Really hope Malaysian developers one day can realize driving can be so stressful, so they develop a walkable township rather than driving inside the township. At least kids can ride bicycle or walk to/from schools, parents don't have to fetch those prince/princess from schools, reducing the traffic congestion surrounding. Klang Valley already so congested with vehicles.

would love for a medium rise township with mix development instead of current model 1. where homes are seperated from utilities and convinience store, just like the USA. and this all gonna come back to us in the future with the maintainence cost. 2. highrise condo, residence that too expensive, but keep popping out like mushroom after the rain..

Definitely my first thought on this project. With Elite Highway as the main access, any accidents on the road will seriously impact your journey time to get to greater part of Klang Valley.

There's actually a proposed bridge that connects to Cyberjaya with Gamuda Cove. So lets see if it happens.

During my visit ady saw few flights, but like this location as I'm travel alot and it's seems the fastest excess from KL compare to others outskirts township

Yupe. Spot on ZY. This setting will only work if I get to dictate my own work arrangement. For eg travel only once a week to office and etc. For everyday travelling to KL, I don't think it's ideal. Thanks for sharing:)

Im curious, for strata title houses can install solar panels or not. With the impending price increase of electricity looking at coal price has increase tremendously. easily this kind of houses the electricity bill will be rm300 and above per month

In terms of permission, that depends on the JMB or management committee to decide. Also there will be a consideration of roof design in terms of surface area whether is the installation will be feasible. Great question:)

@@iherng thanks for the reply Sean! I just realise TNB and SEDA are doing NEM3.0… looks like is the right time to install one. I’m staying in Setia eco park, where we are allowed to install, since is individual titled land. But we have a common understanding with the property management and the community , we can’t defer the facade too much and still need neighbours approval though . But solar panel installation is ok, a lot of my neighbours are installing 1.

this is a leasehold which cannot be renewed. meaning upon end of the lease, it belongs back to Gamuda. This place will be really far out if you are working anywhere near PJ and also KL

Confirmed this project is 99 years leasehold project with strata title for Enso Woods.

Major concern is whether the eventual JMB /MC could handle the maintenance or even upgrade of all the greeneries and common areas.

im staying here as well. traffic is terrible and nothing has been done. Im moving out soon, I struggle alot to travel to KL to work every day at 100km a day. the traffic drive me crazy.

excellent masterplan of location n concept of nature...hope they hv thought of shuttle services exclusive from Gamuda Cove to KLIA n Cyberjaya(hourly or on demand),or to nearest train stn...reduce traffic n accessibility publicly!i don think Grab wud be easily available in the mid of hway route residences!

@@patoises Well that's the fun thing for real estate. Everyone have different preferences. Some like projects that are way more quiet, some prefer convenience but with the limitation of budget. I can only be objectively accurate about a property using rental rates, other elements will all be personal preferences. Ultimately every project is a result of millions of man-hours, so I'll do my best to respect professional works.

Don't know when they will build schools here. All young parents will have their children already 13-15 years old once primary schools completed (consider planning- construction takes 5-6 years). Mostly those 'future school' land will be empty though. Maybe Gamuda will do differently. They will have direct tunnel access to Cyberjaya too

Developer famous for lousy township with traffic jam problems lol. KK 257 make kesas skve jam. This cove together with lousy town BSP alsa making elite jam.

Before reaching SKVE, there are BSP & Rimbayu, wonder how did KK257 jam up SKVE..? And to say cove & BSP make elite jam is quite an unfair statement also, if you really drive thru elite during peak hour, I believe you will notice which exit has the most traffic volume…

@@yenhui0422 as im typing this now, elite is having a jam both directions, and both at lousy town BSP toll area. Elite used to be a nice highway to travel, either to Southern, KLIA or obscure places like cyber and putrajaya. Then lousy town BSP happened then elite gone. Rest is history

@@Isaac-uj9nl lol if you travel further north, I believe you will notice it's not only BSP interchange encountered heavy jam. To blame the whole elite jam on BSP is just too amusing and ridiculous. Anyway don't think more facts gonna change your bias, so ciao! drive safe!
