Dan you have good empathetic interview skills. I have built a house in northern Luzon, the best advice I can give anybody, is keep control of all the paperwork, titles, make sure you have a clear title, access to your property, right of ways, Baranguy permits, building permits, all of the utilities. In the Philipines it is not a one stop shop for all of your permits and it will take some time, so remain calm and courteous. Ask all of the questions at Baranguy and of government taxes to be paid.

Calvin is legit. we all have checkered pasts of course. Calvin is well respected and adored in our hometown of San Carlos City Negros Occidental. he is a mover and a shaker and soon will be endorsed as a good will ambassador for our beautiful city by government officials.

We followed Calvin’s build… we’re right on track to build a 1M peso home. 60sqm plus 40sqm of covered decks. We’ll be done early in the new year.

Nice interview Dan. Value of properties in the Philippines goes up to 3%/year. Depends also on your location. I have 2 lots in Samar one is 500sqm and one by the beach of 400sqm. No house yet though. I bought the lot cheap and now they’re 1 million pesos the 400 sqm. I got hurt at work in 2020 and couldn’t recover yet financially bec im working only part time. Hoping to build a house on one my property before I say goodbye from California when I finally retire. :) we got land in the province from my parents it’s a farm land and 1 hectare inheritance from my father’s side. My brothers and I planning on putting a livestock business. Fingers crossed 🤞. I need my health back to so I can get my plan in order.

@@DickBigger thank you 🙏 I’m trying to heal up for the back injury after taking care a 500+lbs patient. The pulling, pushing and bending down it makes the back pain comes back. I’m looking into finding a lighter nursing job. No more medical surgical patients. My little physical body cannot do it anymore.

Calvin is a solid guy. He helps a lot of people financially but his biggest asset is he doesn't sugar coat things. He tell guys what to look out for and how to not to get used while dating in Philippines. He's always respectfull of Philippines people

I paid off 300k in Tokyo in 10 years Then 350k in Tokyo in 8 years I could pay off 60k in 2 years in Vietnam or the Phillipines 20k down 20k a year Why pay rent? And can trade it with my friends in other locations like Nha Trang for Phuket or Japan for Bali

To build a house in the Philippines with your filipina is a good idea. If you decide to live in the Philippines for let say for 20 years and you are paying a rent of 300 USD every month for 20 years it will be 72,000 USD. But if you buy a Lot for example for 30,000 USD and you you build a house cost 30,000 USD you dave 12,000 USD for 20 years. Renting you don't get anything back. But building the house its an investment for the child or children you and your filipina will have

You didn't do the math right. In one you spend all the money up front to buy, whereas the other you would have a pile of cash making at least some interest that you pull from for rent. Also, non Filipinos can only own a condo.

$4,500 = 250,000p you can build a moderately decent house in the Philippines. That does not include the land. In Cebu City.

So you can own your home but not the land under it. That’s a little unnerving but knowing there are some really cool shipping container homes in the US and Canada, but big $$. It seems like a fantastic business for an architect or “engineer” with a real knack for design whether N. American, Filipino or from somewhere else to start a company using local people to build the things…modular for size variations using the same “building blocks” and the business could explode. If someone buys one of these homes and landowner, spouse, or state (ask the Chinese being kicked out of 100 year family homes because by law they can’t own their land, either). Dream marriage goes south? Just have the home taken apart and shipped as one or multiple modules to your next land area, or country if need be. You would need to build in or near the Philippines to have it make sense. Then you could sleep better knowing if things change, you can recover most of your investment (full cost minus cost to relocate home).

Wow. $20k for a brand new house and cement block wall and metal gates! Nobody can raise your rent. You couldn't buy a shed for that in the US. Let alone the land.

I bought a house Thru a developer. Suntrust properties. After we bought it, then we spent another 1.5M doing renovations and extensions to get the house exactly how we wanted it. The original house was 195 square meters but the lot was over 300 meters. So we had a lot of land to play with for our renovations and extensions. It took 8 months to complete the rectification and renovations and extensions and to furnish it and to move in but now it’s our dream house. It’s exactly how we want it.

Great interview! Great house and guest house! You both are doing great things helping people and then being blessed by doing it! I try to do what I can here in the USA too until I can relocate there and continue helping disenfranchised peoples too! Like Calvin, as you know Dan, after strokes, I became homeless too, living in our jeep wrangler unlimited at a Lakeworth, Florida Walmart parking lot, while still in deep stroke protocol! I always reached out to help others before that situation, during that time and as I still recover, now! My fiancee2wife( as I call her) Charlie and I could care less about material things, it is all about helping others as you guys have showed and proved! Thanks, Gracias, Oui and Salamat for doing these videos, Calvin and Dan! Even though I have past Philippines history, I learn so much from these and other vloggers videos! Never to old to learn and grow in knowledge! Be blessed, safe, healthy, prosperous and great all! Yes, Si, Oui, Oo( tagalog philipino for YES) Nuff said! Adios! Garre ghost! Lol!

Contractors hire crews to build houses in the US, order materials etc. Engineers generally are those specialists that run load calculations, or certify an Architect's plans.

My ex-wife stuffed me for 2 million USD about 12 years ago. However, I took the hit and rebuilt my life. My Filipina wife, of 8 years, and I bought a couple of properties in the Philippines. We then had a sizeable house built here for 5 million pp and also built a commercial property. We had no problems with the building of either our house or our commercial property because we did what we both agreed what was right to do - during the worst of the Covid we ensured the guys on the job received at least some income. We now employ her 3 sisters and her brother-in-law so that they have a regular income. Our family - children, step-daughter, in-laws etc. are all looked after but not paid for so we have a good life. It's more fun in the Philippines!

@@Puzian you're absolutely right. I thought I was doing the right thing by making the divorce as amicable as possible so as not to upset the kids. That, I now realise was a major error of judgement when my good nature was exploited . The one upside is that it has really pissed off my ex-wife to have bounced back.

@@BlazingShackles If they don't work they don't earn that simple. If they step out of line they are out. They have no opportunity to cheat or steal from me so I don't see how it's getting in over my head. Also, I find it healthier not to have a permanently cynical approach to my life.

You can also lease the land from your wife for like 30 years or more. That way she cant steal it as soon as you buy it and put it in her name

how is the fruits and vegetables there. i live in USA and the food here is GMO and pesticides and artificial and i was diagnosed with stomach disorder. Can't eat this food no more. Must eat organic fruits and vegetables. Also how is health care? Are the doctor good am 65 and would like to know doctors are good.

Wow two great guys on the same video. Looking forward to seeing more. I'd rather have a 100 year lease on the land and build the house I want. Not huge just a regular house. Or purchase the land through an attorney. Either way there's no way a philipina is going to be able to kick me out of the house.

I'm confused is that house AND lot 1 million? or just the house. For some reason I thought i heard Calvin say in another video the lot was his GF maybe I heard wrong but just wanted to clear it up because I'm over here in Bacolod looking for a lot now with my fiancée and we what to build a house on it, something small and simple. We also would like to see if his engineer could give us an estimate. Willie

I think the $20,000 did not include the price for the land or fence. Realistically he has closer to $40,000 invested when you include all the finish stuff and furnishings. This is my estimate.

Yep, thought the same. These vloggers never include the lot prices(usually parents land). And exclude finishings walls access paths driveways etc

I think the wall and gates were over $5000. The guesthouse another 5, so only leaves 10 for the land, fixtures, sidewalks and plants. I’m not saying it was a bad deal and I like the idea.

That’s impressive. House prices are dictated by the demand and sales volumes In western countries a lot of people change house every 5-10 years where in the Philippines homes don’t change hands so often as families own land and build on it and extend over several generations. Plus it’s difficult to get finance in the Philippines. I would only buy if I was planning on living and settling there for the rest of my life. Calvin is right in his thinking of only parting with money he’s willing to walk away from. I have the philosophy of *invest in the first world and spend it in the developing world* when we have global recessions on in the US/U.K. etc the government will pay/ subsidise peoples rent. Not in South East Asia! Plus countries near the equator are immune to a lot more natural disasters.

you did well. I am working on the same thing but i was in construction for years before i got my engineering degree. Although i cannot do much physically as a disabled vet, i will be in charge. i do not plan on building fast like you, i plan on building a step at a time. I will be hiring family mostly (my wifes family) but i have already worked with them a bit as i remodeled Mom and Dads house for them. I am not using hollow block but solid reinforced concrete. but i already have it all planned, i do need to get blueprints done up as i do not have the software and not spending the money for it lol

If you build a house in Philippines. The house is wholy own by the Filipina. If the isa problem, you get nothing. Please don't do what Calvin do. That's stupid.

25,000 house to build in the philippines is dirty cheap along with his taxes per year , that same house in here in canada would cost you 650K never mind about tax's per year to pay , there is big difference being in the philippines and living like KING vers being canada and living like poor middle class person , because the houses are beyond today reach for any one ! , so yah philippines is cheap !

But at the time I wrote the below report, here is why we decided to not get a retirement visa in the Philippines. I'm planning on becoming expat in couple years when I'm eligible for ss...I will rent out my house in the states to help support my lifestyle. I get nice va disability check every month and i would locate as close to va hospital as possible. Most people have advised me to NEVER buy overseas for this reason....u don't own it!! That's been my feedback anyway.

It is definitely not an investment decision since you don't own it. To be honest, Id rather build an orphanage there than a place for a gf because once the gf has a house, she'll eventually tire of you.

Because foreigners cannot own land in the Philippines, unless it's for a business, and that is risky. They can only own condos. Their wives can own the land. Divorce isn't allowed, but people separate, and that can be a loss.

will still dry in maybe 2 to 3 days coz we hang them under the roof and even if its rainy season, it seldom rain the whole day or 2 days without stopping, so there's still room for the sun to come out.
