Hello Jackie I noticed you mentioned preparing a pre-listing package before going out to the listing appointment with the seller to sign electronically. so is that something additional to do I always thought to bring the listing agreement with you to the appointment for them to sign in front of them when you meet with them.

Why wouldn’t the owner just lists at 530K FSBO to make an extra 30k instead of listing with agent to just offset commission and just to net the same original listing at 500K. Is the agent more beneficial with negotiation and attract more buyers to create a bidding war as an advantage?

Jackie, I have watched several of your videos and still have not found one that is specific on how the seller can net more from listing with an agent. From my experience this can only happen if you go up on the list price and sell it for a price that covers your commission then they will net what they originally was trying to sell it for as a FSBO. Yet, your not really giving them your services for free, your just adding your commission to the top of what they want to net, correct?

This script is basically ONLY for experienced agent! As a new agent i can't say i sold a million homes like Jackie. That's not in my portfolio. I haven't sold any homes and i only have a few buyers. What does agresively working for you mean? you can definitely say that because you have your work porfolio to back you up. What about us the NEW agents? How to win the listing with little to no experience?

Cinthia, being an aggressive agent means that you don't sit around waiting for buyers but prospect to find people that want to buy and sell daily in addition to a few other things that you do which don't require experience. Until you have your own track record, use your company's. I was brand new with zero sales experience when I started too. You can do this.

Use your company's numbers. Pull a list of your company's Sold, Pending, Active - around the area you are prospecting. It will get you familiar with the sales numbers which builds confidence. That's what Jackie is saying, your massive amount of action in looking up those numbers, including them in your cma, preparing for the appointment and showing up ready to close, with an aggressive confidence, is where her training is taking you. When you feel discouraged, remember this can be a million dollar a year job. This is an earn-while-you-learn opportunity :)

To any potential FSBO sellers in here, the reality is that 99% of real estate agents contacting you have nowhere near the experience of the person in the video, The vast majority are like the commenter above, where the only difference between them and you is a course that is shorter than what is required to become a hairdresser. There are around two lines in this video that explain what a realtor actually does to sell your home vs parroting statistics from their own cartel that ultimately come down to, "agents are useful because we convince people agents are useful." The reality is that top .1% of agents like this person might be worth their commission depending on market conditions, but most think a "massive amount of action" is looking up their brokers numbers (lol) and using you for an "earn-while-you-learn opportunity."
