout that property. And spray won’t stop a subterranean termite colony ha! I wish yall the best of luck, this Reno’s a rough one, but makes for great content!

Wow! I had a friend that bought a house that was barely standing….. always get a termite inspection before buying an older home. There were walls held together with foam board. SMH felt bad for them!

The tiles in that bathroom look 1980s early 90s.. id gut the lot of it... bit like every bathroom i remodel.. when you pull it apart ya don't know where its going to stop.. so i only price for new drywall to the finish everything else is day rate plus materials.. water does alot of damage if left undetected... in Ireland most houses are built of block but usually the bathroom is upstairs so you only see the damage when the water gets to the ceiling

We used to own a house built in 1905 with a wrap around porch in central NC. I started out just looking to replace a few floor boards, then discovered termites....ended up completely rebuilding the porch.

My parents had a basement bathroom I rebuilt for them. It just needed updating from when it was built in the 50s, but as demo started, we saw just how bad it was. Shag carpet with who knows what soaked into it, fortunately on concrete so a little cleaning and things were fine. The biggest issue was the shower, apparently they decided to just mount the tile directly to the drywall, so as the grout cracked, they just became saturated. Completely black with mold. And, until the remodel, there was zero ventilation.
