I go to the gym right opposite this condo for 2 years, the building has been empty for ages. So many new large condos are being built in many side streets all over Pratumnak! A lot of unique design features 👍

The best designed 27m studio I have ever seen in Pattaya not an inch of space wasted - priced too high but great design. 1.5m thb would be a fair price for that.

I don't mind seeing the shoe boxes Jase as they're potentially great investment vehicles for renting out to the single folk who travel to Thailand for several months at a time, and who usually travel light but want something comfortable with all the mod cons.

I'm hoping to move there eventually but am waiting for my kids to move out of home first. So getting something that can pay for itself while I wait on the kids to move will be really helpful, plus potentially provide a holiday home for occasional visits.

I like the first condo, very good floor plan for being 27 square meters. If possible, I would put a folding table in the kitchen so I can sit there and eat instead of in the bedroom.

Hi Jason & Manu, I've seen that building under construction and wondered what it was like. Thanks for showing different configurations and different sized condos. Pratumnak Soi 5 has come a long way since I bought my Cosy Beach condo in 2013. Just opposite the condos you show, there's an expat grocery shop and Old Rogue's Retreat. Old Rogues (amongst other menu items) has excellent breakfasts and are renowned for their Sunday roasts.....there's also O'Garas Irish pub just up the top of the road, located in Tara Court. The Soi beside the outdoor gym goes through to Soi 4. At the top of Soi 4, there are 3 excellent cafes which do food/coffee etc. Also more down the Soi until you reach Cabbages and Condoms and the Beach Bum Bar. Feel like sitting at the beach sipping a beer or cocktail and it won't cost a fortune? That's your go to spot. They also have music I think certain night/s. Speaking of good food.....lunch? When?

Too pricey for my budget (for now) but I can appreciate those condos quite nice! Really like the area these are in. Hopefully next year I can work with Manu to find a reasonable condo for my budget (15-18k/mo) as it seems like he really knows the area well.

Pool is WAY too small for thailand. So are the rooms but that is how it is over there. If the room is that size i expect a huuuuge amenity list with gigtanic sprawling pool and gardens. Always good content guys well done!

Correct me if I'm wrong, but the amount of the rental guarantee in your the example appears almost identical to the annual body corporate costs: 550 per square metre per year. About 178,200 THB pa for the 27m^2. Quite a hefty add-on if you're living in the condo. And the guarantee is of no benefit if the place is let...I'm guessing it isn't an add on. In any case, great video, always enjoy your current information on what things cost.

@@goodvibespattaya2423 yep, 50 for routine maintenance/upkeep (at 8:54). At 8:57 he mentioned 500 for the sinking fund to cover the big jobs every 10 years or so (repainting the building etc I suppose). I was adding those two figures together to get an idea of the ongoing out of pocket expenses. I think that's sensible to create the fund: otherwise properties get pretty run down, but you need to keep it in mind when taking on a property (there or anywhere).

@@Alf3003 collectively, all the condo owners pay for the ongoing maintenance by the building management. The sinking fund money should be held in trust for when refurbishment is needed.

Kind of putting money into reserves in case some big repair job is needed. The HOA is more for everyday costs in operating the building. A big sinking fund means no special assessments.
