$400 is a good deal for all that you have there--when we first arrived in Bacolod nearly 7 years ago, we stayed temporarily (2 years) in a townhouse 2-story which had three bedrooms and a garden area. We paid 15,000 pesos a month ($300US). Now our retirement home is finished, with 80sqm of interior space on 490 sqm of land--lots of green around us, views of the hills to the east...I have no doubt I'd enjoy living in the Dumaguete area as well.
