Shout-out to this audience that is so kind enough to let us check out this crazy investment unit. Thank you so so much.
Just a mere 10 mins away from the heart of the Kuala Lumpur, Summer Suites is located along Jalan Cendana, just a junction off from Jalan Sultan Ismail. With the short walking distance to the Bukit Nanas Monorail Station and the proximity to the MNC offices, this immediately became that perfect building for investment to cater for the high demand for rental.
As great the numbers appear to be, it's still an office building converted into a residence. You have a high dense 20 units per floor layout along with poor planning for privacy and facility. These are just because the architectural treatments seemed to be after thoughts.
However, at the end of the road will be a cemetery land. Also the building typology that is so close to each other just amplifies the surrounding noise into the unit.
This project clearly illustrates the difference between an investment property versus an own-stay property. The mindset and consideration of purchase is different.

Stayed at Summer Suites a couple of times. First found it because I wanted to look for an Airbnb near my gym (formerly at Menara Hap Seng). Pre-covid, this location was an Airbnb hotspot as there was so many listings in this property. Felt as if I was in an office building where I first stayed there, so this video confirms my guess.

Very famous among investor. Many use as Airbnb before mco. And their return is so much higher than 2.5k. Anyways it's one of the best investment out there. Just a little difficult to exit tho, who would buy such unit beside another investor. =)

Love this project! However I remember the maintanence to be very high ( in accordance to commercial use)

I don't think so as the unit size is pretty small and the facility is minimum as well. But high or low is relative hahaha. Can check for the latest information online:) Anyway, thanks for watching yea!!

Awesome video as always, just curious what would the post Covid19 market for Airbnbs be like in the area. By the way, there seems to be some slight audio issue towards the end of the video, you might want to look into it.

Thanks Renyi. Noted on the audio part too... I think once the number of cases are minimal, borders are open, the rates will be back within years. This is because this project is one of the most affordable in that area. Those luxury ones will then take longer time.

hi Sean, do you know any "old" highrise that got demolished? I always wondering those old building how we gonna deal with them, some really look like S*** but they secured a good location. For the property in this video probably another 30 yrs it will fill with mould, then can they actually demolish the whole building in the city centre and rebuild a new one

Mid Valley Northpoint was built for residential and then partially converted into office space, here you have it the other way around. Interesting lol

Great find. Unfortunate how they designed the units. Do you think they could add some material to lessen the noise? That was the most shocking. Another tip (in addition to the music issue others already mentioned): when you start your 3 on 3, you rapidly pan across the skyline - slow down! Remember many of your viewers aren’t locals so we don’t know the neighborhoods as well. A slower pan would help us get our bearings.

Noted on the bearing Mark. I tend to get too excited when I'm in the property hahahaha=) Well, there will be solutions to reduce noise such as sound proof panels as etc but it wouldn't make sense when the cost is too high. Anyway, thanks for sharing yea. I really appreciate it!!

Stayed right opposite to it in Crest Residencies. It's one of the best area to stay, nearby KLCC, KL Tower and monorail. So that's a great advantage.

This building reminds me of the project Riveria city which is still under construction. The built up size is 250 sq ft & 486 sq ft. 1 min walking distance to monorail station and direct facing view merdeka 118 tower, KLCC & KL tower. Do you know about this project & what is your view on this project ?

It was launch with short term stay as their rental strategy, unfortunately it's rather high risk after covid. But this is just me briefly going through without depth. Let me spend some time on it=)

Who is the developer? I wonder how the existing sewer system that meant for office building able to cope with 20 units sewer infrastructure on every floors. Can foresee a lot of maintenance problem in future.

Maybe tint the windows, or change the window panels. But have to check with the management on the colour code and size of the panels.

20 units per floor? that's reaching PR1MA level of sardin packed layout. I mean, 12-15 unit still makes sense but 20? whoa for the price at first might seems reasonable but when you showed the privacy, cemetery and especially the leak? hmmm..

Well 20 units is not the unit, but the floor plate was not designed intentionally for that hence it feels kinda weird. If well planned, there won't be any issue as we have witnessed how hotels done it:) Anyway, thanks for watching Zahar!

Don't think you can get for 300+k. Even now its 400+k, that's after the price drop from MCO. Installment should also be higher than 1500 since its a commercial, you only get 85% loan and max 25 years.
