Did you register with The Property Ombudsman (TPO) or any other? I really want to know if I have to register with TPO before embarking on property sourcing in the UK?

Hey love your content, really struggling with getting indemnity insurance, as companies have stated that the role of a deal sourcing company is different to a real estate agent, thus causing companies to deny policies to me once I state I work with investors rather than future home owners

Im an average investor with heavy schedule and I am struggling to get a credible deal sourcer. I am looking for a good deal and partnering around SE London areas such as Greenwich borough, Belvedere , Dartford, grays, Gravesend, Bluewater, chatham areas etc. My preference would be a deal that's got great BMV if thats possible with possibility of adding value and refinancing/Flipping . To be sure to consider BMV, ROI & ECA

It’s generally an extension of a business account. You can ask your current bank if they offer the service or create one with another bank/building society.

Thanks so much! To be honest I can't really advise on this as I'm not sure what the rules are now around student finance. If student finance do not consider your personal income (assuming you're an unemployed-full time student) - and so just look at your parents/guardians income; i'd think you should be OK. Plus, if student finance do consider your income - i'd think it would really depend on how much you earn via your business. I think your best bet is to check with student finance about which/who's income they consider and also speak to an accountant about how they could best manage your business account to ensure your student finance is not affected (too much).

When sourcing a property, in terms of refurbishment, do I pick/factor in the type of kitchen, bathroom/shower, tiles, carpet, or is that done by the builders or the investor. If I have to pick it as the deal sourcer, where do you recommend I go. Thank you

Thanks for watching! I believe you can do it as a sole trader, however setting up a LTD company is the common way and is regarded more highly in this type of business.
