My hometown home is just near this property. Really interesting to see the gentrification of the area throughout the years. Within the master plan used to be a kampung with a Chinese enclave where my friend lived. Truly surprised at that time to see that the whole area being barricaded up and properties like this pop up, been wondering where the kampung people went. But as terrible as the jam is already in that area, I wonder how much more congested it will be after the whole masterplan is fully developed, especially within the concept art it showed a connection of the road infront of Sunshine Square to Jalan Tun Dr Awang. On the flip side, excited for how the masterplan will it turn out especially with the LRT. Hopefully it will change that neighbouring for the better.

wow the FIRST ever project in ALL the projects that you have reviewed where I am satisfied with the gym.... altho I am still nitpicky and there could be a few more added hahaha but I can make do with this. I find that it doesnt make sense where multi million condo gym is so pathetic that you are paying an exorbitant maintenance fee just to have to drive out for better equipped gyms. Kudos to Hunza.

If I am not mistaken, the developer suggested building a flyover from Bukit Gambir and providing direct access from the roundabout? There are more and more houses, apartments, and condos, but the road condition remains the same, with terrible traffic jams at all times ..can't just build and build and the infrastructure not improve

Looking at the supplies of condo units that’s coming up in Penang island, it’s extremely lucky for penangites to be spoilt by the abundance of choice with extremely low rental rates. This project will also be competing with The Lights, and new properties around Queensbay Mall. It’s interesting to see how Hunza position and market this township in the middle of old neighbourhood with massive jams around the area. LRT maybe coming up connecting the place but the construction will be a nightmare to the traffics until it’s completed. So I guess the best strategy for Penangites or those who have just newly moved here to invest in else where with higher rental rates, and rent in Penang to maintain the flexibility since the rental is very affordable.

Not really. PICC actually stand alone with its unique own selling point. The light & Queensbay area are totally different product because it's seafront. Those seafront products are abit pricey. So, it's not apple to apple comparison.

Great review - I’ve been waiting for this one for your perspective, thanks. I wrote before questioning whether this is a good buy for foreigners: for Hong Kong standards it’s good value but Malaysian friends all say it’s overpriced. However one must compare apples to apples and my impression is it was very hard to gauge “value” because there isn’t much of this type in Penang. To be honest I STILL don’t know whether this is a good investment or not but time will tell.

Sean, what do you think about the construction technology in contrast to KL construction and layout trend? In KL many new projects emphasises on speed ramp, removable wall, vertical living room and dining hall, lanai etc. Is whatever Mezzos provided something cutting edge that hasn’t been common in Malaysia?

Because driving still relatively easy compared to walking and cycling. Why need to pay for parking monthly when you can park outside? People are asking for it and smart developer provided it.

Each Muze unit comes with 2 or 3 carparking spaces, depending on the unit size. No monthly parking fee is required. Owners or residents will certainly prefer to park their cars in the designated carparking spaces provided. Parking at the external road will expose their cars to inclement weather without the protection of shelter & security measures within the development.

Yea, the developer set the price point quite low, but i doubt it can sustain long enough and concerned with the car lift. The cost of cable for normal lift already not cheap, i cant imagine what will be the political scene among residents when vote to fix the car lift in future.

The best and biggest automated car lift in ASEAN will be KL, Milla Residence, Quartz Wangsa Maju from Korean technology. 16 lifts that run vertically and horizontally.

The lift reserved for higher level bay owners, and there are ramps available if you don’t want to wait for the lift. It is not stupid, it is an option.
