I'd try to find other uses for those rooms that can't be rented out as bedroom - A cheap office for a freelancer, additional storage for a local business, a meeting room, a community room... If you apply yourself, I'm sure you find a suitable use and added income.

Well done. Now it’s leased to the council Is it classed as an HMO or not? Couldn’t find an 8 person HMO on the council lists in Grimsby. Just wondered if you still needed the HMO license before the council took it over.

Interesting on how it is doing and twist with you working with the local council. What you call surveyor in the UK, we call appraiser who determines a property’s value. Her int US, Surveyor deals more with land issues and establishing property boundaries.

Out of interest, why didn't you give it to Serco or Mears Group? They would then manage the property & you save your 12% management, they also cover all maintenance and you get the property back in the same condition you gave it.

Will you be able to remove the management fee as the council is already managing on a social housing basis? 3. Does all the cashflow go straight into paying off the mortgage for 2.37 years? Cool vid, like the detail. For the size of the mortgage and the repayment, this must be an interest only mortgage right (20 years it seems)? That means you still have 296k to pay off at the end of the loan. Shouldn’t this be factored into the ROI figures?
