As a downgrader, and reaching 15th month soon, the surplus of cash allows me to get the next dream home and can’t wait to join the million dollar ATH as I’m am more than willing to get newly MOP resale HDB. Cash is not an issue at all so long the next unit is right. Counting down another month 🎉

Good assessment of on the ground sentiment. Seems like govt is focused on cooling HDB with supply. Not sure about private condo prices

By now Govt should know that HDB resales are causing over property prices to go up, supporting fomo in new launches etc. Your comment of 15 months restriction seems to point to new citizens/PR (come in greater numbers) pushing up 5 rooms prices, rather than older/richer folks downgrading into 5 rooms hdb.
