Well, that the question if the aircondition units are loud was not answered but also answered - my interpretation of the "we hardly turn them on" statement is that they are indeed loud. Wouldn't they normally be installed on the roof or somewhere else where they could not be heared from a bedroom? But it truly has a stunning view, which will most probably not be disturbed by any buildings even in the distant future. However, it is not a "villa". One also has to note that the land on the opposite side of the road is for sale, and probably they will build some "villas" there, too - which means noise and dirt and vibrations and whatnot for at least a year or two. It would also be interesting to know the cost of upkeep - there is the pool, and even if Portuigal has much lower cost for electricity than e.g. Germany, heating with aircondition needs a lot of electricity, and may not be the environmentally friendliest solution. Also, the EU apparently has plans to force homeowners to use environmentally friendly heating and isolation in the not so distant future, and this may be incompatible with heating by aircondition. The facade and tiles on the backside already look a bit worn, with paint coming off, and the tiles are not tidy, although the building is just three years old - not long and much of the backwall may be covered with algae and spots and what not. I know this is typical for Portugal, but it should not be seen on a property claiming to be a luxury apartment and with a luxury asking price. All in all, I agree with some of the other commentators: while the apartment is nice and modern and comes with some very attractive features, it seems to be overpriced, even with the extra windows on the side. But thank you for filming, you obviously have a lot of routine which give one this comforting feeling of seeing all what needs to be seen, while telling a bit about the background. No drone shot this time, but I guess this is due to the apartment beeing in a densely populated residential area.

It's a beautiful condo with stunning views. Fundao is a beautiful area. It is a bit pricey, but you are paying for those views. It kind of reminds us of The Hollywood Hills. In America, we would say It's all about location location. As always, a great job showcasing this house with a well-done video. It's always nice to see a variety of different types of properties. Very nice apartment similar to what you would find in Lisbon, but with the added benefit of being close to the mountains, Serra da Estrella and other fantastic places to see. The price is very reasonable for a space that size.

Yeah prices have definitely gone up a lot everywhere since I moved here over 3 years ago. You cant even find a very basic apartment in the City of Castelo Branco for less than 100k anymore. Glad you enjoyed the video :)

Even if the land area was free, I'm doubtful I can get a contractor to built a three storey house like this for Euro 290,000. In areas like Porto this could only get you a two bedroom apartment. Thanks Ken for showing this unit.

I hope that prices can drop so that more people have a chance to enter the housing market. Realistically I dont really see it happening though. They might fall a bit in the short term against inflation, but prices of property seem to always go up over time.

Thanks, Ken. Quite a departure from your recent fare but very valuable in understanding the RE situation in Fundao. As a comparison, I'm in a central US city (Pop. 700k) north of Chicago. This property in a similar situation here would be 500-750,000USD so, for any viewers concerned about the price, please realize it's simply a function of the market. As stated elsewhere; location, location, location, million dollar views and zero maintenance all add up to an attractive price. As always, beauty is in the eye of the beholder.

Hi Ken! Awesome video! I wouldn't call it luxury 100% although it's an amazing flat and the views are truly breathtaking, some of the finishings look quite cheap, especially in the kitchen, and the bathrooms for such a huge apartment are tiny, with no bath, disappointing. Rooms are a great size though. Those air conditioning units look fugly as hell, it would turn me right off if buying. And although the outdoor space is great, having to share it with the whole condominium is a total no no for me, who wants to put up with neighbours all the time? But it was great viewing! And those splendid views.... amazing!

Just a point on the pellets. I am not sure what the rest of Europe is like right now for pellets. But here in Finland due to the Sanctions on Russia no one can find any pellets to buy. That includes those of us who use them for our cat litter trays. It seems that here in Northern Europe at least we were actually burning ( most probably unsustainable and non FSC grade wood pellets)...no body new everyone thought they were made in Finland. Apparently not ...now the cost of pellets for pellet burners is through the roof and a lot of folks are regretting installing the pellet burning heating systems.

When we moved to portugal the price over pellets was 1/3rd of what it is now. Crazy how fast they have increased. There doesn't seem to be a shortage here as I see them pretty much everywhere. There is also a local factory that produces them not far from us. I bet they are doing a great business now ;)

Thanks for showing this one, Ken, i definitely enjoyed it. Super clean, move-in ready properties that are well planned with helpful amenities and mod cons mire so appeal. The north and easterly views from this place are pretty incomparable. Bc of where i am in my life, properties with any mildew and needing rehab or rebuild make just me despondent. Did you perceive this building to have any issue with damp in its living areas? Shame the north facing exterior walls and walking paths are allowed to mildew. The lawn area could benefit from a bit more landscaping. Love how you reach to show the variety of homes available out there.

Hi Ruth, glad that you enjoyed the video. There was one window on the south facing side of the building that has a little bit of water ingress. The owner said that it was being fixed in the next 2 weeks so I did not point it out in the video. It was just a slight bubbling in the paint work and very hard to spot.

Five minute walk to town ... I wonder how many to a nice grocery/tahlo. When (I say with some conviction rather than if) we get to Portugal, we really want to be totally walkable. This appears to come close. Thanks for the in-town property review. We love farms but are just too old to take one on now.

It's easily walkable to the shops but the way back is a bit uphill and more difficult if you're carrying bags. Maybe an ebike will help

Under £300,000 I'm hearing people saying Portugal is overpriced. So I ask myself what would I get for £300,000 in the UK when I was living there a few years ago. Definitely nothing like this property. And in London you will be lucky to get a decent sized 1 bed flat

Nice views. Portugal real estate prices are getting a bit toppy though. When I compare to France or Spain, Portugal prices seem out-of-line. I think locals agree, which is why Portugal is ending the Golden Visa Program. Would like to know about HOA fees for this property as that could really sway the decision for someone. Anyway, I think as the Fed and the ECB continue to raise interest rates, they are going to engineer a housing price collapse by 20-30%. Will probably last a couple years before prices stabilize a bit higher. That said, not sure I would want to be buying at the top. Still love Portugal, but definitely exploring other options in Europe (Italy, France, Spain, etc) now, as well as more exotic locales like Morocco.

Hey Robert, sorry I dont know. I did a video last week, of a property in an area where they were offering golden visas a lot cheaper than the regular price. I'm not an expert on the topic by any means, but I wanted to show something a bit different. Bad timing I guess :D I think if they are actually scrapping golden visas, its something that will probably take a while to get into legislation after the announcement. If that was a route you wanted to go down, then you should probably try to get in before its completely closed off.

They will pay a lot more than that! When I look at properties in Lisbon, Porto, Madeira, etc., multi-story is the norm in detached and semi-detached homes, and the price tags start in the 200k's and only go up from there.
