Excellent advice. I wanted to buy a house the real estate said 65 lakhs. When I valued the area and materials used it's worth around 25 lakhs. The calculations what you said reachs to 28 lakhs. I will forget this dealing with the real estate. Thank you for the video

Am still thinking and cannot accept. How come the evaluation based on rent for 25 years... Example : In Teynampet, 15K rental house for 25years, results 45L value. But actual real market value is nearly 1.75cr.

@@Banu_Chennai If you live in that house for 25 yes from now, u will end up paying that 45 lakh only not 1.75 crore.. still if its ur dream u can go for it.. but if it's your necessity, my opinion(only opinion) we can rent in that house for 25 yrs with paying less than half the market value of it..

But it may not apply to certain areas adjacent to cities which are developing in a rapid phase. The present rental value may be too low. In that case, we can add appropriate values for location and other things.

Guys, there is a thumb role before you buy a car, Read this 20%--4--10%--50% rule which means 1.You should make atleast 20% minimum down payment 2.You should never pay EMI more than 4 years 3. Your 10% of Annual income(after tax) should be EMI 4. You should never buy a car if it is more than 50% of your annual income salary They are eligible golden thumb role. Note A car price drops by 10% with in a minute its driven out of the showroom and each year minimum 10% is reduced for a good maintenaned car. So think nicely and budget wisely. Thank you
