Ever since it became the safest country in the western hemisphere. Many people are buying properties. Building hotels houses etc.

I am salvadoreño. I love El salvador. I have property in El salvador. I go almost every year. But what you need to realize is that people will go move, live where their money is treated best. I am sure you know our history? Who do you think is profiting from all the high prices? The same corrupt people who stole all the land back in the day. So I have been in the market for new properties. I found old, overpriced homes with USA prices with unsafe cracked walls cracked concrete and crooked construction labor. Our neighboring countries don't have a ton of trash outside their half million dollar home. I respect your passion, dough. I'll be investing outside my own county.

For big investment on housing this is not the country for you my fellow people. But for Salvadoreans is our home so for us is totally different. So for you guys this country is better for just visiting or living for retirement but for investing is a really different market for people with less than 5 figures of profits yearly.

I think is true that buying is always been way up inflated, the problem for me is the weather, too hot for my like to live here, for visiting I can only stand it a couple of weeks, I’m sure this will change in a near future as far as investments is concerned but is not there yet, of course leaving years ago to how it is now is huge change but nowhere near where I wish it would be… We have a good way to go

Solid video. I have watched the property prices for 3/2 pool homes in El Salvador. You can smell the overhype a mile away. Their prices are near Florida prices. The infrastructure simply isn’t there and these things take time.

I agree with you completely. last year I visited El Salvador thinking that it would be a a very cool up and coming country due to the promotion it's been receiving. I left Very disappointed. I described it to my friends as third world quality at first world prices. Meals were between 10 and $20 for something very basic unless you're eating pupusa. The beaches were not very nice and the people there still throw their trash on the ground. There's piles of garbage everywhere.

From a salvadoran living in El Salvador: 1) Just to clarify the situation described before Bukele about gang control, it applied only to bad/poor neighborhoods, NOT TO THE FULL EXTEND OF THE COUNTRY. That means the security change occured in places not interesting from a real state investor POV, the desirable neighborhoods to live or invest are and always been safe, so the current increase of price is merely from speculation. Buying today at current prices in El Salvador equals to been riped off and/or scammed by greedy owners. 2) All being said about the weakness of the economy is true, but nobody talks about how the government is concentrating all the power and increasing public debt without any public policy to change structural problems as lack of human capital… just actions that look good on social media and make them personally get richer. The lack of transparecy from the government and increasing corruption is a real thing (you know if you are friend with the ones in power you can do anything you want)… covered by the world class marketing from Bukele.

It's probably true that El Salvador real estate is not a good place to put money; but in comparing El Salvador with Panama, one consideration would be that an American would have a realistic shot at getting Salvadorian citizenship, but it probably wouldn't happen in Panama; as for Nicaragua, it's my understanding that a US citizen would have to renounce in order to get Nicaraguan citizenship. So... many factors to consider.

..as a salvadoran , I welcome any foreigners that want to come live and/ or invest in El Salvador. It is the only way we're gonna grow stronger and wealthier. Correction though; illegal immigration from El Salvador to the US has dropped by 67% since BUKELE took office. You left out prime surfing beaches such as PUNTA MANGO, PUNTA ROCA, LAS FLORES , LOS ESPINOS, and many virgin beaches to the east of SAN SALVADOR. El Salvador is a great place to invest, so much so that TRUMP is planning on building 6 Hotels along the Surf city circuit. I don't think you'd wanna invest in an official dictator state such as Nicaragua or over priced Panama that most of its attraction is just the canal.

I was just in El Cuco and El Tamarindo. It was very expensive. I live in Costa Rica now in the beach area. These prices were comparable to the most expensive country in Latin America CR. That was my experience, perhaps I just didn’t look at the right properties.

you point and opinion is understanable and you are correct. It will take a couple of generations for the country to be what we want it to be, for now we are enjoying the freedom and safety that was taken away 30+ years ago. Rome was not build in one day and even though there is some hype about my country, never the less is a much, much safer place now and the citizens now have the opportunity to better them selves. We are looking at the coming generations to make the country a better place and it will take time.

Honestly at this point and time it's still a free market over there in respect to opportunities. Most things that just from personal experience here in the US are up for grabs when it comes to money. Things we take for granted here are commodities over there and trust me they will make money off of it. Just got back today from three weeks in San Salvador and Guatemala. In respect to real estate buy now while you can. I work as a contractor for demolition & abatement in Houston, but talks have been made for heavy work due to this new found security in the market. As well as property procurement

Excellent video. I'm retired and alone. I was thinking of moving to ES to live cheaper, but when I went to the RE sites, I was surprised to see fairly high prices. I don't want to live in a relative shithole unless it's bottom dollar. This guy explained what's going on. All the positive developments are being discounted into the future, so prices are just too high. Perhaps Bukele should implement gov policies to pop the bubble.

The big question is to what extent the new political climate is tied to the personal policies of Bukele or to the overall political and economic class. This doubts will remain until after he is replaced in a future election, and whether he will float towards an authoritarian type of leadership, which will work against the current political and economic environment of Bukele, or whether nefarious forces will work against Bukele. And if Trump gets elected he will work to return the illegal migrants to their countries, including El Salvador. And perhaps the question would be why a Canadian or American would seek residency in a country as you have described it.

@@jamescallahan7624 point taken and each to their own but it's still a third world country, I think he's 100% on the greed aspect, the same with everyday living costs there, there's only so much a foreigner can buy before the average local income has to come into the equation there.
