Where you have covered are relatively commercial and tourist areas. If I am not wrong, there are 2 sets of prices for tourists and locals unless price stated in a menu. Even locals need to bargain especially Low Yat.

No, never bargain in restaurants and supermarkets anywhere in KL. That’s not how they do business. Everyone pays the same price in the same restaurant. Also, some smaller stores in low that allow bargain, many don’t, especially larger and name brand stores, the price is fixed.

Never experienced 2 sets of prices for tourists and locals. But it is true that some small restaurants don't have menus with prices and so be a smart patron - - - ASK!

Monthly pass only RM50 and unlimited ride on MRT, LRT, monorial and bus
Wrong. A lot of people uses the LRT, MRT to go to work in the morning. I always take the LRT from my home to Mid Valley which is very convenient. Besides, it also takes me to Sentral, KLCC and all. Change to MRT, I can even go to Sunway and other places. You need to live not too far from these stations to benefit the facilities. I also use the Grab, free buses and buses to move from place to place. I have cars at home but seldom drive because of the hassle of traffic jam and parking. Again, utmost important, your living location.
lot of my friends invest property in Malaysia but it too hot.
