How much can you make with property development in London -and what does it take to be very profitable at it? We’ll tackle those questions and a lot more in today’s episode of the Development Tour with our friend Alex, the founder of AA Drafting.
A scroll on Rightmove led Alex to find this deal. He shares his reasoning for choosing this particular property out of the 1000's of similar houses, which makes for great advice for anyone looking to complete a similar kind of project!
When Alex saw this property, 3 things made his property conversion checklist. He looks for properties with a size of 130sqm, a front (for car parking) and rear garden (for amenity space for the flats), and side access to be able to access the rear garden and bin stores.
We’ll get Alex insights on organising your utilities, making sure that they are all being organised to be installed at similar times at key project milestones.
He’ll tell us what it all costs to get it to this high standard and what interior design decisions were made. We’ll also get to see his favorite flat in the building and the challenges he faced, and how they were overcome which led to such phenomenal end-product.

Nice to see end product but in future would be useful to talk through planning permission stage and if bought with it without plus floor plans on how to achieve maximising number of dwellings

Flat 3 is the best. Would you talk about how to find such deal in Rightmove? How can one spot out the potential of such property?

Try to look for properties in their existing state over 130m2 with side access. This is a good starting point

@@MasterVSolo Hi, We included a Double storey Rear extension and GF wrap around extension to the main planning application. The Dormer Loft was completed under PD. These 3 extensions were needed to achieve the size requirements for the flats.
