That Airstream should be your community coffee shop and wi-fi spot. Lumping it into a plot as a bonus room may help get an A- Frame built on that spot but folks would walk MILES for a good coffee on a giant deck and chat with other vacationers. Snacks, supplies, local recommendations- It at least would be a memorable amenity that’ll also land on IG’s everywhere.

Rob! Long time fan, first time commenter. Get involved with the city council or something in that vein. You're a stranger in a community and there maybe some prejudice against that, especially some freak from California (JK, I'm from LA too!). Anyway, just start going to city council meetings, get to know the players and shake hands with the mayor. I think you'll capture their attention and their hearts with your charm and shenanigans. Love what you're doing bro ! I built homes as a Union carpenter for 10 years. Then built rollercoasters for 10 years. Then built stone walls for the last 17 years. I'm 57 now, own my own construction company and plan on buying land in Eureka Springs. I also will be building tiny houses, A frames, tree houses and unique weekend getaways. I wish you well my friend and appreciate your video. Perhaps I will spend the night in one of your places and you in one of mine in the near future.

I love your idea about using the house as the communal area!! that would seriously make the area that much more special and unique. Not only that, but lots of times people want a fast quick breakfast so they can go hiking for the rest of the day and having a place so close that has breakfast and coffee is perfect! not to mention the connections it would build from meeting other people staying in the tiny village, or if a family reunion happened there, it makes it an easy place to gather. Really good idea!

Hah, I'm trying to get preliminary approval on a 22 acre PUD up in Pigeon Forge. I've definitely called and bothered the city officials multiple times from different numbers because I felt like they were ghosting me :) Just let me build my pocket STR neighborhood and retire already!!!!

I live in Los Angeles and everyone connected with the housing/construction industry has been so busy, it has been hard to get people to come out to give a bid. When you ask them if there is room for negotiation, they say no and hire someone else. People take weeks to come out or just don't take the work. So it isn't just a country thing right now.

Hey Rob, I have been going through something similar. I approached it through email. I contacted my local zoning administrator through email, and copied and pasted from the sections of the zoning regulations that touched on anything remotely like tiny house or glamour site, and got her to answer specific questions phrased multiple ways. Finally boiled it all down to exactly what I needed to get a building permit. In my case, in Vermont Chittenden County, I need a permanent structure building permit. I phrased it as it is a shed, or a temporary tent needing a permanent structure permit. In this case they don’t exactly need to know what it is for. That’s another whole can of worms. Because my zoning is residential one zoning, there are not a whole lot of work around. In agricultural zoning, it is much different.

I really believe you could narrate ANY AUTO MAINTENANCE MANUAL on video and make it as equally entertaining! I’d smash that LIKE button. (Wow, ok, that sounds creepy) Architect here... as much as i appreciate the idea of a central community center- all I can imagine is the maintenance (and liability?) required for a non-profit-center element to the development. What I am doing is building a single parking area upland from the camp sites at the location I will eventually build a clubhouse. Guests can park there and walk the paths to their cabins/ tents.

Lodge/community center offers amenities that will increase the desirability of the location and quality of customers plus a higher price point. Ooh a gift shop, lounge, laundry, wifi, business center, gameroom, indoor gym...the possibilities are endless.

We've been experiencing something similar with permitting this summer in Tennessee on a few lots we are developing (we are about an hour and a half away from you!) and I can relate to your frustration! We definitely need more state-approved soil scientists in TN and it would be nice to see more than one TDEC septic permitter per county! Question: just curious as to whether you are planning on individual septics for each tiny house; I tried to apply for a shared septic between two houses we are building and it was a no-go from the permitting standpoint. Also curious to know if you are on well water or not! Would love to see/hear more about this amazing project!

If you are providing services such as food in the community center, you may run into tax issues where the airbnb income becomes active income, instead of passive. (Talk to your CPA).

Rob, I love your content and watch everything you've done so far. Having said that, do you have a basic site plan to share with any of the vendors or officials to explain what you are trying to do? Even a basic layout plan will allow you to get a better idea of what makes sense where on the property and allows your vendors to make recommendations that you can capture on the plan for further planning purposes. I am ADHD as well and the thoughts come as flashes, so I need to put them down to remember them but also so I can explain it better to others. When I start explaining something without the plan or layout, people tend to get that, "what the heck is he talking about" look on their face, the plan helps. Just my $0.02 which won't even buy you the tortilla for a Chipolte burrito.

Great option for community center. If you plan to have multiple places you need to have another area for some staff housing and possible social events to bring people together to share experiences. It's not all about money. Keep up the great work !

Rob, site looks great. I would keep the house as an AirBNB and build a community building with amenities in the middle of the development. That way you can build it to meet your needs and draw you guest to the center of the village and keep traffic away from your existing house. Just my thoughts.

Would it make sense to just hire a GC to do all the stuff you're doing? Seems like they could get everyone on board much faster. Love the treehouse idea too- there's a company out here that will go anywhere in US and build and they have plans. Can't wait to see the progress!

Perhaps, but I don't think I can really trust a GC to run permits that are this complicated. Plus, I enjoy the process. I try to learn AS MUCH as possible in regards to permitting because it's an invaluable skill set to have.

It's tough to spend the money and time but not rushing the engineering and getting a good plan of action can save you a lot of money over the construction process. One field change can easily pay for all the money you would of spent on an engineer instead.

How are you managing septic waste for this tiny house/treehouse village? Are you going to have "community" septic, composting toilets, alternative systems? Septic systems are expensive. I'm in Virginia and we have to do an "alternative" system. To put in a system that will accommodate 6 one room cottages (no kitchen, no laundry) will cost us between $93,000-$103,000, just for the system install. This seems to me to be this biggest challenge with your village. We are now researching composting systems.

Turn the house into a facilities “lodge” with like pool tables and hot tub and stuff that you can put in the description of your tiny houses. Consolidated expenses to majorly raise the value of all every rental.

QUESTION??? I have property in out of my state, that is not doing anything, so I have a realtor and 1031 Exchange from Realized Direct and Q.I. from Midland 1031, LLC with Acord Liability Insurance, Lockton Affinity, LLC. I like your idea about the triangle Airbnb and would like to exchange my land for that in the arks..is it wise to get the QI. consultant to look for the properties that I am interested in, as he gets paid from the proceeds via the Q.I.??I'm aware that I can't live on the property but am willing to make the reinvest back in property so I can purchase more later. I recently found about the 1031 and now need to use as I am going to retire next year. Any and all advice is greatly appreciated. Thank you so very much.

You seem to be thinking of community parking. I don't think people will want to do too much trekking to get to their tiny homes. I think all of the concepts areas should include sufficient parking. People will not want to lug around heavy packages and bags especially in muddy conditions.

I've been trying to get my septic guy on the phone for 2 months because I can't do anything until that's done as my county requires septic and it can't be a conventional system. The good news is there's about 10 other people that can do it but I've already started the process with this guy. So stressful.

Rent out the house. Plant some bushes to bock any views you want to block. Make a community area somewhere else. Gatlinburg, to me, is a place where your communal area is outside under heaters in adirondack chairs, rather than in a house that you have to climb a big hill to get to. I like that you are showing how slowly things can grind sometimes, and how much you have to spend up front. A good reality check for me as I think about doing something similar.

Permitting is a nightmare. Taken me four plus months to get permits to build a single house on ten acres in Pennsylvania. God forbid you disturb more then a acre and have to go for a npdes permit

The 'community center' seems like it would be a money drain with no upside except for the perceived "good vibes". If you are going to do one or the other, make the house it's own air bnb property and generate the income. Perhaps you can pivot and go with the community center idea later on down the line, but try to get some revenue from the house to give you some financial cushion and some capital for additional investments. Good luck either way.
