It is simply a store of value only. Not an ‘investment’. Essentially it is an entry tax to Monaco. Nothing inherently wrong with that, it’s simply not an investment.

Why is it not an investment it earns value in a year and if you borrow some of the money to buy it you leverage your investment so to say ?

@@Johndoe-qn9jr Of late, capital values have only just caught up with inflation. Rental yields are low. After expenses, I doubt there’s much profit left at all. There are better places to put one’s money for investment’, however, if one wants a ticket for Monaco residency, that’s different.
