The thing is you don't close the windows when you are living in the house! The air and noise pollution will present a big issue. And don't even get started with the density.. the cars parking along the public roads next to the condo. And with owners cutting up their units to get more rooms because of what investment gurus tell them to and the lack of regulations.

Update The connecting ramp that leads onto the other side of the road is built as a drain like structure that slows down the dispersion of heavy rain fall - causing roads in front of the commercial shops to be flooded

Only five lifts servicing as now 10% occupied,some of the lifts already broken and not as smart as you think, average takes 5-7 minutes if 4-5 residents drop at different floor. Car parks, anticipate cars will crash each other on future as a lot of blind spot...

Yes they always did it with the special road connected to their building, especially the one that make federal highway much more congested

55 floors with each floor 15 units and 6 lifts. If fully occupied, can you imagine how long do u need to wait if the lift stop at most of the floors one by one, door open and close during peak hours. Will the high speed lifts remain useful?

Same here. I too bought a house there; have been worried as hell since i booked it, because some of my family members gave a negative review by looking at the images. But it seems worth it to me.

For building as high as 50 floor that covers up most of Maluri/Cheras skyline,i think they should make those block with better facade colour. Like this, its just looks like it still under construction.

Mah sing has one of the worst track records for defects. Going crazy with fast developments etc. Just hope they can slow down and focus on the quality.

wow honestly its not what i imagine at all, the finishing and the facilities look decent and comfortable. Truly not to judge a book by its cover. However i am still skeptical about once all the residents start moving in. 🤔

Correction on type B bathroom, only one is sharing the 3 bedrooms. Imo: Yea finishing good, yes you won’t feel the density when in your own unit but, still I won’t stay here. Psychologically not good to stay in highly populated building in long term.

Can you also review RC Residence. Quite high dense..about 5k+ unit But they separated the building..so each 'cluster' has their own separate facility deck. Maybe can get better insight on that project.

They have 3 entrance and exits into this Mvertica so no worries about the density as area is big. Inside units is not pack at all as I stay there before. Hardly see any neighbours cos each units are far away for some reason. Best to buy tower A as walking distance to MRT is nearest.

Thr grey building is actually a badminton arena. My guess is MRT Corp rebuilt the building, hence the same design language. That part is actually the portal for MRT SBK line going underground.

Everything is good, but swimming pool and open area, the dust and the air quality really a problem, I not sure how can I swim with the dusty air

3,6000 units. Malaysian average family size is 3.9. This means 14,040 people living could live here. Kanowit, a parliament seat in Sarawak has 24.9k people. Another project like this and it should have it's own parliament seat.

I visited a condo in this building recently, i was really impressed with the finishings as well as the facilities, just scared about the density, as i think sharing all those facilities with so many people will be a bit of a hassle. Otherwise i would have been interested in buying as the location and condo is great.

I live there before.. seems density is high but inside not. You only have 1 neighbour either left or right and there is no neighbour Infront of the unit main entrance. They have 3 entrance to enter to this condo.. so there is no waiting issue. The facilities is very big thou. If want to buy..better buy Tower A as it is nearest walking distance to MRT.

The refuse chamber concept will have lots of problem as there will be someone whose rubbish spilled as its being dropped, or someone pushing oversize rubbish causing it to stuck etc. imagine throwing a plastic bag of rubbish from the height of 30 floors above. It will likely break…

Yea it’s mostly a ‘users’ awareness issue compared to a design issue. Because if it’s too big, it becomes unsafe for children. If use traditional bins, the amount of cleaning workers would be very high.

Even my PPR in sentul have rubbish chute tunnel but now its already discontinued for some reason I guess because of the reason you mentioned above that happened too often 😅 so yeah neighbours mentality is important. The people here rather tolerate all these smelly and dirty lifts due to people needing to carry their trash downstairs for disposal...

Ikr, 3800 units, with all units have a minimum 1 car park, adding those tandem, there would be around 6000 cars or more in this project. Imagine in the morning during peak hours, 1/4 of the people moving out of it…. Plus, around this project, there are multiple blocks of government flats, and they’re always parking by the roadside at night…. Furthermore, there’s a famous huge SJKC with 2000 students behind the project… Headache…

This feels similar with United Point. It's a decent place to stay with affordable pricing, the build quality can see is still better than alot other adjacent projects. It you can rent it out (competing with hundreds of other units), you can definitely cover 70-80% part of your instalment, but probably need to take in consideration of cost of period gap between finding tenant. Tenant probably are group of people that takes MRT to work.

Yupe. I think United Point’s commercial area is more well designed as it’s borderline a mall while there are only retail units here since there’s Sunway Velocity Mall a stone throw away. Thanks for sharing Jim Keu:)

Mvertica is using super high speed Hyundai lift. Is like 1 second per floor.it would takes less than 50seconds to reach the top floor.

Unfortunately no because most of the high rise structure applies shear wall, means the walls are in continuation from top to bottom for the whole apartment structure. So it’s almost impossible to remove the walls half way in the middle. But for some projects, they specified certain smaller walls at the yard and kitchen to be built using bricks. That will then allow certain level of removal:)

Fun fact. The entire size of M Vertica facilities deck is the same size of another Mah Sing project in Wangsa Melawati; M Adora. Yup thats how big it is

The facilities are great and huge but it is not fully VP yet. It might get very congested within the facilities and parking entry/departure after fully VP later.

Looks awesome! Does anyone know the maintenance fee 😅 This density is a bomb, but so far I know nothing beats Razak City Residence 5.7k+ units located southwest of M Vertica 😂 This location is good but I can't imagine once more units are occupied or additional density from future development at this area as this road is already famous for the jam currently, coupled with SBE exit right at the corner of M Vertica and Jalan Loke Yew* exit at the south 😂 I guess its a trade off 😅

I like it from an objective achieved perspective. Means in order to keep prices affordable, they needed to increase the density (it was approved by the authorities anyway). Then the science would be to house and move all these people safely and comfortably within this site. I learnt a lot within this visit.

Not very objective review.. once all units are handled over.. do you still think the rental value can maintain? that's the problem with high density development.

Well can you guarantee it will drop?! It’s already beyond expectations when it can cover more than installment + maintenance, still have extra. It’s not a high density problem, but it’s more of demand for space within a location problem. Low density in Semenyih or Rawang area wouldn’t fetch any high rent, but Bangsar South and Mont Kiara still going strong. But thanks for sharing your ‘objective’ take. At this point, we are all still waiting to see:)

The grey building is the replacement of the Badminton Stadium that used to be on site.....it is not the MRT Depot. And the tallest building is Merdeka 118 not PNB118 hahaha Love your videos - KEEP IT UP!
