The North Georgia area offers plenty of great real estate and living accommodations and I wanted to create a channel to equip you with the best, and most up to date information as you are considering living in North Georgia. I hope that you will understand what living in North Georgia will be like from my perspective as a local resident and real estate agent, so you make the right decision for you.

Tim Gibson is a licensed REALTOR® who has a unique love for building relationships and helping people achieve their goals. Moved from Indiana to SWF, been here for 8 years. Heading to north Georgia for the friendly people. Florida has become mean within the last 5 years. Looking for good friendly folks. We have vacationed in North Georgia and love the area and the people.

I live in Cloudland GA moved from Birmingham 8 years ago. We love it hear. We live on the east Brow of Lookout Mountain. The beautiful views on this bluff are awesome.

This is a nice video, I had lived all my life in Florida. Just visit North Georgia for the first time and I loved it. Florida is getting to crowded and expensive…I love the mountains ❤🏔️

One thing you should have addressed in your video - the cost of home insurance in Florida is super expensive.

Moved to SE GA about a year ago. I love it here. I love the very short number of cold days. It’s beautiful here and not nearly so crowded as N GA.

I live in Gainesville GA and it is great place to live. Mountains close and if you have to go to Atlanta or fly somewhere the airport are both close enough.

Just moved to a South Atlanta suburb about a year ago and getting ready to relocate to the mountains and North Georgia moved here from the Tampa Bay area in Florida. Hated Florida. I grew up there. Moved back for health issues. Took me 7 years to get out. Never going back. Probably not even to visit.

Lived in the Tampa area for over 30 years. Wife's parents are in a local nursing home here. If not for that, would be living in North GA or Southern TN right now. Traffic & cost of living here has gotten out of control.

I'm from SE Georgia, but live in Florida for four years, then lived in all sorts of other places including Canada and moved back to SE Georgia. If I suddenly became wealthy enough to live wherever I wanted, I can think of lots of other places I would visit, but as for living, I would stay right here.

Snow isn't really the problem. It's when that snow turns into ice that it becomes a problem. When it warms up, enough of the snow melts only to refreeze at night.

I lived in Dunwoody (ATL burb) for a few years and later I lived in North Dakota. The idea that what you're calling winter is a real winter seems unintentionally humorous by comparison. 😂 But you were comparing it to Florida! IMHO, North Georgia offers mountains and good motorcycle roads. Lake Lanier gives fishing and boating opportunities for those so inclined. Assuming one can get their workday commute to a reasonable timespan, Atlanta and North Georgia would get the win from me when I was working. After retirement, small towns like Blue Ridge, Helen or Blairsville feel attractive.

​@westmax8491 As someone who's lived in FL, GA, & now WA for over a decade....I'm a little biased but the PNW is the best. Yeah, Seattle's helllla expensive (Only the Bay area and NYC are more expensive), but if you live like 30 minutes away from the city you'll pay almost half the price for a home in Seattle or Bellevue. Some of the prices in Seattle's burbs are similar to Atlanta and Miami's prices these days. But if weather's a factor I say spend a winter in Western WA and a summer anywhere in GA and come up with a conclusion.

The county i live in in southeast georgia does not charge seniors 65 and older school taxes which make up a majority of the property tax bill in the county which makes it a desirable place for retirees to retire and its also on the coast

I’m considering north Georgia, Franklin Springs/ Royston area. I’ve heard negative comments about personal property taxes. Such as paying an annual tax on a lawn mower with more than a 10hp engine. Can you provide any information on that?

I've been to Lawrenceville,,,really love Grayson,,,but there's no rental,,,about to check out Mableton n Marietta,,which is better as a suburb with downtown,,,I do not want to go into Atlanta

Northeast Mableton around Nickajack Road, Concord Road, Cooperlake Road, Pebblebrook Road, and Buckner Road are fairly well to do areas of Mableton, as is the Glore Road area. Much of the rest of Mableton, however, is lower middle class, which is good if you want something more affordable.

I'm moving from Florida to Georgia and I really don't want to go, but my stepdad passed away and I don't want my mom living alone, with no family around. I have never wanted to live in GA and have lived in Florida my whole life, so this is going to be interesting. 😩😔

​@@marknewton6984 Me. North Georgia mountains are beautiful. Mountain towns are sweet. The roads are a blast to drive Hiking and waterfalls everywhere. 4 seasons. Nice folks. Quiet. Drier, cooler air than Florida. I love it up there. I'll take a log cabin, please.

@@marknewton6984 I avoid Atlanta and all other large cities like they have the plague. I don't even want to drive through or around them. If we're going to Clarksville, we get off 75 and onto 129 at Macon. If we're going to Blue Ridge, sometimes we make it a 2 day trip by enjoying Savannah for a day. If one day drive to Blue Ridge, we have to go through Atlanta. I hate that. We're in a 2017 Miata RF Club mtx, so we feel like we're going to get run over.

I prefer the warmer weather as ive looked at Florida, Texas and Georgia but I think I like Florida. As i am moving from New Zealand to one of these states im not sure yet as i need to look more at the cost of living and prices of houses.

You forgot to mention Blackberry Winter and the ice storms North Georgia can have, they are treacherous. Branches, whole trees. and powerlines come crashing down. If the roads aren't blocked by trees, branches, and powerlines, they are still impassable because the roads, and especially the bridges, are iced over. Power can be out for days or even weeks. Most of the newer house only have electric heat and the people in these houses will have to endure subfreezing temperatures until the power is restored. Speaking of snow, If you have school age children, if even the mention of snow in the forecast, schools will cancel classes and you will be scrambling to find care for your children because most of the times, your employer will expect you to come to work regardless if it is a dusting of snow or 4 inches or more of snow and as you said, we don't have enough snow removing equipment to handle it so the roads will be a nightmare. We also get a least one flooding rain per season, so that's at least 4 times per year. Since we have hills and mountains, flash flooding can be a big concern. In the last 5 years, at least one road in the area has had part of the road wash away, and thank God, no one was washed away with it. You kind of down played the tornados. North Georgia and North Alabama are just behind the Midwest in the number of tornados per year. Granted our usually aren't as powerful as Midwest tornados but we will be under tornado watches and warning quite a few times a year.

PS, If you still want to move to North Georgia, steer clear of Cherokee County. They almost always seem to get the worst of whenever Northern Georgia is under a severe weather threat. If it's tornados, straight line winds, or flooding, Cherokee County is in the bullseye.

Florida and Georgia does not even compare 😂 In Georgia there is Atlanta and then there’s nothing else. In Florida on the other hand, you have Miami, Fort Lauderdale, Tampa, Jacksonville, and Orlando. I would say Georgia compares better to North Carolina or Alabama.

Atlanta is better than any of the Florida cities you've named, with that said state comparisons aren't about the number of major metropolitan areas a state has. The comparisons are about weather/climate, cost of living, opportunities etc.

Not one of those cities you mention even measure to ATL except debatably Miami. Georgia has Savannah, the first planned city in the US including a major port. Illinois has Chicago, NY has NYC, so you’re not saying much.

Although I live in WA, (Love 4 moderate seasons with mountains and no humidity or bugs or natural disasters)...I'm from North FL with family in GA. If you want a true southern experience move to GA. If you want a southern experience with a hint of FL move to North FL. If you want a true Florida experience move south of Daytona. My only problems with this video is when this dude said Miami's or Orlando's airport can't compare to Atlanta which is kinda funny lol. Sure, I need to fly through ATL to get to Asia, but I can fly to Europe or South America with ease from Orlando or Miami lol. And secondly you forgot the only team to beat UGA & GT in the past 15 years: UCF: National Champs of 2017 😆

Most people in GA specifically from central and up are implants including myself nowadays. It’s not 1958-1980, nothing is “southern” about the areas of GA he’s speaking of.

There’s literally generations of native GA people that are from cities like Macon, Warner Robbins, Columbus, Atlanta, Athens, etc. No doubt transplants have migrated to GA a lot over the past couple decades, but there’s still more natives than transplants in GA north of Savannah and Statesboro 😂

@@misteriknow2069 You are correct. The Macon area has very few transplants. The same for Columbus. Augusta has somewhat more, but it is still relatively low. Northwest Georgia around Lafayette, the Chattanooga area (Fort Oglethorpe), Calhoun, Ringgold, Summerville, Rome, and Cartersville is VERY SOUTHERN. The North Georgia Mountains area is a mixed bag. In some areas it has few transplants, but in others there are a lot. Northeast Georgia south of the mountains is mostly southerners, including Commerce, Lavonia, Toccoa, Elberton, etc. Even the Atlanta metropolitan area is at least half southern, with probably around 40% of the adult population born in Georgia. Some suburban areas are heavily southern (Hiram, Dallas, Villa Rica, Douglasville, Lithia Springs, Conyers, Covington, McDonough, Loganville). Some have a lot of transplants but are still mostly southern (Powder Springs, East Cobb, northwest Cobb, Marietta, Mableton, Newnan, Buford, Fayetteville, Stockbridge). Some are a mix of southerners, American transplants and foreigners (Smyrna, Duluth, Suwanee, Lawrenceville, Lilburn, Atlanta intown communities). Then some are majority transplant but with a considerable southern population around 30-50 percent (Cumming, Milton, Sandy Springs, Roswell). Then there are the few which are heavily transplant (John's Creek, Dunwoody, Brookhaven).

Warning: This is predusticed and promotional commentary in favor of Georgia. The actual fact is that significantly more people are moving to FL from GA than from FL to GA. Do your own research. I live in the Atlanta area and can't wait to get out!

You're absolutely wrong. Between 2021-2022 51,380 Floridians moved to Georgia 39,990 Georgians moved to Florida

Georgia? Good grief no. No beach, no palm trees, no warm tropical weather. Snow, ice? Keep it. Fine dining in Georgia is the Cracker Barrel. The airport segment made me laugh. Yeah, Florida has several major airports. I can fly to Europe and South America from Miami, Orlando. Georgia has…one (1).

Stand a little too close to the microwave? South east Georgia has palms, beaches, and sub-tropical climate. Also Savannah has some of the top rated restaurants in the world.

I've lived in South West Florida off and on since I was a kid in 74. Florida has gotten worse and leaving for Alabama or Georgia. Florida is overrated.

@@livinginnorthgeorgiawtimgi2664 the last time I drove through the state of Georgia, it looked like a nuke hit the state, Florida is still stuck in the 40's for the most part. Both ruled by a police state and road blocks. Some states are definitely worse than others.
