being a penangite,i seriously considering this plc,but bkt jambul is not a fancy address though...the view n strategic loc to bridges n airport is the adv....township is the main magnet to this ph1!its always a sentimental longing satisfaction whenever u do a Pg content/review coz sooo soothing to view my "kpg"-tq Sean!more drone..more drone!a true penagite will love this project!u see,from not keen of this area-now i considering!but,i'll miss subang jaya since been here for 20yrs-if were to move back to Pg!will wait for ph2 progress n judge later...tq in adv for follow up contents updates ya...i think u r like my go-to authority for properties review now...

Very exciting project, wishes KL/Selangor got more similar design high rise concepts rather than focusing on investments only. The interior space is very generous and workable.

This area has potential provided someone fixes its surroundings, mainly the road in front of Bukit Jambul will be highly congested during peak and semi peak hours. There is a traffic light/school that makes the situation worse. Next, the surrounding area are not that great. Mainly area around Bukit Jambul is so dense with low cost high dense flats and apartments. Hence the security will be an issue... Plus lots of Bas Kilang/Van will be roaming this area as these are the accommodation area for those factory workers in the Bayan Lepas Industrial Zone Speaking of factories, the biggest issue with this area is that it is the meeting place of various nationalities that is working in those factories (I am talking about Bangla, Indon, Filipino, Myanmar etc...). In the weekends, you can see this area will be full of them... Overall, this area is at the center of Bayan Lepas hence it will always have its value, however the traffic, road and social setting makes this area very undesirable. Unless the developer is willing to invest to improve the area.

The only way to resolve traffic conditions around that area is good public transportation and infrastructure for pedestrians to walk rather than driving, currently Malaysians love widening the road, building flyovers, perfect recipe for future traffic congestion because that encourages driving instead.

I been renting one of the low cost apartment there for 5 yrs (behind allianze bank), i would say security so far so good, at least i always walk from my place to mamak infront bj complex at night, and most important for those who work in FTZ 4, you will completely skip the traffic jam at golden triangle condo area and straight arrive at the big roundabout…. Cant deny that BJ complex has been a hangout spot for foreign worker, as a usual shopper of Mydin, i would say most of the foreign worker is not staying that area, mostly come by Grab or bus (of cos they are some living nearby, but not so many, i would say less than relau or golden triangle area), in addition, PICC is still some distant to BJ complex and it seems closer to Bayan Baru area (The One)

That's crowd meaning is a happening place. Even my friend open 2 shop for selling clothes to foreigners which having a very profitable monthly business. No harm. PICC is very much near to BJ & perhaps once completed it will be the same fully crowded with business opportunities.

Now the LRT project in the process of request for proposal looking for private company to build it, estimated next year will start LRT construction, if the LRT managed to build on PICC, the market value of all property in PICC will rise soon. Those want to invest property in Penang, PICC will be great choice.

There already exists a high-end residential-cum-business district to the south, west and southwest of the project site. Together with the golf-course, this will help water down the so-called stigma mentioned in this video. Most important of all, the huge development with its integrated design concept will create a new, iconic township serving entirely different groups of users ultimately, the value of which cannot be gauged by current standards and perceptions.
